Sometimes maps are a bit off. The water feature overlay shows the brook crossing at the corner of the property. The survey marker is definitely 40 feet away from the brook. It is also possible that when they widened the road in that area 25 years ago that the channel of the brook shifted.

According to my neighbor with the sawmill, you have about 12-16 months to salvage the log. Sooner is better.

It would depend on whether or not you plowed the driveway.

All the rights transfer to the buyer at sale. Driveway is entirely on the property, so no one else has a right to use it unless you grant it.

I really can not put a price on that as I am not a licensed forester and to do so would be a violation of Maine law. A licensed Maine forester could walk the lot with you and give you a pretty good idea of the volume and value of the wood.

Definitely a possibility at this location with power going by on Route 11.

The region where I work I usually use nothing. If you are in the more tick infested regions of the state using permethrin and DEET is advised.

The snowmobile trail was about 1 mile from the property.

You need to remember Maine is a forest products state. Maine has been cut and recut over and over. I probably will never see a plot of land that has not been logged at least in the last 20 years. I do sell from time to time property that was last cut 20 or so years prior. This lot looks as good as some of those that were last cut 20 years ago and were cut really hard at that time.

I live in N Idaho and the forests are being clear cut decimated. Individual land owners can make a small fortune selling their trees before selling the property. It's a double dip. GREED ! Rick is telling you the truth, at least this property doesn't have chunks taken out, it was selectively cut. I would never live long enough to tap those maples, but my dog and I love to get lost in the woods.

They did a nice selective looks great, and could be logged right now if you wanted.

So how many times can you log a property after its been logged in the example the way you say I'm un familiar

@@dasanyonepayattention Well if you wanted to take all the merchantable stems, you could harvest it right now and there is a good amount of merchantable timber standing. I probably wouldn't cut it right now, I would wait for the younger trees to get a bit taller 5-10 years. As a firewood lot for a family, you would never run out as the lot is growing more chord per year than you would be burning.

Hahahahahaha. Sorry those days are long gone. Maybe when I was 12 land was that inexpensive. I remember gasoline for 50 cents a gallon too.
