I use Zoho CRM. It works for a lot of things but I had to out a lot of work into it creating my own task list. Thanks for the tip of TC Docs. I’ll check them out

At the most basic level, use a word doc or create an email template or manually type in the info in the body of an email and send it to the appropriate parties. Most Brokerages will have their own platforms or portals to create, edit and submit the CDA, so check with them. But as long as the terms are submitted and are CORRECT, it really does not have to be fancy at all. Done is better than perfect.

Keep in mind the CDA can also be updated a many times necessary BEFORE COE, but of course, no mistakes and sooner is always better.

Hi, I'm in a transition of my career to TC, I'm starting from zero and your videos helps me to have some info I need as a newbie. If I may I ask do I need to have a license to be a TC? Thank you so much and more power with what you do :)

A real estate license isn’t required by law, but is highly recommended. Most states vary with what they require, but ultimately it is up to the specific Brokerage(s) you work with to require it or not. I work with several different brokerages and 1 requires I be Licensed and Certified (in CA) and the others just need me to get the job done right.

Does TCdocs send auto emails? Like send emails a few days after closing or like send a reminder to the other agent for home warranty if save as a template?

Hello! Not that I am aware of but I also don’t utilize the full email functions as they are intended. I still use Gmail directly to schedule out my emails. They recently made a lot of updates so it might be a feature now? I would need time to learn or ask the owners for guidance. Also, thank you for watching!

Hey Lililian, I'm a licensed Realtor planning to set up my own independent TC service. Any advice you can give about what to set up and about pricing. Do you have a flat fee for everything that might come up or for core services and extra fee for some things?

Hello Alfred. If you are in CA I would look into the CTC program they have through CAR.org. If not, research or ask any local TCs in your city/state how they got started, each state is different. Look into getting E&O Insurance, I have mine through cres. Start reaching out to your network and let them know when you have launched or will be. Also, your checklists are key. Getting that organized and picking a TC File management program that works best for your needs and skills. Pricing - You decide your price model, but I would have a starting fee like $500 for SFR and like $550 for HOAs or you could do a la carte. And decide what “full service” means to your business. Some agents want to hire a TC to do assistant work, and in my opinion, those are 2 totally different jobs. Consider your lifestyle, your financial goals on the low and high end, and as you get more established look into hiring an assistant, VA or team member. Lillian

@@TransactionCARE Thanks, so much, Lillian! I appreciate it and it's great that you are what you project. I have already started the CTC program through CAR and I have a few follow up questions. You mentioned E&O insurance, do you know if it's possible to get through my Broker like for RE transactions. Will TC Docs work well for file management? I'm thinking of using the CAR checklists from the course, do you think that works or is there something better you can recommend? What would you recommend be a la carte services? Thanks again for answering. By the Way, I grew up in San Francisco and am now in Milpitas.

@@alfredkeen8413 I would definitely suggest you explore as many free and available resources to you. TC Docs is just one of many platforms available, you will have to build out ALL of the templates and checklists manually, so choose wisely and whichever is most user friendly to you. If CAR has checklists available, definitely use them, but keep in mind every type of home requires a different checklist of items. Also, every Brokerage you work with will have their own set of disclosures, as well.

Hi Lilian, I am a licensed Realtor. Im thinking of doing DBA than independent contractor. Can you advise me on DBA? have you encountered working with DBAs

Hello! Full disclosure, I am not an attorney and I suggest you consult with one, as well. From my knowledge, DBAs are simply “nicknames” or “branches” of your main business entity. You can have multiple under the main business, as long as they are related. Also, make sure the business names you choose are not already taken or trademarked. Working under someone else’s DBA like a Real Estate Team is fine, as long as, you hang your license with that Brokerage, you are in agreement with the team terms, splits, operations etc and make sure THEIR paperwork is up to date, nothing is expired or out of compliance. I hope this helps, if not please provide more information and I will elaborate as best as I know.

@@TransactionCARE thanks.. do you need to file a business license and where to apply , or certification is enough to start? I want my own DBA. I am just confused about this business license thing to run your own . In Real estate as a Realtor we are independent contractor we pass the test, file and pay fees to DRE we are good to go.

Creating your own LLC and/or S-Corp (if thats the route you take) provides protection over your personal assets. You are also taxed differently. Do you have an accountant? Consult with one, as well. Also, a business license is different from a DBA and Business Entity. You will need a business entity (LLC, S-Corp, Corp, Partnership, etc) before you can file a DBA (which is another separate process based on city, county, state laws, fees)

It depends on how you will be running your business. I do not have a business license, i am working from home. If i were to open my own office, id most likely need a business license or permit of sorts. It all depends on how you are planning to run your business.

Yes, but I suggest doing extensive research on business licenses, taxes, international and nationally, citizenship etc. Call some of your local real estate offices to find out what the rules or requirements are for them or what experience they have with TCs in Canada and the US.
