Thanks for your honesty and integrity with regard to rent and explaining the actual economic situation. You win not only business, but also customers' hearts and trust as you don't sell them dreams. I am just worried about the payment scheme of properties as you don't accept installments. I would like to start off, but the first step is the hardest.

I would be careful choosing developers and I recommend you pick verified ones with a solid reputation and track record. Because many new or small developers only plan to finish the building to sell the properties NOT to manage and take care of the building and customer service. Also many have delays. If you like payment schemes I personally recommend you get a long term rental property that cash flows positive with a bank loan. 30% DP 70% credit is standard here.

@@hitheshreddy7850roughly $150-180 per sqm for the foundation + basic MEP for developing buildings but price can be higher or lower depending on the land and number of floors.

I don’t invest in holiday homes as that’s an active business which is only seasonal. I prefer cash flow over 12 months over any short term cash gains during winter. Also - property management fees in short term rentals will eat away your gains. My strategy is buy and hold in the capital where you can earn 365 days of rent. Check my previous uploaded video I spoke more about this in detail.

What do you think about fully furnished apartments in Batumi, that get rented out by a company? For example Horizons Deluxe. Is it a good opportunity to invest in a Studio if they will take care of everything?

I don’t believe in holiday homes. I only believe in providing shelter. And shelter is most sought out in the capital Tbilisi.

I think you are right to a point, prices here for rent will crash, most people are not factoring the global recession, and the fact once the fear of a full scale war dies down enough, Russians will return back home in a huge drove. Inflation will never let the rent prices return to what they used to be, but come end of winter, to spring, rent should average 600-700 USD for a flat that used to be 400-600 USD a month. You have to factor cost for rent is indictive of the medium wage market, and the wages in Georgia have not gone up. I personally am waiting till Spring before I look into buy anything.

It’s possible it will drop for some apartments but not all. What happened is that the old daily rate in Airbnb became the monthly long term rent. So then Daily rent has doubled and so has long term rent. That’s because everyone dived in georgia first in airbnbs and majority were unable to extend as owner had new bookings. This caused the huge spike in demand. A gigantic influx of IT specialists relocating to Georgia made so much noise it hit Bloomberg News. Nothings ever hit Bloomberg before like this. So I would agree with you if this was a normal event. I doubt all the companies that moved hundreds even thousands of people over night have any immediate plans on moving their staff back as soon as the fighting is over. Companies think in years not seasons so it will take time unless the companies all go bankrupt that’s a different story and it’s unlikely. I think the process of rents dropping could at best take 18 months maybe even longer if the trend of moving to Georgia continues to compound. Wages have not gone up but more than 20k+ IT specialists came with min5-8k$ salary and they don’t mind paying for a good apartment as there aren’t any left for rent. So if your Apartment is stylish and in the top 100 it’s possible the rent can last this way for even 5 years. There is also an influx of people moving to batumi. So when the weather there gets unbearable that’s another wave of long term tenants swarming in tbilisi. That being said, you can still purchase good deals today at a distress price. The deal of the century comes by once every week.

Depends what small is. 20-30k€ can land you a Italian yard studio / 1bedroom full cash paid. It’s ideal only for short term stays. Or you can use 20-30k€ for a down payment on a 80-110k€ turn key apartment and immediately rent it out for a year for cash flow. I would pick the second option for reasons I explain in my educational videos.

@@SananSanani it would mainly be for me to live in, and rent both long/ short term as needed when I travel. Im looking at two different properties specifically, but cant come to a decision. Both same square footage and price and in need of renovation. Saburtalo is top floor new build with view, sairme hill. And sololaki one is just perfect location near amaghleba. So in short im stumped. 🤣

@@feralcat4174 Tough indeed! I would prefer the one with a good view if you see it won’t get obstructed by a new building in the next few decades! Plus, Sairme is a good location for long term rentals and I’m an advocate for long term. If you think the view will get obstructed then Sololaki.

You should convert it into GEL or USD and then purchase it. Banks do not give any cryptocurrency services but they do allow you to buy stocks. Now it’s winter so both sales/rentals have slowed down. Everyone’s in a festive mood. Asking prices have dropped slightly. In any case, it’s common to get a 5% discount.

Yep! Even tripled in some cases. So it’s best to buy something that’s ready or almost ready to meet the humongous increase in rental demand.

I’m always on the move ;) Yes they do. When I first moved here it was $35k now it’s $100k. There are no talks in increasing the requirements but I assume one day it’ll reach $200-300k.

In a nutshell, Tbilisi properties are too expensive, considering its build quality, financial situation of the city, the danger of Russian invasion in future. It is too overrated these days. Don't be deceived.

You are honest megobaro, it's interesting. I'm a french teacher, living in Tbilisi since 2 years, I had to go back to France to visit my mum for July . The owner of my flat that i trusted in Tbilisi, told me to find another flat cause she rented it to her " Russians relatives " . Actually she just doubled the price of the rent to make more money. Im not a digital nomade living in a bubble, I came in georgia cause I like the people and I'm learning the language cause I wanna stay here. it started when I decided to work for free for a french Georgian association " Georgian in France " Then I ended up teaching French and history in a private School in Vake. I am paid in Lari not in Dollar or Euro. I help the teacher and give 10% of my salary for the association in order to help kids in sopelshi where they struggle to buy books and computers. Now Im thinking about buying a flat ( when I will got the money ;)) First I need to find a new place to rent and it became so crazy that I couldnt go back to work in that school and from France its hard. I am sorry to hear that. This is the main reason I tell everyone to stay away from Off-plan projects. You have a high chance in winning a 5 digit amount in court if you have a contract that states they must incur a penalty for delay.. No lawyer will do this for free though. Which project was this? I will send you my admin's number if you'd like to start the litigation process to sue them. You have two choices, either spend money to win money (it could take 2 years) or to completely avoid throwing good money over bad money and just hope the developer gets himself out of this mess.
