Your Airbnb set up is good, but it could be better - both for guest experience and for your day-to-day operations.
A good short term rental set up is a balancing act between guest satisfaction and streamlined operations, and getting things just right can be tricky. So today we’re sharing 10 things - we won’t even really call them mistakes - but 10 things that we’ve seen when onboarding a new client that were a great idea, but could have been even better with just a small tweak.

As a guest I like essentials offered: coffee, tea, sugar, salt and a bottle of water, tp, dishwashing liquid, a (new) rag or dish sponge. A broom or Hoover. Matching and nice dishes and cutlery. If the kitchen is only equipped with left over dishes from the flea market, chipped and bent… it’s a no no. I have a problem with refillable dispensers. The idea is great but I am always afraid someone could have put something gross inside… there must be enough towels and a spare set of linen. I like to change my bed often. Great if there is a washing machine. If the place is nicely set up the guest will most likely leave it that way

As a person that has used AirBNB for much of the last year I will say this is great advice. I hate places that don’t have TP, paper towels, etc. AppleTV is really good. Keep bug spray on site and let guests use it.

I haven't set up an AirBnB yet, but my home has 4 guest rooms and bathrooms and I have a revolving set of family and friends who visit. These are all EXCELLENT tips for home guest rooms too!

I've had both a Keurig and 12-Cup Brew Station in my VR for years. As a practical and safety matter, I prefer the carafe less type, but I recently have had issues with leakage.

I agree with you. It is so cumbersome for guests to have to think about every little thing to bring for their stay. Specially when it is a short one.

Such great ideas! I'm not a host, but I sell refillable bottles for all the reasons you mentioned. Love that you included this! I designed an awesome plastic wide mouth bottle for the very reasons you mentioned. It's so much easier for staff and guests to refill and looks much more polished than store bought soap bottles. I also saw you labeled your own shampoo bottles. I offer ones that are screen-printed and ready to use right out of the box. Again, all the same reasons you mentioned. Great minds think alike.

Great helpful suggestions! Especially the pillows. We have just accepted we won’t have a comfy pillow 9/10 times so we pack our own. I’ve got one to add to your list: it’s great that you have a broom and dustpan, but it would be even better if you had a vacuum too. I can’t tell you how many properties we have stayed in with no vacuum and one of my kids had spilled something crumbly on the couch or area rug 🤦🏼‍♀️ I’m the type of guest who believes in cleaning up after ourselves, and that’s not easy to do on upholstery/carpet without a vacuum. I think the cleaners would appreciate it too that guests have the option to help maintain the tidiness of the space throughout the duration of their stay 😉

Wow , these are great things you do for your guests . I would stay at one of your rentals any day. It’s these little things that ( imo) make the difference. I’ve stayed at some great places in Europe and in the USA but also places where it was like a factory churning people in and out. Guests know it is a business and most of us could easily stay in a hotel . Things like more space, a great kitchen , and the comforts of home away are why many of us choose an Air BNB rental. Other hosts should take your suggestions.

I love the Keurig K plus Duo - has a pot/carafe for drip coffee and can also brew pods. one machine that can do both. Have you seen/tried?

Yes lost keys or you might have different cleaners rotating in and out. Just less hassle overall. I was in an airbnb one time where the cleaner had forgotten to stock one of the bathrooms with enough towels for the number of occupants we had, so the host had to give me detailed instructions on how to find the key to the supply closet which was kept in the very back of one of the many cabinets in the kitchen so the cleaner wouldn’t have had to come over (it was a remote property in the mountains). A code would have been much easier 😅

labeling cabinets makes it feel like an STR. I don't mind if guests put things back wrong, it gives me a chance to check and re-wash things. "people don't like to handwash dishes" my god I WISH that were true!!!!! we have a dw, and I tell people to run it even half full (that's still more efficient). If I walk into a "clean" kitchen after a 2-3 night stay and I see the dw wasn't used, I'm going to have to check every single item, what a pain. If I'm lucky they put things back wrong, so i can spot what they used. How did I know they didn't use the dw? haha, i have a system for many things so I know if they were touched. they have to reach down to take out the glass jar containing dw pods, they never put it back the same. The microwave we unplug, so we know if a guest used it. the toaster we turn the knobs to 0. the milk frother has the lid perched on the edge (it's actually designed to do that) etc etc. In my other listing the micro is plugged in f/t but it's weird and you have to press stop/clear to get it back to the clock, and no one does that, so we know if it was used. ofc I still check it but knowing I can just do a quick wipe Vs a full clean saves another minute off turnover (and those add up!) Americans vs Australians on coffee is so different. I've never seen that electronic/keypad internal knob, wow. We just keep our housekeeping supplies in a cupboard, no lock, but the bulk of everything is kept in our house (also on the same property) and so far, no one has stolen any floor cleaner, or microfibre cloths, coffee pods etc. Weirdest things stolen: pillows. People have actually swapped out our pillow, taken them out of the PC and the pillow protector, and then put their crappy one into it, or stolen the pillow protector too. Now I write our farm name on the pillow, so they will realise that I'm going to know (but ofc I know, cos our pillows match, like you we offer one firm pair and one soft pair). Seems petty to mention in a review, so it's just awkward AF when an otherwise great guest has done this.

