The houses are beautiful, however I feel that they are overrated. I saw them in person and it is unfortunate that houses like these have very little space in the pool area.😢
@Dra.8A The depth of the backyards in this community are not that large because these 1-story homes with over 3,000ft² of living space takes up a large footprint of the lot.
As always, Great content Alan! Love your videos with exceptional description. I'd say this home may be unorthodox for most with families. But it is perfect for me! I only have nieces and nephews on the weekends and holidays and that backyard is a kids paradise. And can easily entertain the adults when the kids aren't there. I love how the primary is the only bedroom in this model and all other rooms are office/gym/flex. The casita is perfect for serving guests and still enjoying my personal space. Thought I'd never see the day a home modeled like this.
Stunning as always with TB. Alan please always remind people MOST of the super cool upgrades Toll Bros shows in models, are NOT available when you buy the house. I see comment after comment in Las Vegas realtor channels of slimy realtors not disclosing this info. I had to harp on Chukits for months in the begging of his channel for this and he finally did it and of course gave no credit to me haha. Who are we targeting with these 1.5m build out homes?? $400 hoa in non guard gated?? Sure as hell isn’t anyone who lives in LV. Is it still old CA retirees? What are you seeing for this 1.5m+ range as far as buyers this year?
Hi Jimmy. That's the reason I list which items/materials are upgrades in my videos. It's very misleading to give the impression that the model home is exactly what you're going to get. Bella Strada is actually a double gated community and "might" possibly be guard-gated as they share the same gate as Caliza and the Island. The homeowners are currently contemplating which direction they would like to go. The demographics in Lake Las Vegas tend to be golfers, retirees, snow birds, vacation homes, and many are from all over the states. I have clients buying in Lake Las Vegas from both the west coast and east coast.
I have said it before, the traditional roof line/ modern design mash up doesn't work… But man I love this kitchen, charcoal grey is such an amazing interior color. Any plans on doing another drone video of Ascaya? So many new homes have been built and it would be awesome to see more of the build out.

These modern contemporary designs are just the façade in front of a traditional house. Back in the late 60s, this trend to update a traditional house with a modern façade was in vogue, I recall. I'd prefer a more honest approach to this vernacular. Let's use Richard Neutra's VDL 2 house in Silver Lake, CA. Check it out. It is very innovative. A former architect I know, a true white modernist would label this design here with Toll Bros as limped wristed commercial modernism. 😛
The endless list of upgrades and 'not included(s)' is ridiculous. I'm guessing the $1M+ actually comes in at around $1.5M. For this you could get a much nicer Blue Heron. Nicely done video, though. Good work.
The model home is not currently for sale but the base price for this floor plan is $1,085,000. You will need to add the lot premium, structural options and design options on top of that price.
Understood. It's for my clients that are wanting to know what exactly comes with the home and what doesn't. Model homes are loaded with upgrades and many buyers are under the impression that is what they are exactly buying when purchasing a home in the community, which is not the case.
Those two house are way to close to each other it would of been alot better if they had alot more room in-between each other i could by a home that was that close inless it had some kind of wall are a bunch of plants in trees in between for privacy 💯💯 beautiful home tho
Builders are trying to maximize their profits by building the most amount of homes possible in a community. They can make lots wider but they would essentially mean less homes which in turn means higher lot premiums to offset their losses.
Only time will tell. Many people felt the same way about the prices at Mesa Ridge in Summerlin. Some people who ended up selling there made between $200k to $1M in equity in 2-3 years.
@victortoombs4754 What has changed the past 2 years other than inflation and no stimulus checks? People always argue that the economy was "good" during covid.. it's not like buyers were using stimulus checks to buy homes.
@AlanHuiRealty What has changed is that gas prices, food prices, Home insurance, property taxes, HOA fees, etc. keep going up. CC debt is now over $1 trillion. Student loans (affecting 40 million people) are now being enforced again with an average payment of $300 month. On top of all that, mortgage rates are at 8%. Foreclosures are on the rise and so are layoffs as more companies declare bankruptcy. We will be going into a depression and yet you think people will keep buying homes? Lol. That's not going to happen. People are becoming scared, and when that happens, they don't go out and make big ticket purchases like homes and cars. You can only kick the can down the road for so long. The piper must be paid!
@victortoombs4754 These are a result of inflation, right? So will the prices of these things you mention go down or just the housing market will crash while these remain high?
