Damned Designs follows homeowners who have built houses and property without planning permission. In each episode, we see the homeowners appeal to the Planning Inspectorate in the hope of saving their properties from demolition. A grade 2 listed cottage is painted bright pink without getting special permission. The king's head pub near Warrington rugby club was refurbished for 100K including a 60-meter conservatory extension but without planning permission. A bungalow extension also gets scrutinized as the build got out of hand and the renovation just got bigger and bigger which went against the initial plans they submitted to the council.

This is so aggravating because I'm 100% behind the ideas that Eddie has used to build his house, but he didn't even apply for permission so he's in the wrong. The whole situation will be used by people in the area who are against sustainable development to imply that the people who want to build like that don't care about rules and regulations.

I agree 100%. Eddie and his family are acting unlawfully in the face of a perfectly sensible law there to protect the landscape. what did they expect would happen? i'm in school for architecture and urban planning and disregard like that blows my mind. ostentatiously ignorant people like that put sustainable design in such a bad light.

Unfortunately there are people out there who are absolutely living in their own head. They can be the nicest, most genuine human beings but complete dreamers. That’s where they run into problems. They’re in their own dreamland and forget about society’s rules and regulations.

The doctor obviously had his architect prepare 2 different sets of plans, one for the council and one for the builder.

Whats sad, is that people cant see that theyre the architects of their own misery. If you apply for permission for a house, and build a much bigger one that doesnt befit the area - to say they think they can get away with it is naive and arrogant. They only have their selves to blame.

We had a situation here, where in our little city, people were buying up the little bungalows and demolishing them. Then they would build a monstrosity that took up the entire yard, leaving no green space and towering over their neighbors smaller homes. In some cases, the smaller homes lost all the natural light. The planning commission issued new rules saying the footprint of the house must allow 25% of the yard (garden) to remain. The new homebuilder/owners adjusted by building their houses according to footprint, but now going up even more stories. Now they were 4 and 5 floors tall. New rules were instituted about height, but no one was required to take down the extra floors. So the smaller homeowners are left with towering, gigantic neighbors.

These are NOT laws, only rules and regulations subject to human interpretation and influence therefore can have a 10 storey structure erected should privileged desire, just saying , if community says no then so be it .

I agree that agricultural land should not be sacrificed to the building boom. However, on the particular few acres that Eddie purchased, his building site may not be suitable for growing crops. If that is the case, allowing the owner to construct his home on the property would not be inconsistent with the purpose of the law.

@@user-xg6zz8qs3q Creating a precedent can be dangerous. But if a portion of an agricultural lot is deemed unsuitable for that purpose due to the soil, terrain or other reason, it might be proper to allow a house for the family that is working the surrounding farmland.

@@Bobrogers99 Again, developers are absolute sharks. If developers ever learn that they can buy cheaper land under these specific circumstances, then all farmland will be surrounded by many houses, and many buildings.

@@user-xg6zz8qs3q I must agree that if the law is in any way compromised, even for a noble purpose, developers will use that to make a profit. Eddie may not be doing any harm, but a hundred Eddies would be overwhelming. Give one developer an inch and 100 developers will take a mile. Sad, but true.

Especially for the historic buildings these planning committees should have approved plans for people to save these properties. I have watched too many shows where people trying to save these buildings bring dozens of plans over a decade with no approval.

In this case though it's clear that no colour meter was required...just common sense. The new colour was so far removed from the old that it's clear it is not in keeping with the locality. On top of that it was bloody awful...

I have mix paint for over 20 years and I can say some people dont notice/care about shades of colour. It's like blue please. French blue, ice blue, Prussian blue, navy, cobalt, sail, sea, or just plain citron. They dont have a clue. Rainbow challenged, poor things.

I am glad the doctor's house was demolished. I think he is off his rocker. That said, the council should have asked to see the plans. The doctor says the builder did it. What a crock.

