FYI: We make triple wide homes now. And yes, negotiate the price with your dealer. Dealers usually double the price they paid us (manufacturer) for the house. IF you're paying close to $100,000 for a new home, that house was sold to the dealer for less than $50,000, and cost us less than $20,000 to build.

Kristina Smallhorn sure! And yeah, it’s a hefty markup on the retail end. The options are cheaper than you’d think too, at least when we sell them. The dealer may mark up the options on their end too, I’m not entirely sure.

Kristina Smallhorn I deal with dealer’s problems every dang day...half of them do shotty set-up/trim out work and I end up spending thousands to send my service techs and contractors, sometimes up to 700 miles away, out to fix their messes for the homeowner...makes us look bad too..

@@KristinaSmallhorn they add all that to the cost but those of us that build these things dont see a difference in our paychecks at all. They have a million reasons why but when you do it for years their reasons dont make sense and have a million holes in them. It's a shady business to be in. We make a living wage but not even close to what a general contractor would make or a union worker. It's long hours an hard work for production that is supposed to be incentive based. When you have a good seasoned crew that's been together for years and honed your skills your money goes down, basically for being good at what you do...its a pathetic and puss poor industry where sales and management gets all the money for your work

I bought mine after i graduated HS for 3,000, plan on being here a few years and already renovating both bathrooms. Plan on selling for atleast 6k! (I jus graduated may 2019 for time span)

bearpapie69 not true. Where are you getting your info..? You can buy a new, and very nice 16x72 for around $50,000-$60,000 retail. If you’re planning on reselling in 5 years, yeah, it’s a horrible option. But if you’re making it your home, it’s a great option. Costs less than renting, and usually you’re renting something not near as nice as we build them today.

Buy your own land first. Renting a lot in a mobile home park puts you at the mercy of the landlord who can jack up lot rentals at will. You may be able to afford the mobile home but lot rent can become a serious budget problem over a few years.

I have a mobile home in a park, and they go up on rent each yr., by $20.00 min..it's now $265.00 next yr. $285.00. I've already rec.notice. I can't or haven't found decent land as of yet, still searching. I hate cheap mobile home neighborhoods.

The more I learn about California the more I am grateful to live in mississippi.bwevget a rather bad rap but it's not true. We're very conservative and friendly, like every state, there's the part you're not proud of. We don't have pple on the streets and under ground. What has happened out there ? That governor, Nunes, what is he good for ? No offense it just breaks my heart 💔 😥

It is cheaper in my area too! Bought a 3 bedroom 2 bath mobile home and its cheaper than renting our old 2 bedroom apartment In town! We love that we made the move:)

@@KristinaSmallhorn yes same here. It was 1100 to 1400 to rent in my area, we only pay like 700 to now own our trailer. I realize my home may never appreciate in value but I'm still happy not being so tight on money all the time.

My grandma bought a mobile home 15+ years ago with very little issues. I think they are a great option rather than $500,000+ on a house.

I currently live in a Magnola modular home, that was built in 1975. We have upgraded the windows, flooring and put new Hardie cement board siding on it. Still going strong.

Kristina Smallhorn we put r-15 in our houses unless you request different. I’ve never had a customer complain about electric bills. All of them say they barely go over $100/mo during extremely hot or cold months.

When buying any land for a manufactured home, make sure it has as few zoning restrictions as possible and also make sure the property taxes are minimal. Also, make sure the city or town doesn't have a history of arbitrarily raising restrictions and property taxes.

