We are buying land in Sprague River. And because everything is so expensive we are living in our home at one location and doing everything 1 step at a time. We figure about 3 years til move in

It really depends on the local rules and regulations. There are some counties where you can build without permits and live however you want, but they are very rare and very remote usually.

Your correct brother. Your land . What a joke. If government says ok, and after paying fees, and permits.(27k) you can start. But they say were septic goes, and well. Speaking of well? Not only gambling on hitting water.. better be at least 5gpm. And Good water. 6 months to be able to live in RV on your land 😂 so build fast or there's another expenses. Housing you'll need. 11:39 Then building plans that have to be approved. Not cheap. Water is the biggest.. if not enough? Can't build anything. Or get a loan. For your land😂😂 I was landlord.. talk about no Rights.. lol your House... Land owne Rights are non existent all o see is abandoned pot growers. And burnt RVs. They can do whatever they like... But try building and making community better? Open up that wallet

@@sleepingbearffg5008 I can understand rules and regulations to keep a safe society going. But we can't live in an R.V. on our own land beyond a certain amount of time? Like, what the actual fluff is up with that??

Been in southern Oregon for 5 months looking.... I will be texting.. thanks for video. I'm out on buying property.. way to many rules.. cost.. Josephine county... WOW 27k in fees and permits. Better hope getting 5gpm on well too... Driveway has to done by certified cat driver. You land lol state passed new law on RV living.. but county's decide if going to fallow?

@@BuyingSouthernOregon I'm about to give up.. doing my due diligence takes days just for one property. Not Shure why relitors get so much? For hitting print and putting in offer's? Even then all use DocuSign.. no printing or nothing. And you due own diligence.. check on building permits, property lines, weather wells in area are good? Good sign if not.. niebhors have storage tanks.. lol septics whole nother issue.. rolling Dice. Propertys all been raped.. no pump's, pressure tanks, heating and air compressors, breakers.. then they squated in House. All striped too. Then broken windows.. no heat on for ?? So wooden floors ruined.. swelled.. some were nice house's too.. at first thought don't want these property's. But After learning all the costs of building.. better to fix old crappy systems.. and have a pos house already there.. may have to tear down.. but cheaper than building.. didn't have time today to get ahold of you. But when do you'll know it's me! 😂😂 Oh when do see something half ass Nice.. better get bid in.. or will be gone. But usually back on market after some poor buyer spent days doing their own diligence. While relitors were busy counting money will make? The whole Time saying just put a well and septic in and then build.. great property! And is until you find out no Wells in area are producing more than 1 gallon a minute. One actually told me was getting 7gpm. After I found out who put well in. And called... Was .7 gpm! Big difference.. ya you'll know me😂😂😂 God bless oh I can help your channel out too. My hobby.. flying Drones.. how I look at property.. to old to walk.. 😂 and all relitors do besides very little 😂 is look at same sights I do? I find before they even know about?? In fact I don't see why relitors needed? Or brokers 🤣 Web sight could handle..Ai is Smart .. DocuSign a bid? Contract? Surprised Zillow, redfin, relitors.com, top dogs.. allot of sights to pic from actually. You going to love me😍😍😂😂

@@sleepingbearffg5008 if you want to know the value of a realtor, buy a property without one. All those concerns you mentioned get multiplied by the fact that you have nobody in your corner looking over things and helping you through the process. That's the nice thing about being a buyer though is you generally don't pay out of pocket for your agent. So you get all the benefits at no cost...generally.

@@BuyingSouthernOregon I bought my first two Houses with out a relitor. From an old man.. lol now I'm Old. I remember him saying your going to pay me right? I said I don't have plans not to? I put down 50% we signed paper work printed out from office supply place.. use to have all the paper work one needed.. closed now.. financing someone scary too.. not easy or cheap to get House back. Sucks being old sometimes.. it's two free men agreeing to sell or buy property one worked for to own. Other worked to buy. Simple. Like buying a car soon need a broker for too. Once government gets hands in. I've seen contracts allot of them. You print put name where says name. Put price where it says price. Check any appropriate boxes... Put dates in. In the end the title company holds all the cards. Nothing happens without them. After paying off my Houses.. I wanted Title. I owned now. Not bank. But you never get title.. they loan you money that don't exist to bye house.. long story there.. lol so I know the value of realitor.. I did my due diligence. Lol. the process you say.. MLS gave relitors job security.. but now? All get that. And easy to place on a web sight if like to sell. Like Craig's list.. I haven't found one relitor who does anything like look over shoulder? If relitors would show property's and do there own diligence (get good name) and have your back. Then they would be more successful. Getting a Link (that realtors pay for) From Zillow. That someone saw on Internet and you meet And show. Then regurgitate what was in description. Then ask if your familiar with DocuSign? And was seller's market for way to Long. Because of Zillow and others. They were setting prices? House worth what ones willing to pay for. Or can afford.. there's an investigation into Zillows pricing,,? Forgot point.. my bad. MLS yes relitor needed. Now. Not so much.. 2 to 5 percent for having DocuSign? These are easy forms. Hardest thing is financing. A a good relitor can help you there.. but if Cash.. I bought two house saved me a bunch of money and seller to. The guy's who worked for it. Soon buyer's market again and About time! Lol house's won't sell themselves.. price decrease name of the game. All I get for notices. And to Many realitors.. old school ones will servive.. they remember different market. I don't mean disrespect.. but it's not that hard? It's property.. like car,, boat, just cost more? And yes some Will check one of those important boxes... Why you read before you sign... Now some people can't do.. they need. I like to keep as much as my own money as possible.. so does seller.. read people are learning.. more and more skipping relitors...

@@BuyingSouthernOregon oh I do my own diligence.. don't need someone looking over? If even did.. remember 7gpm compared to .7gpm perhaps mistake.. but I found.. lol God bless brother.. I will meet you.. I don't have DocuSign and time to learn program.. getting lazy in old age.. easier to pay someone else 😂😂