My neighbor had build an extension up to the boundary line that was very close to the neighboring house. Unfortunately a year later the extension caught fire. We had heard it was was due to the neighbor badly installed wiring (he had used old electrical extension cords, cut the ends of them and used them as wiring for the sockets and lighting) that started the fire. The fire had also damaged the house next to his but luckily it was just exterior damage. What we heard is that his insurance company won't pay out due to the unauthorized extension and he has tried to sue the insurance company for not paying out.

But didn't you hear that only 10% of their land is in development, as in 'Housing'? HOW MUCH GREEN SPACE does the island need, if its citizens are packed into those minuscule ratholes parading as abodes??!! I also live in the States, and appreciate that there are building codes here to determine how construction has to be done, and Building Inspectors who regularly check at every stage of development.

HOAs exist if you decide to buy a home in to one. You know before you sign. Government sucks! They complain about homelessness and people going hungry, then they turn around a demolish a good functioning home because a “committee or council” wants it to be so. Power goes to people’s head!

Here in Canada they get around historical designations by leaving the buildings empty and letting the roof leak for years so they have to be torn down.

I don't know what the rules actually are but I agree with the planning commission about the pink house. It was more than a couple of shades different. That was a really bold pink.

Actually those bright colours do fade in time nicely to a more mellow shade. Suffolk is well known for them.

The man that did that was a scammer. The caravan could have easily received the housing permission if he'd made it only 19 inches narrower. The place was HUGE. And if it had been 19 inches narrower, it still would have been huge. Only he and his wife lived there. He just thought he found a loophole, but tape measures don't lie and are 100% objective.

I am torn on this issue, at first I thought why don't they just leave these people alone. But on the other hand if you start letting people build however they like there would be crazy maniac's that would just build some horrible houses, so i do agree that there has to be some sort of control over these issues.

What’s stopping them constructing an ugly eyesore on the edge of a medieval village, or some monstrous 7 storey tall building in a 2 storey neighbourhood, or perhaps a great big McMansion nightmare in the middle of rolling open countryside… You need guidelines! Plus this not only applies to new builds, but even more importantly to existing historic architecture - which cannot just be “left alone” for the owner to do with as they see fit.

Here in the U.S., we added a screened porch to our house. It required a permit before doing so. People have added on to their homes without permits only to find out later it wasn't acceptable and had to be torn down. Ignorance is not a valid argument. If you live in a neighborhood with an HOA; you have to abide by their rules; similar to the counsel in Great Britain. One of our neighbors painted their house a new color without permission. It was bright orange. The HOA made them change it to an agreed upon color. Had the homeowner checked with them first; it would have saved them the cost of painting their home a second time. The bottom line is; always check to see what is required before doing something along those lines. An ounce of protection is worth a pound of cure.

Hence why I moved away from a community with an HOA that didn't pre-approve my shed - stated that it's not the same color as my house as well (even though I had woods surrounding 3 sides of the yard - and will never move back to one.

@@susank.4945 I agree; HOA rules can be excessive. When we were house hunting we were shown a neighborhood with a literal book of rules. One of those was not using colored lights outside as holiday decorations; only white. And not leaving a car parked in the driveway overnight. Those I don't care for. But I do like the ones that require you to maintain the upkeep to your home and yard. It boils down to what you want to live with and look at in your own neighborhood. A dilapidated house/yard is an eyesore for me and affects my property value; so that is important to me. Having autonomy over your home is important to you. We are lucky that we have multiple options to choose from to suit all our needs. (And I for one like your idea of an alternate color for a shed. Too matchy-matchy is boring.)

We have a lot of people around here like the doctor - they ignore planning, blame illness or other people think they can get retrospective condition and then put in loads of new applications again and again to swamp the council (and I am afraid they are often Indian too - may just be a different culture). If the rest of us follow laws it is unfair if we let other people get away with breaching them.