Renter here. I always take a little extra toilet paper and leave it there. Same with dish wash detergent and clothes detergent. Just to make sure.

I have a question if you can take a second to answer. I run an Airbnb that is rented almost 100% of the time but the town is loaded with competition. How do i get less bookings at a higher price. Im having to rent rooms for about $40 a day because there are so many in this town. What can i do to either raise the price even at the cost of losing some days?

Most beach rentals on the AL/FL gulf coast do not provide these things (coffee, creamer, etc). It’s expensive to provide because people literally steal (or take) everything you might provide, including toilet paper. I’m also told the cleaners take things. Same for pillows-most condos/rentals provide the $5 Walmart variety of pillows. Toiletries are never provided. 🤷‍♀️

Well that’s just sad. But it’s a part of doing business. Only provide what your guests need for the duration of their stay, or a “starter set”. I wouldn’t leave out a huge bowl of coffee supplies.

Just found this- yes to the emergency lock box! We had a WiFi issue recently and reeally cut it close on setting the next code. A physical key somewhere would have prevented all that stress.

I clean Airbnb's and do not leave out tons of coffee pods, toilet paper, etc due to ppl taking stuff with them. I estimate how much will be needed per how many guests ate staying and how long!

The coffee thing is huge. Sometimes after a long trip you want to come in and have a cup before you get unpacked, go to the store, etc. Other times you might get in late and everything is already closed and you want to wake up and have a cup before you can go to the store and get your own. I've stayed in a few places that didn't provide any coffee and it has been a disappointment.

Don't put hair conditioner in a narrow pump desgined for hand soap. Conditioner by nature is thick. If you use a hand soap pump with a narrow spout, it will get clogged constantly. Then the houseguest will eventually just take the lid off and pour the whole bottle in their hand or hair, thus wasting even more. I've witnessed this many times. Disagree about the lockbox. Everyone in the the northeast (or from the northeast) knows how to hack and break into these. So now theieves and squatters can get into your Airbnb.

I stayed at a short term rental that labeled everything in the kitchen. Don’t like it - does a lot to diminish a homey feel. It shows the host has some creepy OC issues. Not a fan at all.

I have my own cleaning service that cleans nothing but beach rentals . One of my clients just did this because she definitely has issues about where the guest put the dishes back. I often wonder why it bothers her so much? I know where everything is in the house, I will know if something is missing. And in the big scheme of things it’s not that big of a deal. I get more upset when the stain something and not bother to try and clean it even though there is plenty of supplies there for them to take care of it so it won’t get ruined. Like sheets or towels. Every place I clean has a washer /dryer and leaves detergent and stain remover. How can you get some on the sheets and not say ..” oops maybe if I wash this now it won’t stain. “ It mostly happens when people let their kids eat food in the beds .. like chocolate or red popsicle. I throw out more sheets and washcloths it’s sad really . Women use the wash cloths to take their makeup off and it’s plenty ruined after that. I know people renting these places are thinking “I paid money to rent this , I’m on vacation I shouldn’t have to do this or that” but in reality.. it’s a wast of good resources, that will now sit in a land fill . Bring wake up wipes with you , or just make sure your kids are not eating food in the beds , or just at least wash it if it does. I mean treat the place as if it were your own home. Isn’t that why you rented a house and. It a hotel in the first place, to have a comfortable home feel and with all the space and convenience of a home like yours . Simple things and thought is all it takes. I hate having to see me throwing sheets and towel away over something that could have been avoided with just a little thought .

@@HomeFromFarAway I do donate the ones that are not badly damaged. The ones that are I can’t donate those. Sometimes I will keep them and let my husband use them in his work shop. But the main point is sometimes it’s something that would have came out if they had used the washer right away. I definitely can’t keep them for the next client to see and use because they would complain and leave a bad review. So the whole culture itself is bad. Same with food and Alcohol. I throw out so much food that people didn’t finish using because they brought way to much stuff for their stay. I will try and keep and donate anything not opened or that has to be refrigerated, but if it’s open I can’t donate that in the trash it goes . Alcohol I don’t feel so bad about . I will dump that out all day long . What is more shocking is how much of the stuff people consume in one weeks time of vacationing. It’s shocking .

The Airbnb home I am staying in has the main filter for the air conditioning system just completely clogged with dirt. The air ducts also have gnarly dirt stains which tells me they don't maintain the system at all. The house is in disrepair and the yard is an absolute pigsty with overgrown weeds and dead plants and even a tree That is dead and fallen over and laying in the yard. Extremely clear that these people only care about their profit margin and do not give a damn about the neighborhood and the neighbors who have to look at this junk. Airbnb: "destroying good neighborhoods one home at a time".

For heaven’s sake, please make sure the remotes work and have fresh batteries at your Airbnb. Always check the remotes before you shut the door after resetting the freaking unit. Beyond irritating for the guest.

Labeling everything is a great way for someone to feel like the space is not theirs. Completely impersonal. Don’t rely on labels to notice if your toaster is missing, just make a checklist.
