hello my qestion is if i have couple living in one room, a second couple living in second room (4 people ) and then two more people living in two separate room is that count as 6 people in HMO or just 4 ?
Hi Samuel, is it difficult to get a mortgage for a Hmo property than for a single let? This is my 1st investment property, and I intend to use BRRR - Hmo, but I'm being advice that the banks might be unwilling to refinance it, 1. because It'll be let out as a Hmo 2. because I do not have any single let property! Get your real estate license, then find an agency to work for. You will learn a lot while hopefully earning some money along the way! Getting your license is generally a quick and relatively easy process.

That's not true. First a lot of stamp duty is paid as well as income and or corporation tax. Secondly people need places to live, if you provide nice property it serves a purpose. Lastly it allows people to focus on other things (hopefully more meaningful) whilst they have a 'passive' income It's not the most selfless of jobs but neither is it devil's work
