It goes by your conversion rate. The only way to determine that number is to actually try it and measure how many calls you average before you get an appointment. Everyone's conversion rate is going to be different.

Chastin J. Miles I was wondering your suggestion on a realtor who doesn’t have a car. I was thinking about Uber or lyft on days that I have open houses, and trying to set up open houses every weekend. During the week I was planning to catch bus system to office. I don’t think it’s safe anyway to have people in your car if I was driving bc I’m a woman and it’s not safe. I think if I was going to meet a client at a home they can drive themselves if they really are serious abt buying a house. I think they could meet me at house. What are your thoughts??🤔

As an agent you are basically self employed so by IRS standards, this subjects you to self employment taxes (15.3%) as opposed to being an employee (7.65% - employer pays the other half.) The great thing about being self employed is the ability deduct business expenses, ultimately reducing your tax liability. Hope this provides some broad insight. Talk to a qualify bookkeeper or CPA for any specifics.

Hey, Chastin. I've been thinking of getting my real estate license for about a year but haven't pulled the trigger yet. I did however try car sales and it was absolutely horrible. I was wondering three things, is real estate like car sales, I dont know anyone in real estate and was wondering if people can shadow and lastly, what do you think about apartment finding like smart city apartments?

1. I'm not sure, I've never worked in car sales but from what I hear, It's not the same. 2. Shadowing someone is not something that happens often unless you're working for them. 3. Apartment locating is great and can be very lucrative.

Because there's typically a conversion rate. All homes don't sell for some reason or another and buyers could fall out so you just want to give yourself room for that happening.

It’s an art form, it’s kinda like dating… you have to know when exactly and how to ask for the business. Show value, build a connection, get contact and just follow up but not be pushy. It’s easier with people with commonality . I recommend being dual career for 1-2 years

It's not how much you make, it's how much you KEEP. I'm a Florida Realtor. 22 deals my first fiscal year. Worked like a dog. Still do. Love it. If you can't/won't hustle, you won't make it to your third year.

Do you have to work at an appraisal co for a few years first before becoming an appraiser? You have to put a number of hours , right? Thats what I found in my research a while back.

@@aba1791 Yes a company or an individual Certified Appraiser , becoming an Appraiser is basically 3 parts 1.Meeting the basic education course work required for the specified license . 2.meeting the college education course work required for the specificied license level. 3. Meeting the hours of experience required for the specified license level, (The hours may be obtained from working for a company that has a supervising appraiser with a certified residential license level or higher, that will train you or an individual appraiser, with a certified residential license or higher, that will train you.)

@@MrDmacc1 Thanks for your reply> Can it be done as a side gig? I have a full time job so I wonder if I can do the hours in the evenings or weekends. It sounds to me like this is a 9-5 job to meet the hours required

@@aba1791 yes it can be done, it will just take longer to acquire hours of experience, depending on your mentor, and what type of workload they have how much time they have to train.
