Thanks Stephan for the super positive comment ! Yes, it’s amazing once you open up your eyes and start looking around the world, comparing places, running the numbers, you start dreaming of options. Especially if you work hard for years, setting aside and building capital. We tend to invest at home, because it’s what we know, not because it makes sense financially, or because it’s where we would want to own long term. Just because it’s easier. Of course, everyone is different, but for me, it’s so exciting to open up to new options, new horizons. It does require doing a lot of checking, due diligence, because when you venture into new countries, at the same time there is an inherent risk. But always going the sure and known route is not the most exciting… :-) happy to hear about your own projects… seems you are on the search for your next location! Wishing you all the best. Nathan

I was on a cruise, and we stopped in Montenegro in Kotor, and in fact, it is one of the most breathtakingly beautiful towns I’ve ever been to. Someone described it as being in the fjords of Norway, except much better weather. Would love to go back.

Yes, in many places more than doubled! I think Zabljak still has good upside potential but only if someone gets something unique. Also there are still deals to be found around the bay of Kotor, but it’s getting tougher….

Thanks for your comment. We have had a great experience with the locals we've met and worked with, and as you say, in general really impressed by the level of honesty. I've had much worse experiences in other places around the world, in Montenegro from the realtor, the lawyer, the architect, every experience was positive !!!

Hi, You mentioned the beautiful house with the 180 view for ca 90k. I recognise this property. What you forget to mention is lack of the road and parking to that property. Which of course impacts the price🙂. But nice intro to the country...

Hi Jarek, amazing that you know that house !!! What a small world :-) Do you own property or do real estate in Montenegro? And yes, that is correct. It is possible to park on the road, and you have to walk a small distance to the house. But the price is amazing in comparison to anything I've seen on traditional Mediterranean countries, like Italy, France, etc.

Montenegro is certainly a gem in natural beauty but underneath there are also a number of not so great things such as having a billion $ loan for a bridge going nowhere not producing the income they had hoped for and costs an arm and a leg in maintenance. The prices have gone up considerably and if M. is attracting a lot more investors and people wanting to live here the road system will collapse. Everywhere there are already traffic jams right now. The supermarkets are not great when it comes to organic products and choice but are quite expensive. Also living here you have to learn the language as many Montenegrins don't speak English despite the massive amount of tourism in summer. The summers are extremely hot and there are more and more power outtages.

Hello, thank you for taking the time to leave a comprehensive message. Yes, I agree that it’s not all perfect, and maybe I should do a video about the pros and cons. From a pure investment opportunity, I saw houses for sale in Perast, in a UNESCO heritage city, in stone with terrace and sea view for €350k. My assessment is that house should be worth minimum €1.2M based on market prices and other country comps, with the potential in the future to be worth even more. Within two years similar properties were at €700K, so there was an opportunity the to buy very cheap in a beautiful country. I have purchased in many countries around the world, and the process in Montenegro was one of the smoothest. I like the fact that it’s a small country with a low population. With just over 600k inhabitants, it’s much easier to fix problems if you have a strong revenue from tourism. But I agree roads are an issue, and it is definitely not perfect. That’s also why prices were so low. It’s still possible to find great deals. When I was in Costa Rica 10 years ago telling people to buy in Guiones, where I purchased, many people gave me all the reasons not to buy, prices had gone up, Costa Rica was nice but also had many issues. Those who did buy saw a 3X on their investments. But money is not everything, I actually love going to Montenegro. I have been on holiday with my kids and travelled all over, then multiple other trips, and every time I loved it. I meant amazing people, I felt safe, prices were low. But as you say, limited selection of organic food and overpriced, I just believe this will get fixed over the mid term and will change. That is my experience when you go early on a country where there are still a lot of issues. But it’s risky, what if it does not get better? That is why prices are so much lower. But again, thank you for your comment and for helping to show that it is definitely not all perfect and there are also many not so great things to consider!

@@bluevistaproperties There is no perfect place in the world, they all have their pros and cons. I live in Dubai for 20 years and bought property when everybody said Dxb is finished (2009) and now it has doubled in price. Dubai has no significant nature and the tech crazyness is alarming but on the other hand it is very safe from street crime and has 10 lane highways in top condition all over the country and the supermarkets are as big as all of Tivat city combined (and cheaper!). Montenegro will eventually be swallowed up by EU and become super expensive. My impression is that many locals aren't so happy about all the foreigners trampling over their land. I look at the world from a Biblical worldview and see things that most other people either don't see or dismiss as "not such a problem"... A tiny country with a billion $ loan for a tofu-dreg Chinese built bridge going nowhere has a huge problem and the tax rate will not stay at 9% once they join EU (with forced digital ID and CBDC fake digital money). Also with the coming "great reset" orchestrated by the parasitic elite investments will all go to zero for those who have them now... WEF: "You will own NOTHING and be happy"! This is an age old plan and will come to fruition but those who do not read/study the Bible will not see what's coming upon the entire world.