Agree, the doctor must have had an architect draw up too sets of building plans one he submitted for approval by council and the other he have to the builder. A builder bids on the size, materials and labor necessary for the building plans they were given by the doctor. THe builder would Not build a house 55% larger than plans submitted as it would have costs significantly more. A builder is not in the business to lose money. Clearly the builder was given a different set than the council approved building plans. Maybe the doctor thought the neighborhood committee wouldn’t check his approved building plans-comparing it to what was being built, or council would approved the building as built rather than what they approved. Luckily for the doctor, the building was stopped before it was finished.

*All three homeowners knew what they did was wrong, even Eddie.* He had been a developer before buying this land. It might have been OKed if it was only one house, but he built an ecolodge complex. The pub owner didn't build a "shed". He built an arena. And the doctor absolutely knew he wasn't having the house built to approved plans. I don't feel sorry for any of them.

If you buy land that has no permission to build on it and then build on it, you really should not be surprised if you get told to take it down. What gets me is that many of these people are people with a kind of arrogant attitude towards the law, or from countries where bribery and corruption are the norm.

That pub extension is only a temporary structure is "against" the original structure and can't be seen from the street so these're only minor infractions.

I am more concerned about what he has done to the inside. From the outside that must have been a beautiful and now rare example of a Victorian pub. He has reduced it to a rather ugly booze dispensary. the 'shed' is the least of it. As he has already wrecked it, but seems to have a community, let them get on with it.

@@pcb1962 The Extension is the minor infraction as it's classed as a temporary erection and it's hidden from view but we don't know what was done to the actual listed building yet that warrants all the fuss.

It is one of the UK's great ironies that they have all these listed buildings sliding into dereliction, but the moment someone tries to save them, they hit them with all manner of rules and regulations and make the project unaffordable. It happened to us, and we were just in a bog standard 2 up,2 down terrace! The council lent us the money to buy the thing, because it was cheap and got us of their housing list ,but when a few years later we applied for a government backed grant to modernise ,they raised so many objections and extra jobs that had Not been a problem when they gave us the mortgage, the estimate ended up at least double what the house was worth! Our architects and builders pulled out ,because they had been messed around so much ,and they hadn't even done any work! We sold to a builder ,who did not need a grant, did the minimum to make a profit , but reduced the house to half its size in the process. So I wonder how many greased hands got his 'renovations' through?

This is so strange to me. Here is Alaska, if you live outside the city limits, there are no regulations. There's a man who's building a house in an old plane. Most people do build safely and responsibly, but there are definitely some interesting designs.

Planning permission is excessive in the UK, and the worst part is most council commissioners are modernist that do not allow traditional architecture, but force builders to make modernists monstrosities.

I'm sorry. Although I feel badly for _some_ of these people, rules are the rules. They are there for a reason. It breaks my heart with the couple in Wales, but I have to agree with the law here. I also agree it's very dangerous to set a precedent that doesn't comply.

I have noticed one thing in west that whenever you have a house or land dispute, there is a death of child or mortgage and bill payment difficulties then 90% chances are your spouse will left you alone to deal with it. How selfish !

He became obsessed with the house 25:30 I guess she made her daughter's wellness a priority which he could not. If you prioritise the "land" over family, you can expect a split. Should this little child be traumatised with loosing a safe home in a brutal way because her father cannot understand basic things? Ask yourself who is selfish here! I guess they could have lived there a bit longer (a child needs social life and education, too). The real problem was he made a living of it. He wanted to be an exception, while allowing others to be that too, would destroy all this greenbelt area and his sanctuary business. (Would he want other busy buildings next to his land?) It is lack of imagination and double standards I think.

Of course they wouldn’t. The majority of churches in England are medieval (and if not medieval then at least historic), meaning that they would never be allowed. If someone modified the church in a way that negatively impacted its architectural heritage (e.g. replaced a centuries old stained glass window with modern plain glass), then yes, they would demand the modifications to be reversed.

I'm American, so I'm confused on these "Grade 2" listings, but it seems to me that if a building is so precious that nothing about it can be changed, the building should be a museum financed and cared for by the Council. If these buildings are made available for sale to the public, then the owners should be able to do what they want within zoning restrictions.