We have to buy initially in a park, Florida makes it hard to buy land and do this, school systems are extremely important to us. And there is a park right next to an amazing school. But we plan eventually to buy land and have our own or buy a brick and mortar home after we save a bunch of money

The first thing to realize is that the lenders are generally bad news. Do your research on the type of loan you are getting. Do NOT go with what they call a simple interest loan. Suffice it to say, the payback is really hinky with these types of loans when they are long term like over 6 years. Another thing is that the people most mobil home dealers use to set the home up are the worse of the worse and you have to watch them every minute or they will start cutting corners. To be frank, you are better off buying your lot and initially having it set up with a septic tank and a well. Then have the home delivered. Again, The people who do the setups for these mobil home companies charge a lot and are the worse of the worse. Another biggie is make sure the idiots do not sit the home too low to the ground. First, you will find it impossible to get under the home in the event you need to do a repair on duct work or plumbing under the home. Second, it makes for poor air flow and more moisture build up under the home. To give an example of how shady mobil home installers are, I actually paid extra to have my home set up 36" off the ground. When I got to the site, the installer was putting a pile of blocks on his trailer getting ready to take them to his home. He laid out the frame supports only one block high and was going to steal all the extra blocks I paid for to put the house up 36". This is the kind of crap you deal with when having a mobil home installed. Make sure to be on site when ever ANYONE is doing anything to the home..... I can not emphasize this enough. Mobil homes can be a cost effective home but only if installed correctly. If not installed well, they can become your worse nightmare and a giant money pit.

I really like the mobile home to put on a pc of land you own and are going to build on. I have seen lots of guys do that, instead of renting or paying 2 mortgages they just buy the property, place the mobile home and can then take the time they need to build a house on the land. Man I have seen the most beautiful homes built sometimes over 2 years. Great video Kristina!

You can always buy a big enough property to stick 2 trailers or your tralier and a tiny home on the far back side of your property so you can rent while buliding and then also have both of them to rent out after your house is built, a Frenc or creative landscaping can definitely give you separation and privacy..

My late uncle born in 1913 worked for HUD his entire career after his military service. Late in life he helped his son purchase a farm in Pennsylvania and he had a foundation poured and purchased a modular home. Came down the road in 2 sections and what a beautiful home it was. Here's a man that inspected homes all his life and purchased a modular home for himself and wife. Modular home builders are held to strict regulations.

Great video! You should point out the cost of installing a septic system and ground water. I know people that paid 7,500 for a quarter acre lot and wound up paying over $10,000 for the septic system and another 5 to 6,000 for the well to be set up. So that's close to $24,000 that you have to consider on top of the cost of the home itself. Just saying🤓

Mobile home buyers BEWARE. You must sign a lease to get into a mobile home park and you basically have no rights after that. Since they own the land you must obey all the rules in the lease or lose your home to them if you don't have the money to move it out. READ YOUR LEASE. And your lot fees will definitely go up every year. And how much? It's up to them.There's no laws to protect you. It might take 3 to 4 hours to read the lease but I suggest you do it so your not surprised when you lose everything you have worked for. Good luck

When I hear the word “lender” in the same sentence as “mobile home” that is the first red flag. I wouldn’t pay more than $5,000 for a mobile home. Pay cash and save that rent payment for several years then rent it out when you move

As someone who’s owned several in my lifetime the worst thing about them is that they depreciate... especially if they’re in a MH Park. I’ve probably owned around 7 site built homes and they all appreciated in value. Never lost money on one.

Enjoyed your vlog, Kristina. My wife and I are actually buying our first double-wide already on land. It has been totally renovated and upgrade to 2x6 outside wall construction all new cabinets, well, pretty much everything is new. We live in B.C., Canada, moving to 100 Mile House. We just recently retired and we are excited about this new chapter in our lives.

I've built these things for 32 years in 5 different plants, and I've been a service tech, fixing all the problems, for several of those years and my advice is, don't go cheap because you get what you pay for and NEVER NEVER BUY what they call a "true home". Find someone, if you can, that actually works in one of the plants and have them go with you and REALLY look the house over. I'm a service tech right now, and you would not believe the things I see wrong with some of these things. And they WILL NOT hold up in a violent storm like a regular house does, don't ever believe that, no matter what yur told....my 2 cents

that water cutoff thing is more important than you know. Ours is 1999 model with hoses rather than pipes, some of our plumbing has integral cutoffs (that leak) and the hot water heater does not, so when the hot water heater failed catastrophically in 2009 we had to cut off the whole house. We had to reconstruct the closet because mobile homes used especially sized heaters and air handling units along with other minor things and the cost was too high for a mobile home sized heater, it was cheaper and easier to shift the walls a little in this home. They are fine homes, fine housing, but they are constructed cheaply with particle board and thin drywall, our roof shingles were cheap and were blowing off in 2008 when we bought the place at only 9 years old. She is giving good advice because they are an entry into home ownership for a lot of people.

