It's a good attempt to squeeze necessities into a limited space, but the kitchen is much too small, lacking both cabinets and counter space. The downstairs tub looks pretty but is impractical to use with a shower. That type of tub is intended to be paired with a separate shower stall.

A wraparound porch would be fantastic. Additionally, an exterior door where the bookcase is between the kitchen & living room would be great. The 1st floor bedroom would be better with a panoramic door instead of a window. Putting a fireplace in the wraparound porch on the other side of the living room fireplace would be a nice addition. I would prefer the upstairs bedroom to be larger and the bathroom smaller. Moving the closet space door to the interior wall and the closet being what is now the vanity in the bathroom would really make a much larger room. Adding another window to that bedroom would lighten it up as well. Does anyone know what that dead space is behind the closet in the upstairs bedroom?
Jasper, Jasper. Stick to homes that are 900 sq ft downstairs with a 4-500 sq ft loft. Pity the person on the window side of this downstairs bedroom needing to use a bathroom at night! The kitchen/dining and living room are horribly small! I like the loft, but even it felt tight on the landing.
Some people are looking for very small homes. Mr. Tran's homes are fantastic. I think he is an exceptional architect! His are the best designs I have seen anywhere.
Ok, first, make the downstairs tub into a shower, and move the washer/dryer from next to the dining table (really?!? Last place I’d want a w/d is in the kitchen) and move the w/d there as well converting the current w/d location into a pantry. A small island wouldn’t go amiss, either. I’d also add another exterior door/mudroom somewhere near the kitchen to meet fire codes and provide access from a garage/carport. Next, that vaulted ceiling over the living room is a missed opportunity to make a sitting room/loft/office upstairs, perhaps with a balcony.
