DO NOT FORGET.... that in some kitchens, because they may of cooked oil..grease . i ve seen layers of it in old houses ..i have always wondered how any one would ever get rid of it... unless it was alll striped out 4 sure. A WHOLE GUTTED OUT DEAL 4 SURE. sometimes it may of drifted to other rooms
Hmmm beautiful dog. I'd say Australian Shepard with some Blue Heeler and maybe some Belgium Shepard in there. The longer nose and coat make me think Belgium Shepard. The coloring mix the Aussie and Blue Heeler. Just found your channel. Love your videos.
100% agree these are a recipe for success and top dollar. Opening up spaces and removing walls is definitely the most involved process here as many have electrical, plumbing and hvac running through them, include drywall/plaster work.
I’d also add new registers and vent covers for hvac. Old ones stand out like a sore thumb once you’ve updated the floor, paint, trim and outlets/switches.
I sand, wash, prime, and paint the original registers because they are of much better quality than new ones. I spray paint them to match the trim. It usually takes me a day to redo all of them. Do you ask your tenants not to repaint the walls?
I’ve never thought about repainting the existing registers. Usually they are super dirty, and bent up so it’s just easier for me to replace. I definitely do not ask my tenants to repaint because the quality would be way below what I want to offer in my units.
Great tip! New registers are relatively inexpensive too. I would agree, not a good idea for the tenants to repaint the walls. Odds are they are not very good at it, plus they don't really have any incentive to do a great job.
I'd say that your dog is an Australian Shepherd/Collie mix. I really like your remodel videos; yours are especially pertinent for me as I am also in the upper MIdwest (though a couple states east) and my home is 100 years old. We've owned it for going on 22 years now and are working on badly needed renovations as we find time. Wish I had some before/during/after pics for it all. The redo of the living room and the downstairs bedroom (now a computer room but set up to be a bedroom if needed/wanted) was a LONG project as we kept finding more and more that had to be done. Stripping to the studs in a lath-and-plaster room is NO joke! We also found (among other DIY shoddy work) that the load bearing wall between living room and bedroom had had a doorway through it at one time with NO ceiling support then or after it was closed up! No idea how the second floor didn't sag down. But it's fixed now. I could write a book on what we've been through with this old place.
Hey you are 1/2 right, good guess! He's half German Shepherd, and the other half Australian Shepherd/blue healer mix. I am glad you like my videos! Hopefully they are helpful. Let me know if there's something specific you would like to know more about. I know the feeling of finding things you didn't expect, or where you just shake your head and wonder why/how they thought this was a good idea back in the day.
