It’s finally here! We are asked all the time what living in Transcona is like, and today we've decided to release the latest instalment of, Want to be Our Neighbour? focusing just all that Transcona has to offer! #livinginwinnipeg #transcona #winnipegrealtor
🙌
There’s a lot going on in this one... and we will give some spoilers below:
Transcona is a suburb of Winnipeg, Manitoba and first became incorporated as a Town in 1912, then later became the City of Transcona in 1961. Well, the City of Transcona didn’t last long, as it ultimately became a member of the city of Winnipeg 11 years later, in 1972.
The borders that encompass the neighbourhood are: St. Boniface road to the south, Lagimodiere Boulevard to the West, the CPR Keewatin railway tracks to the north and the perimeter Highway to the east. This is a very broad area, and we know it. There are many subareas within Transcona, some of which include: East and West Transcona, Canterbury Park, Canterbury crossing, Summerlea, Kildonan Meadows, Lakeside Meadows, Mission Gardens, Devonshire Village, Starlite Village, Crocus Meadows, just to name a few.
It is primarily a working-class, residential suburb with some light industry. The average annual household income within the area is $74,693. It is a family-oriented community, with approximately 63.4% of households with children at home. Approximately 88.4% of the homes within the area are owner occupied.
Transcona is part of the River East School Division, and is the second largest public school division in the province of Manitoba.
For elementary schools, there are 8 public-school options within the area.
There are also four middle schools within the area and three public secondary schools in the area.
The school your child ends up attending, will largely be determined by catchment area. With many schools at capacity, school of choice is sometimes not an option within the area.
In addition to the public school system, there are 3 private school options within the area.
The community is less than 10 kilometers from the Concordia Hospital.
There are a couple of walk-in clinics in the area stretching from Lagimodiére Boulevard to the heart of Transcona along Regent Avenue.
Shopping options are abundant within the immediate area. Whether it be the smaller, more mom-and-pop stores that can be found in “Old Transcona” or Kildonan Place mall that is further west along Regent, there is something for everyone. Major anchors at the mall include: Shoppers Drug Mart, Dollarama, Home Sense, Winners, Save-On Foods, and more. There is also a movie theatre located within this mall. Surrounding the Kildonan Place Mall, there are a number of large retail outlets including; Costco, Canadian Tire, Best Buy, Superstore, Walmart, Home Depot, and more!
Entertainment and Recreation
Transcona also offers a number of playgrounds, parks, splash pads, outdoor rinks, four major community clubs and one indoor arena with three ice surfaces.
Park City West, Oxford Heights, Ed Golding Memorial arena, often called the East End Community Club and South Transcona Community Club organize a variety of recreational activities throughout the year. East End Community Club is the home to the Manitoba Major Junior Hockey League team, Transcona Railer Express.
Transcona has the expansive Transcona Trail which follows a variety of hydro lines along the Manitoba Hydro right of way. It starts at Regent Avenue and runs to the East Perimeter. It has a variety of points of interest along the path which include Rotary Tall Grass Prairie Nature Park, the Train Park, the Off-leash dog area, The Transcona Trail Park, and the Transcona Community Bio Reserve.
The Transcona Kinsmen Centennial Pool was opened in the summer of 2017. It features a large outdoor pool, splash pad, beach entry with spray features, diving boards, four water slides, and ample seating.
Another popular attraction within the area is Club Regent Casino. The casino is home to many comedy, and musical performances. Definitely worth a visit!
We hope you enjoy this labour of love.

My old friend Simon lives on Scotia he is a cat. We would hang out on a bench, best cat I never owned. I assume he moved on since then I did. It is a good area as is St. John's Park, but not so much St. John's. The area is more mellow in the St. John's Park, Luxton and Seven Oaks then the rest of the area. West Kildonan is fine and it is close to the malls of McPhillips. The downside is the the "northend" and the bad part of Elmwood areas being close neighborhoods. The houses in Luxton are old, about 1920's but many newer homes exist along Scotia Street. Homes get newer the more north you go. The homes around St. John's Park area very special big two storied and beautifully set in well trees yards. That said the park can have dangerous people hang out at times. Not the best in summer hot nights and in very early weekends. It alo gets used for fishing, bike riding, lawn bowling and kids playing. Some drugs sold, some drunks! Luxton now has more grocery choices, a wild 7-11 an exciting McDonald's nearby. But the Burger King further north is tamer! Super Boys the best burger on the northside of the city. Video Celler is home base for snacks, and cigarettes. Possibly a good reason alone for many to choose Luxton area. The beer store near is the Green Briere Hotel which is safe enough in Seven Oaks and has cold beer. The schools all suck on the area sorry, but the outdoor skating rink is good, so maybe a sports scholarship is a possibility. West Kildonan I think is the High School and Luxton is the old Elementary nearby. Property crime, yes, but you have insurance for that. Violent crimes, yes, but only in the crappy rental homes on welfare cheque nights. Tall fences, good strong garage doors, loud dogs, bright auto lights and night cams are the signs of a good house. Overall Luxton has nice old homes with flowers bushes and decent sized yards. Streets with old growth trees, river views, random benches, friendly cats, best burgers, an exciting park and the cheapest Dr. Pepper anywhere on earth. And they close Scotia Street to just local traffic in the Summer.
