Perfect floor plan! At almost 1400 Sq ft, the bedrooms feel small. I’m in a 3 BR, 2 bath, 1400 sq ft home now and it feels about the same as this home looks. I don’t care for the kitchen set up, largely cosmetic. I do like the LR, laundry room (no sink but room for the chest freezer) with its storage, both bathrooms and outdoor living space.

I think for a small home efficiency, there needs to be a cooktop plus oven plus vent combination on the wall with the fridge. I’d sacrifice the corner pantry, which takes up a lot of space, for a traditional L shaped kitchen with an island free of the cooktop. Perhaps the window in the dining area could be where a door is making an opportunity to extend the kitchen.

Most of the features are fine EXCEPT that the cooktop is dangerously placed where people are eating and it has no ventilation hood. Indeed, the kitchen needs more counter space.

I don't consider 1400 sq. ft. a tiny house. But this house is nicely appointed, I like the laundry room, I personally like the small bathroom because the shower is big enough to put a shower chair in, which I prefer to a tub. I would tend to sleep in the smaller bedroom and use the master bedroom and my guest bedroom. Very nicely done.
