Could you do cash for deed with $5,000 down , $500 a month with the option to pay ahead on the principal for early pay off ??? Title search ??? Survey with markers ??? And what is the total price ??? I'm sorry I didn't catch it . Mineral rights ??? HOA would be a deal breaker unless they would allow me to not join it .

If your smart you'll ask for references to some well know realtor or banker that knows individuals like this. It may be totally legit, however, don't send 500 without going to county courthouse and see if he even owed the land, if it's cleared, etc. F. B.. I
