Very informative video. love it! i am fed up because of this redevelopment issue. Builder is not giving clear answer with regards to anything. Sometimes he says that commercial cum residential building will be made, sometimes he says only residential. he has not even given a proper floor plan. But all the members are ready to sign the papers because they want a new building. If someone questions the builders plans everyone says that we dont have any other place to live.
Then you have your say, n give them guarantee that when your bldg collapses, you will give them rent from your pockets. When there is no option, one has to go ahead. Sir you are 101%right, but, sorry to say, same, is, happening with our one building society in Badalapur, no RERA rules obeyed, no security no corpus, even then so called managing committee brought such builders by addresing them Saheb bla bla, n pressurising just bcoz those managing committee heros n few others r getting extra FSI. These committee people do not lick builders vwithout any reasons. Money or extra area. Freely given by builders.
In redevelopment, the managing committee i.e office bearers are signing authority. What if after signing the documents and agreements the office bearers (who have signed the documents) sell their existing flat to the builder? What is the fate of such a project where signing authorities are not involved in the project and the builder stops construction? Other members cannot go to court as they are customers and not signing authorities… what is the solution.
Yes, in our Society the same was going to happen but a few office bearers n managing committee members are fighting with those members who voted for fraudulent builder n didn't budge to pressure from corrupt Chairman n committee members who managed to get majority in cheater builder by befooling them.
Fight is always there. 1. Good builder, weak offer OR 2. Good offer, unreliable builder. Choose between these two. Greedy will choose 2nd option. Wise will go for 1st option. 😊
The same thing is happening in my society... I stay in chembur... Managing committee, PMC, Builder, Registrar's, BMC, and stupid Society members are on one side and I'm on other side.... Society land will be given free to builder for development Society FSI will be given free No bank guarantee No rent guarantee No Corpus Gunda gardi by managing committee in society by one family Pls help sir
