Beautiful Condo… thanks for the tour. It’s funny because our Mexico journey was similar to your until it took an unexpected turn to the pacific coast. In 2018 we looked at many properties in tulum and one condo in Tao Ocean in Akumal however it was very small and the section of beach wasn’t swimmable because of all the sea coral and rocks….and lots of sargassum 😫… that same year we took our first trip to puerto Vallarta… and found a lot of land a 6 minute walk from the pacific 🌊 ocean…even through covid construction was full speed ahead and we moved into our forever home in Nuevo Vallarta in July 2020. I often contemplate our decision… we traded the beautiful turquoise waters of The Yucatán for a beautiful new construction home with a backyard and private pool 5 minutes walking distance from the Pacific Ocean . We will always love the Yucatán side and maybe one day we can purchase a studio and split our time between coast. Sorry for the rant…continue to enjoy your beautiful condo in the best of health - your story and journey inspired us to make the move 🙏🏽
Brandon, we are going through what you spoke of above right now. We just spent a month in Playa, reconned all the little town around the area from there to Bacalar. Loved Bacalar and Puerto Morelos. We didn't purchase anything there yet. We are now going to PV to look around. I'm open for some advice for when we get there. Thanks brother.
@@ceaseless.explorer hello 👋🏽 - i will begin by saying no two coast are identical and this is certainly the case in Mexico ! If you’ve been to the pacific - west coast of Mexico you will know that it looks nothing like the Yucatán. I consider the pacific coast to have a natural rugged beauty. The Sierra Madre mountains melt away into the dark blue pacific. Depending on your budget you should definitely take a look at south of PV Conchas Chinas is a nice area in the hillside over looking the southern part of bay of banderas. In the north you can consider Punta Mita, and Chacala. There are several beautiful towns as you travel north into the state of Nayarit…. But the landscape becomes more rugged and secluded. Best of luck on your Mexico adventure brother keep me posted !!
@@kennai2094 hello. We are in Nuevo Vallarta which is about 20 minutes north of PV. We love what we got within our budget. We wanted a new construction house large enough for our family during the holidays with a yard and private pool in walking distance to the beach for under 400K . We are literally a 5 min walk from the beach. Like I mentioned before we had to give up the turquoise waters of The Yucatán side to get our dream home. Our original plan was to buy a home in Tulum but we couldn’t get such a house in Tulum within our budget…so tough decisions had to be made but we absolutely love it. PV has some of the most spectacular sunsets I’ve ever scene and the cost of living on the west coast is cheaper than the Yucatán side. The Sierra Madre Mountains also make for a beautiful backdrop within the bay of banderas! Let me know your thoughts on PV -best of luck in your Mexico Adventures- be safe.
Thanks Paul! Great anecdote about the guy doing the screens. That's one of the things that I find fascinating whenever I go to Mexico - that the barrier to entry for business is so low, and that people so entrepreneurial. If you want to go sell something and make money, you just show up and start selling :-) Would love to see more of these videos, but perhaps of different condos and layouts. I know the realtors offer these, but it's tough to really tell what things are like because they are always so staged. The simple virtual walkthrough makes it hard to "hide" things I think, which is helpful for those of us thinking of buying down there.
I love this. You asked the man to do a job that he had never done before. Apparently, he was only familiar with door and and window screens. But he saw an opportunity, a niche, that he could move into with possible success and he expanded his horizons from those small jobs to entire walls. And now he's successful at it. The screened-in enclosure king. That is so Mexican. So representative of their hard work and initiative. It almost makes me want to cheer.
It beautiful, do these type of units ever list a monthly rentals? We want to come explore Mexico to see what area best suits us. Retirement coming soon. 😁😎
Thank you Poul for allowing us to be part of your experience in Mexico. Hopefully when we are ready in few years the cost of living has not skyrocketed in Mexico. Good luck and thanks again.🍻🍻🍷
Man, we are on the same page about furniture! I plan on having it designed just like what you have. So cool! I hoping it will keep the termites at bay.
All of our bedroom furniture was custom built as well. They did a great job with the construction and the staining of the wood. Unfortunately, the folks we used are no longer in business. :(
I just subscribed to your site yesterday. I have to say your videos are kind of addictive LOL. I've been binge watching. I have a cousin and her husband who plan on moving to Cancun this month and I was totally against it because of the usual things that I've heard about Mexico. So, I scoured RU-vid for videos that would bolster my prejudice of the country and found your site while doing so. I'm almost convinced that my cousin's move won't be as bad as I thought! I also subscribed to your Spanish course site, by the way. Thanks for your informative sites.
We love the Akumal area and hope to move there as well. I love your property and the reasons that you gave for buying on that side of the highway was excellent advice. I know you may not want to reveal where you live but could you suggest a couple of complexes in that area that may offer what you have ? Your condo looks like the perfect choice for us and we would like to find something similar. Gracias !
I rented a home right on the beach 13 years ago in Akumal and I fell in love with the area. Since then I've been planning my retirement here, and plan to permanently make the move in 2024. Thank you so much for sharing your beautiful home. I love the screened in porch. I am looking for a place just like this for myself! 😊
Any chance we can get a monthly budget breakdown? My wife and I are planning on retiring early and moving to Mexico in '23. A real budget breakdown would do wonders for those like us planning for a future move.