It is not absurd at all: 1. Her cottage is at least 500 years old and listed (i.e. historically and architecturally significant); a bright bubblegum pink is hardly appropriate for a building of its age. 2. In this region of England, traditional villages are made from a mixture of exposed stone/ painted buildings in cream, white, “soft” pink and pale yellow. The colour she chose is “similar” to the sorts of colours you can find on half-timbered buildings in villages across Eastern England (Suffolk and Northern Essex in particular), where shades are far stronger, but definitely not Devon (which is in South-West England). The fact we have building materials/ colours specific to certain regions is important. Just to give an example: I grew up in the Cotswolds region of England; where every building is constructed using beautiful honey-coloured limestone, I now live in Suffolk (a region that lacks good quality stone), and is therefore filled with masses of half-timbered architecture - two completely different styles. This is not only the case between different areas of the country, but within each area itself. For example, the further north you go in the Cotswolds, the richer the stone becomes (i.e. stone in the Southern Cotswolds will be much lighter in tone, than stone in the Northern Cotswolds). The same in the East of England; as you move from Suffolk to Northern Essex the painted buildings become richer and deeper in colour (not to mention also a higher concentration of medieval wall art known as “Pargeting”). It may seem silly to you, but these regulations ensure the protection of authentic regional variation across many of England’s beautiful historic villages and towns.

The ecoretreat guy has literally zero chance of winning his case as if they let him do it then so would everybody. That will 1000% be demolished and put back to agricultural land. There is no defence and he has zero case. He should not even waste his time fighting as people with planning permission who are 18 inches too bug have their houses demolished what chance has he building with none on agricultural land and houses in styles and to standards that would not be allowed. it is sad for him but he has just some farm land and therefore no chance.

I wonder how all these people would feel if suddenly everyone could do what they've done, whatever they wanted. So Eddie could have a corporate office next door because they can ignore the zoning laws. The bar owner could be surrounded by other pubs to draw away his crowds, etc. These rules are there for a reason, for the good of all.

Nothing wrong with the pub next door IMO. BTW the owner knew he had built it for commercial reasons and acknowledged his wrong. It will only lower his income.

It's a good thing that Britain isn't subject to earthquakes, tornadoes, and hurricanes: These buildings would be gone in seconds at the mercy of Mother Nature. As we watch these buildings being razed it is absolutely amazing to see the minuscule amount of mortar/concrete holding these concrete blocks & bricks together, as well as the obvious spots w/no binding materials between them. Where are the building inspectors who should be guarding against these flaws? We shake our heads at these shoddy building practices....

Move to sa, there are rules but not followed through at all. The extensions are either ridiculous like not being able to open a window bec it touches the wall or on the neighbors yard 😅 very few apply for plans. They just build here... It's ridiculous especially in certain areas. Sad truth is if you try do the right thing it takes ages, costs a ton and still supper questionable when the building is fire Hazzard. They don't care.

Ive no sympathy with people who ignore the rules and process for planning and permissions. The pink house colour was definitely not the same colour as it was previously. Everyone knows you cant build on agricultural land. The attitude of these people just amazes me.

The lady in blue on the council seems to be the only sensible cognizant person on the board. That balding idiot who argued that “damaging the heritage” is absolutely daft. The guy added a conservatory to the back of the building in a parking lot. What damage could there possibly be that is detrimental to the building itself? If anything it saves the building from wear and tear by diverging traffic from the period building. Also bureaucracy seems to forget that if a building isn’t being used, often times the buildings lay unused and empty. And without maintenance buildings like that, are a susceptible to dry rot, wet rot, water damage, mold, and dereliction. That owner has done a lot to save that building even if it isn’t wholly period accurate. I’d rather have a modernized period building than a rotten ruin destined to be razed to the ground. If the government isn’t going to do anything to save a listed building, they should have no business in dictating what well meaning property owners are doing to said buildings.
