Every dream of owning a slice of paradise on a tropical island? If so then I have found a home and land for sale on Koh Chang Island, Thailand. This is by far my favorite island in Thailand. The nature is stunning and the island has all the amenities of other islands except it's not as densely populated and developed as other islands in Thailand. This house is located in Khlong Son which is about 10minutes from Whitesands Beach, one of the best beaches on the island. There are many restaurants located nearby this house too. This property can also be rented for 15000 Thai Baht per month.

What did you think of the land and house? I personally thought the land was beautiful but the house needs some work. Any opinions on the legalities of foreigners owning land?

as a foreigner living in thailand. i think that its good that we cannot own land in here. Why? because i dont like foreigners buying land in my home country. It would affect markets in here and prices for thais, after all this is THAIland. 👍

@@mrkhainuui Yes, foreign purchases have seriously impacted the value of land in Hua Hin and Cha Am over the past 20 years that's to my knowledge. Whereas, the people who have mainly benefited from this are the local farmers.

Koh Chang is also my favourite island. I would consider buying land and building a house in Koh Chang. Everyone has their opinion but 5 Million baht is a fantasy asking price for half a rai ( 800 m2 ) with a house like that on it. You did not mention if the title is red chanot, green or black chanot.

Seem a very high asking price for this plot of land compared to a plot I seen by another RU-vidr. This plot is approx 1/2 Rai & to be honest it has a pretty basic house on it that would need a lot of work & this guy is asking £109K. The other video I just seen talks about a 1 Rai plot which has a modern house with swimming pool + an additional guest house again quite modern approx 5 minutes from a beach & price is very similar to what this guy is asking. It would be a no brainer to me which plot I would go after.

Being a builder, retired wouldn't touch that house with a thai bargepole, cheaply made bad roof, which by the way u should have shown 😀 land got possibilities would worry about the river though

The value there is in the land. Personally I would probably knock the current house down and build a nice villa with pool.

Pete, Another way for a foreigner to buy land here is to put 49% in his or her name and 49% in their Thai spouse's name, with 2% eschew. (Not sure if 'eschew' is the correct spelling, howevet I mean in no ones name and that way it cannot be sold there-in-after - unless both partners agree.)

Enjoyed this Pete & Koh Chang is very very tempting as a relaxing retirement destination, mmm lets see hey. Like the location & having White Sands within 10mins, like the land but would want to make changes to the house. I'd perhaps rent it on a long term agreement, but not buy at that price. Not saying it's not worth it, but more/better could be had for that money. That said, it does have the location going for it & island living. Thanks for sharing...heres to Koh Chang, the land of The Rasta View 😀

Nice and interesting video Pete. As a "City-Guy" the house is not my cup of tea but it was really interesting to see what you can get for 5 million. The laws for foreigners are not easy. In Germany you are allowed to buy land and house - also as non citizen. Nune irritated me at the end of the video. What she doing with her feet in her hands? 😄. you must be careful buying land on the islands as there are nearly no "chanote" deeds. So ownership of the land is not possible on alot of properties in Koh Chang. you can own the building built on the land but not the land.

I saw the chanote for this piece of land but I understand it took the owner Scott a considerable amount of time and paperwork to get it

@@ThairishTimes the only way to confirm that is through the land office , have you bought land in Thailand before and know the differences in deeds they are all in Thai. I looked into koh Chang before a lot of the deeds aren’t freehold when you investigate . all land on the island is government owned. The name in the land registry must match the name on the deeds also. Best to buy land on the Mainland. Essentially the land is leased on the island to the ‘owners ‘. Do your own due diligence on any land on the islands. Nune should know about land issues on the island it’s been reported on thai tv a lot.

@@FrancisMcCaffrey5 I'll do my homework on this question and get back to you. I was made aware that some land on the island is freehold and most is government owned. Kai Bae, Chai Chet and other areas (flat land mostly) were originally settled by families who then sold or still lease out the land

The easy way to have a place in paradise is to sell your own place back home and buy a smaller place. Take the difference in the capital with you. Lease out the place back home as a tax free income in Thailand (taking advantage of the poor soda who can’t afford to buy) The you arrive in Thailand with capital,savings and a regular income while doing nothing. The next step is to go to the place you like,say Koh Chang. See some mug that’s been cheated or lost his place.Tell him you’ll do him a favour and long lease it off him for a set rate of less than half (maybe a quarter) of your income,get it written up by a solicitor. Et voila! You’ve a place back home,regular income,a dream home on a tropical island just by being a little bit ahead of the posse. You can always return back and still take your money saved and capital with you so you never lose the land as it’s on the same long lease you get on a condo or apartment in the west. Lemon squeezy.

At 15,000 b a month rent , you can rent for 27 years before you hit 5,000,000 baht. To sell this you need to present the figures differently for an investor

@@ThairishTimes the legalities of a foreigner buying property in Thailand is a whole video. We can only own condos in buildings with over 50% thai ownership and in many instances these condos are built on long term leased land.

Mate, I have a uk friend who owns 3 hotels and about 25 luxury houses in thailand and is very wealthy……..FYI they’re ALL in his name, nothing in his wife’s name

Another legal and best way to do it is to set up a PLC in uk for £100, buy a house in any old thai person’s name with your lawyer present and immediately they’ve signed, they then sign another document leasing the house to your PlLC for say 10 baht a mont h for 99 years……legal and simple…..that’s how my mate owns 25 houses there.

Man, that property is hideous!…..dark, dingy , terrible design and worst of all built out of totally cheap nasty materials……I’ve seen hundreds of houses in Thailand, and that’s awful…..haven’t even got to the price yet!…….it’s basically a big garden shed!, who’s the owner kidding!?

Very poor design and it needs a lot of work. Great idea that didn't work out. Imagine having a few pints, climb in bed, pass out then wake up and you need to take a slash, good luck with those stairs.

We have a few plots of land around Thailand so I have seen first hand how the land office operate. In Chantaburi I had to sign a document stating that none of the monies for the purchase of the land was mine. In Chumphon its Tor Bor land so it was done through the village head for Thais this is normal business and is reasonably safe as long as your Thai. On Koh Phangan its a way more complicated lets say I won't go into here . Now up North we just completed a deal on a property and on the Chanote I have been given a usuafruct (common law) which entitles me to live on the land till I die or sell it on with my better half. I was never asked to sign a waiver regarding funds as in Chantaburi. So like immigration they seem different interpretations around the Kingdom. Nice property and a very fair price for Koh Chiang. But your advice regarding a solicitor is correct the island can be very compacted compared to the mainland...Sorry for being a bit long winded Pete.