Thanks for this info, Nathan! Montenegro looks beautiful, and I definitely want to go there! Naturally, I am wondering how difficult it will be to communicate with the locals, as I don't know a word of Montenegrin or any Serbo-Croatian language. Is much English spoken there in the areas you mention?

Overall we had a very good experience, always finding people who spoke English, whether it be for tourist purposes (hotels, restaurants, activities), or for business (lawyer, architect, realtor, etc.). However, if you go to grocery stores, or more remote locations (less touristy), I would expect it to be much more challenging. While visiting Zabljak, near Durmitor National Park, the AirBNB host did not speak any English. I used the Google Translate and it worked out pretty well LOL. But then in the restaurants, as I rented an electric mountain bike, everyone spoke well English. I hope this helps !

I have been considering the possibility of relocating to Montenegro or Albania, I have a property in the UK which could be worth £150k and it looks like I would get a much nicer place down there, i'll look out for more of your videos because there are other places you might visit like Bar and Ulcinj

Hi Nathan Great video and info about Montenegro. Me and my wife are Polish but have been leaving in London for more than 20 years now. We went to Croatia first time in 2014 and fell in love with this country instantly. Since then we have been there 5 times and on one occasion we traveled to Montenegro. We absolutely loved it. Fast forward, next year we are planing to move out from hectic London and move to one of these countries, Montenegro being favourite, but it's hard to decide which one. Would it be possible to keep in touch, perhaps meeting early next year, to discuss our possibilities? We are interested in Kotor Bay, Lustica Bay, to buy 1-2 bed apartment. All the best Damian

Since you already have EU citizenship, you really can pick the country that best matches your overall long terms goals in terms of location, overall environment and activities you enjoy, as well as cost of living. You really hit all the spots, a very well documented in depth video. I would really appreciate a similar video for Romania ,i know is not a place you are interested at the moment ,but maybe will come on your radar! I would like to change my life, like any person living in a big city, where as you say prices skyrocketed in 15 years, and where all living prices are up 50-70% compared to last year. My guestion would be should i invest in property in Romania or Montenegro? Because there are big diffrences between them. For one Montenegro compared with Romania has a lot of turists, in Romania we are just getting started, what we have in Ro is a strong economy that goes up and up, and people are becoming a lot richer and spend a lot of money. So which one will grow better in 10-20 years? Because i feel i missed the train for Romania..

Hi, I am not that familiar with Romania unfortunately. One thing to consider when you are looking at short-term rentals, like buying properties and putting them on AirBNB, is to understand the data related to tourists. Because of the sea and the historical towns on the water, Montenegro has a booming summer tourism business. This means, if you have a place that stands out, you can rent well during the tourism season. I believe Montenegro has more potential than Romania because of the tourism. You need to also compare taxes, legal framework, etc. But again, I am not familiar with Romania so I suggest you do a deep dive to compare the pros and cons of each. Hello, thank you for your comment. It is difficult to get a mortgage unless you have either a business with steady revenues in Montenegro or an income here. Most banks in other countries (even if you have properties as collateral) will not do a mortgage loan for such investments.

It’s quite easy to setup a business in Montenegro. I would recommend you go on site, and meet with a firm specializing in setting up businesses. However, the language could be an issue, if you have to communicate with local workers.

Hello, it’s difficult to provide as the prices have gone up significantly. Many areas the prices doubled in three years, so you could make a very good ROI. Now you’ll be buying at a higher base price. Still, there are great deals to be found, it just means you have to spend more time researching and you won’t get probably as much capital appreciation in such a short period of time.

Hi, prices vary tremendously mostly based on location and views. If you want something in a touristy location with sea views you’ll pay a premium. However if you’re willing to have something a little further from the top destinations you could find a small house for under €100K. There was a nice house in Zabrdje with stunning views, three bedrooms, selling for €200K, but then a few minutes away another house was selling for €650K. So there is quite a wide range depending on the type of house, the location and views, and any amenities like pool, etc.

