I agree what you said about insurance and advertising. I would like to add Pharmaceutical companies and them spending outrageously on advertising and also that is only done in the US and New Zealand. Advertising pharmaceuticals is banned everywhere else, for good reason. It makes the cost of pharmaceuticals cheaper in other countries as well. I hope you do continue your involvement in this issue.

You called it both broth and stock. It was definitely broth. Stock (aka bone broth) is made by simmering bones for 10 to 12 hours. The marrow in the bones is the key difference between stock and broth.

I would sign the lease to save the $300 per month if the lease allows you to sublease (in case you found a house before the 12 months was up and moved out early). Or if you think you will buy a house that needs work and might need an apt to live in while doing the updates

You've probably had to decide by now, but... Last time we were renting (when we moved from Seattle to LA), I just looked at the lease break fee as one of the closing costs of buying a house. It's a bit of a gamble on whether that ends up being more or less than what you'd end up spending on the higher rent month-to-month, of course. But if you're really uncertain when you will end up buying, it's worth considering. It worked out for us, and honestly either way it's not a huge amount of money in the grand scheme of things.

You could look for houses in Century City, Westwood, and Santa Monica(north of Montana Ave.) As there tons of houses in those areas and these are [nice] areas and ars walkable neighborhoods.

It's easy to imagine at least 3 months passing before you find the right thing and then if you do any reno or building many months more can pass. Plus time before you get it. Do they have an option to break a lease? then a year isn't terrible.

Insurance companies of any kind typically only payout 4% of claims a year. They are basically banks. I have second residency in Canada thanks to property I own and lease there, which gave me citizenship on investment. Boom free healthcare. and occasionally go to Mexico for dental work, where health tourism for Americans is flourishing

Its not bullshit that they charge more lol its way less convenient for them by allowing you to just decide each month if you want to stay another month. Imagine if you rented out your house...if someone signed a year lease, you know that you will have that money coming in every month, and you know that at the end of the year you will need to find a new tenant. Month to month would cause you to not have that monthly money guarantee and you wouldnt know when they plan on leaving so any maintenance needed to fix up the place or finding a new tenant would be last minute. There are almost ZERO apartments here in Phoenix that allow month to month. They are usually shitty and run down lol its not a normal thing to rent month to month. Its a privilege. You not wanting to commit is perfectly fine and completely understandable...but then charging more for your indecsion is not bullshit lmao
