@jaspertran8016 You know I love your ideas. And this is no exception. I totally forgot to mention the teal design scheme, starting outdoors and continuing inside.I must have gotten distracted by my occupational therapist. Cause teal is like my all-time most fave color. I love it paired with apple green and a smooth sable or chocolate brown. If this home were mine, I would pick a solid brown or mottled brown color for the bathroom floor. I feel like what you picked in this instance is too busy and doesn't let that stunning tile behind the tub shine and become a true feature in there. In the downstairs bedroom there doesn't seem to be enough walking space at the foot of the bed. The downstairs is lacking a second door which you know I feel is essential. Upstairs is ginormous and could easily fit a tub, small sink and commode and still have plenty of room left over. Even just a small corner sink and a commode would work wonders for that space. It's just so peaceful and the color scheme imbues such a sense of relaxation. This home, is a nine out of ten since the "flaws" are just my personal preferences. This is great for a single person, but have you ever considered putting in a small classy elevator where the stairs are? It is difficult for seniors with disabilities to climb stairs. The upstairs room is more suitable for a master. The downstairs bedroom is so tiny, but would be a great office. JASPER TRAN, you are indeed, an artiste! Love watching your design videos!

This is the tip-top best yet. It would be perfect for an older person, with a bedroom and the bath on the main floor. The upper level could be for a guest or for storage. If I were having a house designed, this would be it. Well done, Jasper!

This 16'x32' home is divine! I love everything about it! Every home needs a main floor sleeping space, in case of injury that makes the stairs impossible, and this one could have a Murphy bed, with a pull-down desk/table on the front, and be used as an office/guest room/extra dining space at the holidays❣️ Great multi-functional space! Lovely living room, highly functional kitchen (love the tall window over the sink!), and room for a reading or movie watching nook upstairs. The set back of the master bed gives needed privacy without sacrificing the view or the vaulted ceilings. This is such a joyful home, Jasper. ❤️ Really lovely 😍

I thought the same thing. I love the upstairs bedroom and would want that for myself. I’d turn the downstairs space into an office/guest room, and I love the idea of a Murphy bed.

This house is perfect for someone like me (I'm 67 & retired) . I don't want a big house but need a downstairs bedroom. The only change I would make is to have a walk in shower instead of a tub because a tub might be hard to climb out of. I don't mind the size of the bedroom as I would use a tiny bed side table and full size bed. That would leave just enough space on the other side of the bed to make it.

The floor plan used for thousands of houses in Toronto, Ontario, Canada is perfect for a retirement home. 2 to 3 bedrooms all on one level, no space wasted by stairs, and well thought out. The basic plan was used from the 1930s on. The basic layout is still being built today. Easy and efficient to build, easy to maintain, and can be as large or small as you want.

First decent house plan I’ve seen with adequate storage as well as modern design. I live in Canada so need storage for off season clothes and equipment. Yes, the fire place mantle is too big for the space but could easily be altered. In the bathroom I would change the tub for a shower stall and cupboard for toiletries and towels. Great design!

This is too cute. It's definitely compact yet appears to have ample storage. Kitchen is tiny, but appears to be efficient. LOVE the bathroom; that tub is amazeballs!!

I have a bit of a fixation on this: where do the broom, vacuum cleaner, dustpan and brush, mop, bucket, etc., go? There seems to be a potential space for a pullout between the living area and kitchen zone. Cleaning does happen! There are many features I like - like actual shelves! I'm a reader and I prefer books to electronic media. I like that you built in space to hang outdoor clothing.

I'm a sucker for porches, and just inside the door are my hooks and bench. ;-) I love the bookcases and I will forgive the fireplace. The kitchen is quite small, but the fridge and washer are tucked in under the stairs. I'm not fond of stand-alone tubs. The mezzanine bedroom is nice, and if there's room enough to add a small bathroom it become usable, even though it's not very private. This is a good house for a single or couple.

Excellent layout except the small bedroom downstairs cannot take a bed bigger than a single, as it's impossible to get round it in order to change sheets. Either expand that room by 2 feet by 2 feet, or put a single bed in it. Excellent layout otherwise.

This house is almost (within mere centimetres) the same footprint as my grandparents' house. That house comfortably held a proper living room, formal dining room, eat in kitchen, 3 bedrooms and one bathroom. The kitchen was plenty large enough to have held a washer and dryer, and the space under the stairs, a WC. In her house that space was used for the stairs to the cellar. Houses of this size used to be considered perfectly normal and adequate for a family. Back then, space was used differently and more efficiently.

Love love love the house. Just one flaw - the bedroom door can't open far enough. It bumps into the closet when it gets about halfway open. *Easy egress can become a safety issue.* This seems to be a secondary/guest room, so a smaller closet would be fine. The door could open into the kitchen, but even then the closet as it is now would block the doorway.

Why are most bathrooms near the kitchen? Is it a water issue?

Because water pipes have to run between both rooms. This makes for less of them to buy and install, and more water pressure because once it's pumped into the house it has less directions to go in.

@@edithsavoy7156 Correction. The number of places water needs to go is entirely determined by the number of taps. Where they are does not matter. It does make a difference for the drains, though. In Ontario any drain more than 3 metres away from the vented main stack must be independently vented. The vents can join up above the highest drain in the house. In many places having a bathroom off the kitchen is simply not allowed, rendering this unbuildable. Unfortunately my apartment has this arrangement. It is not something I would allow in a home I own nor would I recommend it.

I was wondering if Mr. Tran sells blueprints for the houses he designs. My husband and I want to downsize once we retire not only for the savings of not heating and cooling a large home but in that season of my life, I don't want to waste a lot of my time on a huge house to keep clean. We want to spend more time outdoors when the weather permits but have a cozy, comfortable home when the weather is cold or miserable. His tiny home designs are perfect. This model, the only modifications I'd make is I would have a stackable washer and dryer (it takes forever to wash clothes in the combos) and I would forgo the sitting area in the loft for a powder room or bathroom with a shower because if you have to use the bathroom in the middle of the night, you don't want to have to go downstairs or if you have a guest staying with you, a bath upstairs would give you your privacy.

Agree with you. I would put a powder room in the corner right above the downstairs bathroom. That way there wouldn't be a lot of plumbing running through the house that would have to be hidden and you could still have your sitting area.

There are literally dozens of floor plans that would suit a downsizing couple better than these plans. Beginning in the 1930s there were literally hundreds of 2 to 3 bedroom bungalow style houses built in Toronto, Ontario, Canada. They ranged in size from about 800 square feet to about 1,400 square feet, with 2 main plans. Both plans had a proper vestibule for keeping weather out, a proper living room, a nice sized dining room and a separate kitchen, some with space for a table for casual dining, plus a full bathroom and either 2 or 3 bedrooms all on one floor. Being in Canada, basements are common, and it was possible to build a very comfortable 2 bedroom income suite down there. Alternatively, a larger family or a family with older children could have a lovely recreation room and another 2 bedrooms and a bath down there. Basements had direct access to outdoors via a side or back door. Being simple rectangular boxes, they were inexpensive to build, but with appropriate materials and a little imagination, were very lovely homes. In fact, a friend's mother owns one that was built in the late 1970s.