Hello, the climate according to the Rough Guide is as follows: “The climate on the Montenegrin coast is typically Mediterranean with hot, dry summers and moderately cold winter months. The maximum temperatures in summer reach an average of 25 to 30 degrees Celsius. During the winter the temperatures drop to mild lows of between 4 and 11 degrees. Most of the annual precipitation falls during this time but snow is rare.” However, it will be cooler if you are not on the coast line, and more inland.

Who do you recommend for property management in Adriatic Montenegro? For me, property management is always the weakest link in remote real estate.

For property management, it depends on the number of units you have, and where they are located. Also, how involved you want to be. Do you want to manage the bookings and let someone local do arrival/departure/cleaning/repairs? Or do you want to hand over everything including bookings and optimizing nightly rates? Although I am sure there are bigger companies that do property management, you have many trustworthy locals that take care of multiple units on behalf of the owners. Where are your properties be located (of where are you considering)? Our projects are in the Tivat / Krasici areas.

Hi, thanks for your comment. Clearly prices have increased, and in particular in places like Porto Montenegro which have more than doubled in three years. But there are still great deals if you’re willing to venture a bit further. You do need a good realtor and I recommend everyone going on site to understand. I saw not that long ago some nice options on Lustica peninsula, also on the side towards Herceg Novi there are also still some nice deals…

Once permanent residency is obtained, is there a path to citizenship? I have heard conflicting information about this. Some people have said that minus a donation to the government (100K+) or marriage to a local, citizenship is impossible. Others have said that after several years (5?) of permanent residency, a homeowner in Montenegro can obtain citizenship. Do you have any insight into this? Thanks.

Hello, thank you for your comment. It is indeed difficult to obtain permanent residency. Temporary residency for 1 year is easy to obtain if you start a company, there are advisers that can assist you. People that buy a home and wish to stay longer than 3 months often opt for this route. They just renew each year their temporary residency permit. There is a path to permanent residency indeed after 5 years, however it has some pretty strict rules about the amount of days you can leave the country during the whole period. This is very restrictive and does not work for most people unfortunately. If you have more questions, we can put you in contact with a residency specialist in Montenegro.

We have built a strong network in Montenegro and Sardinia. At the same time, being passionate about Real Estate, we following global trends. Dubai is much much more developed, with very large international airport and tons of expats living there. So it’s a big city, with Sky Scrapers, etc and close to 3.5M inhabitants. Tivat is tiny tiny, with like 15’000 inhabitants :-) So it’s a complete different type of place. Really depends on what you are looking for! Hope that helps.

They are adapting now because of the new laws, so it goes up to 15% but depends on your level of income. So still very interesting!!!

Hello Lars, the great news is that Montenegro just started a Digital Nomad resident permit, so you can stay a year, and renew, without paying taxes in Montenegro. This makes it very interesting given the low cost of leaving, and how close it is to other EU countries.

Hello,with regards to speaking English, in the tourist areas, where people work with tourists, so restaurants, hotels, etc then yes. But otherwise not really.

Visit, spend a week or 2, great; other than that???? If you're not there much of the time to oversee youor propery, good luck. Infrastructure is not good, buying process NOT transparent at all, bureaucracy is a nightmare, ....

Our experience has been great, and much better than other countries. It was upset efficient buying process. We‘’be spent a lot of time on holidays, and love going back. We know people who were retired in Croatia and moved to Montenegro and love it. Quite a few people look at it for retirement. I guess it depends on what people like and enjoy. There’s of course a lot less to do than some big European Mediterranean cities. But costs are much lower, climate is nice, scenery beautiful. So we love going there and would be happy to spend 6 months out of the year.

Hello, thank you for your comment and apologies for the delay to respond, I somehow had missed your question. I have done a video on where to buy. It’s not an easy question as it depends a lot on what your goals are, will you rent it, or you are looking for capital appreciation. Like most places in the world, location, location, location. So being in a beautiful area that is highly desirable and will be in the years to come for me is key. But prices will be higher. So you have to run some numbers. I tend to find the area around the Bay of Kotor one of the best options, but again, prices have gone up a lot since I started telling people to buy. But I still see from time to time incredible deals pop up in my alert feed! I can put you in contact with trusted realtors to help you fine tune based on your goals if that would be helpful. You could be right, but with only 600’000 inhabitants, it could be easier for a small country to join than more controversial large ones… but let’s see, the future will tell!
