These are commonly referred to as torch on membranes. These are quite common and completely acceptable as it’s less likely that snowfall will accumulate on a roof affecting the structure of the property. They typically have the same lifespan as a fibreglass shingle roof, which is the most common on Vancouver island. The inspection process is very similar. Your biggest, biggest concern is these types of roof rarely ever have an attic space that can be inspected. So, if you are considering one of these types of homes, you run the risk of not being able to inspect the area between the ceiling and the roof membrane. @@qima2205 I would have to let an expert answer that question but in my opinion, I think there would be less insulation in a roof like this than there would be if you had an attic.
Honestly, a lot of the buildings are getting pretty old. There’s some new construction but they’re not in the best areas of town. You need to look closely at strata documents for a particular condos to make sure they’re manage well.