How can someone else come up with your budget? I have help like 5 different friends do this but it starts with you. How much do you eat? What types of foods do you eat? How about Alcohol? One of my friends drank very expensive alcohol and that was $200 a month on his budget. How about medications? Special medical issues? Are you planning to buy a car here or rent a car when needed, Uber, bus, walk? How about hobbies? I have lived here over 10 years and can tell you the budget here is exactly the same as in the USA. All the same items. Water bill is cheap, cell phone slightly higher than the USA, cars cost more in Mexico, pay cash because interest in Mexico is super high. US you can get a car loan for 0 to 5 percent interest, here in Mexico closer to 15%. Property taxes here in Mexico are really cheap, almost nothing. Land can be $50 an acre in the hills or desert area up to $15,000,000 prime water front. To create a budget is the same as you do in the US. or any country for that matter. Nothing special. Food at the store costs a little more than the US. Most Mexican people live cheap because they live cheap, junk car, beans and tortillas, many live in a tiny house and a huge number live in homes from their grandparents or parents but that is a long store.
@@DrAJ_LatinAmerica exactly what you did except more fine tuned is what I suggested. I never said I need help with my specific budget, but thanks for pointing out the obvious that everyone's budget is different "doc".
@@DrAJ_LatinAmerica Hola! Sounds like you live in a more expensive area along with your more expensive tastes and questionable attitude. Hola Deltron! No elitist snarky attitude here just a quick example for you and your wife to ponder. My cell phone service with Telcel has 3G's of data with unlimited calls to the US and Canada along with continued service when I go to visit friends in the US is $200mx or around $10.25us. I shop the local markets and my grocery bill is around $150 less than what I was spending in the US in 2021 for a better quality of food. Fun fact- In Mexico if you have an income of at least $1340us per month you are considered "middle class" I rent a furnished comfortable place within walking distance to the beach that includes all utilities and maid service for $12,000mx or around $616us depending on the exchange rate. I don't live in a touristy or "expat" favored area. Hope that helps to give you an idea of what to expect. Buena suerte!
Nice place!. My wife and I just bought a beach front house in Akumal Norte ( Casa Caribe feel free to pass by)and all your videos helped us a lot!. We are in full remodeling mode (almost done) planning to be full time residents at the end of 2022. Just want to say thank you! LoHal restaurante is the best.
New sub. I think I'm on my fourth or fifth video - really good, like all the others. Straight to the point with really useful information. Beautiful condo too. I guess this is the one you sold?
Thank you for the tour. You do almost everything right, so nice to see such an intelligent and helpful person like YOU at the helm. My only comment is that the Riviera Maya is almost real Mexico, but the real, real Mexico are the historic city centers and more traditional cities with the massive churches and mainstream Mexican culture - places like Guanajuato, Guadalajara, etc. I sort of like where the mountains meet the sea, too. Often, I spend summers in P.V. and travel around Mexico from there.
Thanks Linda and Paul, I feel like I know you from your informative videos. We actually booked our first trip to the area for Jan. 2022 and are staying at the Akumal Bay all inclusive resort you guys visited on your trip there befor moving to Mexico, based on your experience and comments about their staff. Maybe will will get lucky and spot you when we are in the area in January. We will be traveling from Ocala, Fl Oh, almost forgot...your home is beautiful and it is so generous of you to share it with us! Thanks again!
We haven't planned our travel plans out as far as January, but if we're hanging around Akumal at that time, they're is a strong chance that you'll run into us. It's a pretty small place. :)
My husband wakes at 4:00AM and I wake at 8:00AM. Linda is lucky! Why is the stove propane? Is that the only option in Mexico? Love the minimalism. Thanks so much for sharing.. great post!
Many thanks to you and Linda for sharing like you do and answering the questions below regarding HOA, etc. Hope you continue with your New Years Resolution of doing RU-vid. You make a nice team together. We've been considering a move to the Lake Chappala area and are now reconsidering the the Yucatan Peninsula area after watching your videos. We had already fallen in love with the area having had a 2BED 2BATH Timeshare at the Westin Regina Cancun that also afforded us the option to stay at their properties in Puerta Vallarta and Los Cabos over the years. Back in the day we were fortunate to have been able to travel there multiple times a year due to low cost airfares, et cetera although weren't able to commit to full time living there. Hopefully, it won't be too much longer before we take a course of action similar to what you did as far as downsizing and making a go of it. Best Wishes!
We have purchased a condo in Akumal and will be moving there in December. our condo appears to have nearly the same floorpan as yours so it was very gratifying seeing more than just a blueprint. Please post the names of the carpenters who made your wooden tables and your screened in porches, as per your advice we are not bringing much furniture with us so will have some built when we arrive. We have watched all your videos and have found them exceedingly useful. Thank you for taking the time to make them.
Hi Natalie. The carpenters were Ferro & Legno out of PDC and unfortunately, they went out of business. The screens were installed by Saul (his last name escapes me at the moment). You can contact him through Whatsapp (+52 1 984 166 1374). His designs are even better now.
