Without broker how u will find resale properties man..online sites are all crap waste of time they HAVENT SOLVED THE INFORMATION ASSYMETRY PROBLEM. And 95% of online site listings are posted by the biggest PAID customers of the online sites who keep them going!: the Brokers! So whom are you trying to kid, trying to remove the broker? These VC backed jokers have poured Millions down the drain trying to put the brokers out of business. Hey Akshat. An infinity pool is a great concept but won't be possible since the structure is not designed to take the load of a swimming pool. the load of water required is very heavy and the structure may crack and collapse.
Hey akshat. Small correction. Crz is not just about fsi. If it's 100 mts from the beach and constructed after 1991, it could be illegal as it could fall in NDZ. So please check for permission from GCZMA in goa if property is near a beach.
I am a real estate enthusiast having my immediate family in the real estate development business, i have developed an intrinsic sense of passion in this sector. Watched the entire video to derive zero value, kept waiting to find and understand some technical information but rather kept hearing by the presenter " I'll not waste time and teach you analysis" Par kuch bhi nahi bataya Things discussed in this video are heavily debatable That include:- - Infinity pool to increase roi - Rental yield percent that are unheard globally - and the fact that an investment so remote in location will grow in the future. I am ready to invest the said amount along with a consultation fee to the presenter who could yeild me returns of 5 lakhs a month to give me more than 12% returns.
Infinity pool ? this is crazy difficult , and should be planned during the initial construction of the building to make sure that the water weight can be sustained by the pillars. A simple jaccuzi would be a better option

Hi Akshat wrt enhancing the property with an infinity pool, you got to consider the structural feasibility first. If such loads are initially considered then it's good to go or else every cubic metre of water equals to 1 ton of load.
Goa is a very small state. Outsiders should not be allowed to buy land in Goa as bcz of ths there is pseudo rise in prices of land which becomes difficult for locals to buy at such high prices. There should be some domicile like 5 or 10 yrs stay mandatory before buying land for outsiderd.
Akshat have just viewed your video. Fantastic property. You shud get it for a little less than 5cr. Yes it is well appointed, and above all convenient. The tiles and furniture are the most pricey items. The tiles are very expensive and have to be specially fabricated. Cosme Matias Menezes, Patto Panaji are the dealers. It would be worthwhile visiting their showroom to see what they have. Next furniture. Also expensive as made to order. Good buy from investment point of view. Eliminate brokers totally if dealing with the Owner directly.
Sorry to interject but it's 200 m from the high tide line. If I remember correctly the owner played it safe and built it 210 meters. And oh the villa you're showing is just behind the front villas so it would be about 220 meters from the htl, and therefore doesn't have a direct sea view, not that the front ones have except the first floor cause of the shacks and more. Having said that, I concur, it's one of the finest examples of modern villas with an integral goan architecture especially the gorgeous bougainvillea!
Hi Akshat. I have following questions. 1. What is the IRR which one should expect if a property is bought for the purpose of Airbnb in Goa. 2. What should be the average age of the property if one is considering buying a resale property and not a new property from builder. 3. If the rental yield is more than 4 % but IRR if we calculate considering the rental income and final disposal of property over a period of 15 years comes to 7%, don’t you think it’s a non viable prospect? 4. Please guide.
Totally wrong assumptions. You can't make this property book for more than 15 days/month that too for 6 months a year as tourists won't be visiting goa every month. Also, how many people rent 20K + airbnb properties? People generally go for lesser amount properties and if they have good budget, then they book 5 star hotels. Now, if we consider 20K * 15 days i.e 3 lakhs per month and for six months it comes out to be 18 lakhs. Here I have not included airbnb charges, maintenance charges, operational costs and tax on this income. Still without all these things rental yield is 3.5% which will go below 2.5% once we include above costs. Result: Poor investment decision
Hey! we stayed there couple of times..its costas montas, benaulim..awesome beach...nice property but the last time we went there, It was not that much maintained in comparision to earlier.

In Southern Europe people avoid brokers and then they find land ownership issues. Some property do not have necessary planning permission. Many properties have been taken down with loss of capital. Use reputable brokers, surveyors & lawyers to avoid hassles

25,000/ per night for 5 star is for 1/2 person.. 25k 5-6 people can share.. travel in groups... other logic is that in 25k you get a whole villa... 5 star will give you a presidential suite at best (25k is way less though)

For e.g. a salaried person earning XX L per year - you can take assumptions and help us understand how we can use loans, other debt instruments in a better way to purchase things that can give returns.
Akshat has been bragging about buying a property in Goa in this same neighborhood for 2 crores. Now he wants to sell to us another property in the same neighborhood for 5 crores? Does closeness to the beach demand such high premium. Besides beachside properties require high and regular maintenance due to corrosion
The property I had shown on RU-vid is in Varca, not Benaulim (which is a more premium area). My villa was 200Sq Mtr, this is 350Sq mtr. I have not shown my Benaulim property yet. Will make a video on that soon. And, no one is asking you to buy anything.

Also remember, Beach Properties are very high maintenance. My ancestral house in North Goa, is 350 or less metres from the High Water line. It is about 150 yrs old. We have spent insane amounts on maintenance. So keep this in mind.