Are single wides less expensive to transport than double wides? Also, if you find a home you like from 2 different dealers, but one dealer is located 15 miles from your land, and the other is 50 miles away, is it worth buying from the dealer that is further if you can get it for several thousand dollars less than at the nearest (due to transportation costs)?

I have a question, I am working with a MH dealership in S.C. now and they have putt together a Quote/confirmation, I noticed in "other options" area it states "427001 Price Protection Plan $6200". I don't know what this is and why they included it in my quote w/o asking me if I even want this protection. Can you explain what this is and do I really need this if it is an option? Would this have to do with holding the price b/c I am told b/c of the Covid, that my home will not be built until Jan/Feb 2022. Or would this be some kind of warrantee on the home itself? Or is this if something should happen while in transit to my property the home would be covered?

Mobile homes are not really cheaper once you consider depreciation (resale), energy cost to heat/cool. You may pay double the price for a regular house, but your also building your long term financial value. You or your kids can typically sell a regular home in good shape for more value later. The only downside of a higher value home is property tax is more.

I don't know if this is a myth, but I've (forever) been told a brand new mobile home is highly, highly cancerous. In fact I was just told this (again) the other day. Because I've just sold my large house (too large for me) and have been seriously thinking I'd like a mobile home. I cannot believe how this thought has upset my family and friends.

Kristina You are correct about older mobile homes need VA and FHA. FHA is for less than perfect credit (Even when you have perfect credit you are required to have for these homes) but most of those loans are requiring a permanent tie down to the land or real property and both must be a one package deal in order to qualify for acceptance. In the case of a potential owner on rented space (as was my case) the chances of getting loan is very close to impossible but there are some that will lend but the interest rate is double that of a conventional loan. But our situation turn out better after a year of owning our rental lot home my wife and I went to the annual meeting of our credit union of which my wife and I were members in good standing for 28 years. I told the lending CEO that I felt the Credit Union has let us down and that our years of loyalty deserved some recognition.. well after a month and having a meeting with him and his minions we were able to a refi at 4.5%. for 7 years and redefine the mobile as an R.V. Our previous loan was at 8% and matures in 15 years. The difference saved us alot of money over time and encouraged us to double our payments every month. There are ways for a lender to get around the difficult issues and persistence by the purchaser. It's really the lender who needs to have faith in the integrity of the purchaser.

You didn't mention the fact that no insurance company will insure the home. We found one, but it covers very little and is outrageously expensive.

I would be doing VA loan, if possible and live in Florida now. What I see here is a lack of owner-parks and the corporate owners will charge about a grand a month! Very strange when a old trailer might sell for 10 grand. I wouldn’t want one of those fifty yr old boxes.

Wow mobile homes in the area I live in Canada are $350K and up for a 2 bedroom 😅 but still cheaper than even an apartment here.

After reading a lot of the comments I am really second guessing about getting one. Sounds like the landlords can kick you out at will and or even take the house. And if they sell the property then you are screwed. Think I'll just go back to the 5th wheel idea or just rent.

lisette la chat hi:-) the most important thing about mobile homes is that you must check at first (before buying) if there is not any Moisture problems inside it, it is a common problem with most of the mobile homes. The price can mean a lot but the most important thing is The condition. I think that it Cannot be lager than 35m2 (depends of the law) :)

