Pretty close. I wouldn’t pay more than the banks evaluation. I aim for 5-20% less than the banks evaluation. ROI is now 8-10% for a finished product, you could still get 12-14% if you buy a black/white frame below market value and renovate it.

Hey buddy, thank's for this quality information. I was looking to go back to live in Georgia after one (boring) year in France. I have a real estate opportunity here but Tbilisi market looks good to fix and flip and to renting, and I love to live there (I was 6 months last year). Your's video makes me more comfortable about choosing Georgia instead of staying in France.
I bought in Chugureti at the end of 2021 off-plan. With the building completed, I am selling now with a profit of $250 per sqm. I have decided not to renovate and sell as is with white frame.
I would disagree with the rental yield for Riga being 4%. I live in riga and it is somewhere between 7-10%, especially in old buildings. In new projects it could be lower such as 4-6%. In Riga, old building prices have been dropping whereas new project buildings have been increasing. Rents have been stable.

Hi Jack, it's very easy to live here if you are generating income from abroad or have 5-6 figure savings. Business is easy to setup here and the labor costs are competitive however you would need to have experience in systems, processes, and trainings/management in order to be successful in business here. Real estate, agro, tourism, and export sector (wine/cheese to europe) are lucrative.
Thank you for sharing with us! Bought an apartment at end of 2021 in Chugureti (Vorontsovi) through a developer (bank would not grant me a loan because I am Syrian). I bought at 60,000 EUR and now I would say it is worth around 80,000 EUR. Currently it will be ready in September and it just happens that in September I will make the last payment on it. It will be in white frame and I have been reasearching that it will cost me around 25,000 EUR to bring it to turnkey condition ready for rent! I am just confused whether to sell and take my profit or renovate and rent! By renovating, I would also become eligible to apply for a residence permit, which, I was told, can give me access to bank loans!

Not sure about the price of salaries as that differs company to company but the overall price of handwork ( daily workers & experts ) in the real estate sector certainly went up during the real estate boom.
First comment! I love Tblisi! Still own 3 apartments in Saburtalu! Happy I did! originally was looking at Vera (my favorite) but the prices were just too high for my taste and too little inventory! Paying off the mortgage with 10-15% ROI. now! Amazing decisions with Sanan's help!

How long do you have to be in Georgia before you can get a mortgage? Do they just look at the numbers or do they require a minimum waiting time to build up credit?
No minimum waiting time but if you have a good income statement it helps, if not they can give you the mortgage based on the future income from the rental property. You need 5 days to 4 weeks depending on you & your bankers speed. Good luck 🍀
