This is basically why cogon grass evolved. It's part of their biology to dry out during very dry months and then catch fire (similar to some pine forests in temperate zones). By burning, they clear out trees and competition while retaining very deep roots so that when the fire stops, they can regrow and take over. It's why I keep correcting people who think that certain low-lying mountain tops in some areas are bare because they were logged. The truth is they've always been that way. Cogon grass takes over the ecosystem at a certain elevation. It's a natural biome. A VERY fire-prone biome. A lot of areas _were_ terribly logged though. But people don't seem to realize that the sites of the extensive logging in the 70s are actually where they live now. The valleys and plains where towns and farms now exist. Not the mountains.
Thank you for that information, in high school, I went with a group of people from a community in Tanay, Riizal where they had “Kaingan” means clearing the forest by Fire!! It was an experience for me.

Carabao grass on your slopes can grip the soil preventing erosion...the possibility of grass fires tho these days should be seriously taken in consideration esp fire fighting plans/strategy against all sources internal/external...

Always said you going to need a UV filter on those windows. Because your AC will run forever. Yes i know you have solar. But the wear and tear on the equipment will be awful high. Save the fading of the furniture and all the other stuff in the room. Be much easier on the eyes

superb work -- from here you would be wise to START STRONG planting -- if you leave it too long you will discover it takes 5 - 8 yrs for things to grow well on the top of a hill --- then your house will not look like a building site and will be cooler [ just saying! we took tooooo long to plant trees - now we are benefitting -- we live in a HAVEN on top of a hill -- with 'DESERT' all around us -- keep enjoying your great project --- [ and do sort out your pool access -- losing a child to a 'dream' swimming pool is not a reality anyone wants! -- I nearly lost my 3 yrs old in AU -- and we had auto closing doors to swimming area ]