I bought a "Manufactured Home" several years ago. Worst mistake of my life. Since then I've bought a couple of stick built houses. Will never go back to a trailer. Here are my main reasons. 1. They are considered vehicles. No matter what you do to them, you get a title for the house and a deed for the land. 2. Interest rates are usually a point higher and a lot of banks are real picky about lending on them. They told me because they have a higher default rate. 3. Insurance rates are higher. 4. It cost me more to heat and cool than a stick built 3X the size. 5. Resale is shit. I took a huge loss on mine. My parents bought one and owned the land, it took them 20 years to break even and that was only because the land was valued at more than the home. In short, I'd only buy one, if you could find a decent used single wide, you could pay cash for and live in for a few years while you build. They may be a good investment for rentals, if you can get them cheap enough. But if you think you are making a long-term investment in a house, put your money into a stick built. So far every stick built I've bought has almost doubled in value every 10 years.

In my state, if you put a double wide on a mason foundation and remove the axles it can be recorded as a house and you get a deed for the house. In this case you also pay yearly Real Estate taxes on it and not Personal Property taxes.

In my state it can be real estate as well. Also, we are looking at a forever home (so don't care about resale value) and are putting it in our own, paid for land. A stick built home the size need for our large family is not in our budget. We could buy more than 2 brand new mobile homes for the cost of a stick built the same size. Also, interest might be slightly higher, but because it is so cheap, we can pay it off in over half the time.. Actually saving us interest in the long run. I do agree utilities are typically higher, but caulking and spray foam can take care of most of that... Besides... We are wanting to go off grid... So for us.... A new mobile home is our best option.

Can you discuss crucial information in any of these videos? They’re all about upgrading or manufactured home quality, but I have yet to hear you mention leased land concerns and lenders denying loans I those circumstances. Not everyone can just buy land and plop a manufactured home on it.

I used to set up and service mobile homes and was always asked by customers how the mobile home are, do they last, will i be able to set it up where they want it. i tell them to get the sales agent to get a setup person to go look where they are going to put it. I can't tell you how many times i have told people they can't put a mobile home where they want it without removing some trees, level some ground etc.

I live on Long Island, NY and ppl here have single and families moving into mobile homes cause they can't afford anything else. I'm asking this cause you said not to buy a home in a trailer park. I saw used double wide with a 3 br 2 bath there for in the mid $100 thousands. The park is in Bohemia, Long Island, NY and it's called Bunker Hill/Valley Forge. I still live home cause I can't afford to rent and I can't afford to buy an actual house cause of the taxes. That's why I was thinking of a trailer park.

My 16x80 burned last week. I just found out the insurance will only pay 23k for it 😰. I can’t even buy the smallest most basic home to replace it with for that. If you have a nice Mobil home with insurance be aware that if something happens they will never replace it for you!!

Mobile homes need to be on a concrete foundation. That's either a slap or runners. Also tie downs or the straps need to have about two feet of concrete around each rod to properly secure it. To me dirt pads tend to shift your foundation over time.

I am a mobile home owner. We started with a single wide. Then 4.5 years we traded up to a double wide, 4 bedroom, 3 full bath home. Now, 22 years later, we are wanting to expand. We are looking for another double wide with non working kitchen and bathrooms. This to be joined to our current home. We are not locating such a home at a low enough price. We don't need another kitchen or any more bathrooms, and we won't need a working water heater, or major appliances. You would think that this exists in my area. We will pay to have it relocated ourselves. Any suggestions or help would be sincerely appreciated. Thanx, Mindy

Look for a used mobile classroom. It can be easily renovated and cheaply. Look to your local school system and any tractor trailer outfits like Hale's who sell office trailers. Maybe a container would be suitable also. Affordable and can be easily upgraded. Think outside the box!

@@shirleytrent3302 we purchased our 1.5 acres on a real estate contract. After we bought the double wide, we combined it's purchase with the home on one loan. It's been paid off for a few years now. We just got a 12x20 shed. I gotta have a place for my studio things. It has helped ease the space issue. We are raising our grandchildren, and they took over, so to speak.
