I have bought 2bhk for investment in umang winterhills sector 77, 12 years back at 70 lacs and now its price is 1.2cr with rent 22k per month. Please suggest will its price get increased to 2cr or above if I hold for another 5 years as dlf privana and many other projects are near to this

There are many projects in Gurgaon that have not increased in price negligibly in the last 11-12 years. Your project has still increased somwwhat. This means it has grown by just 4% pa on an year to year basis. So actually no one knows if it is going to increase exponentially. Yes it will grow maybe by 4-5% pa. Plus i have observed that in the past 3 years, only the new projects which were either launched after 2021 or the ones nearing possesion have shown exponential growth. Most project which were delivered before 2017-2018 specially low rise have shown very little growth. Hope this helps.