I wonder why screening in a patio here is so unusual especially with all the bugs! And we're from Florida too, where it's extremely common for probably the same main reason. BUGS! We screened in the patio of our rental in Playa because 1) bugs and 2) so the cats could go outside, but not escape. But when we were trying to find someone to do it, we got a deer in headlights look until we actually found someone. Unfortunately, based on the final product, it might have been his first one. Haha! Anyway, it serves the purpose.
We just got back from Akumal a few days ago. We stayed more in the jungle this time. Was wonderful. Drove to the beach you are showing. The sargassum was so bad. Turtles now have a hard time coming to nest trying to get through. The water was murky too. Went to Cozumel after. Since the sargassum doesn’t flow in the direction of the tourist side of the island it was clear there.
Hey Qroo, I love your condo. I think you mentioned in a past video that you sold it. I was just in Cancun for a week at Live Aqua. Anyway, I love the information you pass us!
I stayed in this country club for about 5 months in 2021. It was absolutely stunning, probably the best trip I ever had in Mexico. I thought about financing a condo from TAO, however the financing options were not that great. However, renting a condo in the Riviera Maya was a breeze and still more affordable than renting in California. I miss Akumal everyday since I left lol
Small world. I agree that the financing options offered by many developers in the Riviera Maya are not ideal. We sold the condo featured in this video last year. Nowadays we just travel around.
Thanks for the tour. We had driven through your community and have eaten at the Lo Ha a few times. At the time it just wasn;t in the cards to purchase but who know for the future. Sure do love Akumal.
Yes. It varies bu size of the unit. Ours was around $150 a month but that employed over 30 full time emplyees: gardeners, painters, security guards etc.
Love your videos. We have a place just south of you, in Puerto Aventuras. We vacationed there a few times and fell in love. Don't live there yet, but someday will.
Thanks Paul for all these video and info. We'll probably see you and Linda around this winter. We liked it so much there we also bough, KUN. Looking forward to our winters now.
I had a for bedroom and four baths gated condo with two floors, that I rented for $450 per month . I had my furniture made, purchased a new VW, and helped the non begging people. When I decided to leave Acapulco, I gave everything away to my body guard, and many families. The earthquakes were the deal breakers, and I had been visiting and living part time since 1962. God blessed me to bless others.
My favorite places in Mexico include Puerto Vallarta which I've known as a small village long ago, Huatulco and Guanajuato. It is a beautiful country and I also enjoyed Brazil immensely - my wife's from Brazil. They are wonderful places to live, but it's difficult for the young people coming up to find opportunity.
Just curious, I´ve seen some recent bad presser on the West Coast of México, lots of gangs, bandits, road extortion. Is that all just «60 minutes» TV hyper or is that something you´ve heard?
@@NewLife2028 Dear Pablo: You have to have street smarts wherever you live. I've extensively traveled in Mexico and lived there some summers, but rarely have had problems; however, you have to recognize when something's "not right" and you cannot be afraid. I've seen some gringo cars get pulled over for a regular car (do not be stupid) - some people will scare a gringo to get a free payoff although it's rare - there's a few bad eggs. I feel safer in Mexico, because I've spent a lot of time there. It's my opinion that incidents happening in Mexico get publicity on the news, but the news won't report the incidents up and down the streets at home. With open borders, the US is inviting criminals in from everywhere - it's less safe in the USA today especially in the big cities with so many pretending there's no crime problem. Confident visitors projecting good will - they should all be safe traveling in Mexico!!! I would caution those driving there that roads and highways have more hazards and are less safe than in the USA - so drive with great caution - do not be in a hurry!
I'm new to your channel and started watching videos. My husband and I are talking about moving to Mexico and deciding where to move to. If you don't mind sharing how much rent is a condo like this go for - we are thinking of renting. Very nice place. I just learned you sold it. thnx for sharing.
My son and I just bought a condo in tulum off Coba Ave, Xalet. Last year we had a fantastic thanksgiving night dinner at lo ha. I think that’s the name. Would love to meet sometime for a margarita
Good stuff. Thank you. I realize this is one of your older videos and hopefully you see it. Three questions if you don’t mind. First. What are or is there condo fees in in your home? And a question from my wife who loves turtles as well. She would like to know where you got the picture of the turtle that you’ve in your bedroom. Lastly. Does one actually own the property where say, where you live? I’ve heard about foreigners not being able to own property within either 60 Km’s or 60 miles from the ocean. Thanks and all the best.
Thanks for watching the video. 1) Our condo fees were around $160 USD a month. That employed a staff of 30+ people (gardners, security guards, painters etc), 2) We bought the turtle painting at a small shop in Playa del Carmen where local artists all put their work and take turns running the store, 3) we owned our condo through a trust. This video expains foreign land ownership in Mexico: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-ZODUhp8MSA0.html
@@qroo Thanks for getting back to. As I’ve said before my wife and I are planning our retirement in a couple of years and your videos are extremely helpful. Thanks for including how it works for both Canadian and American viewers. All the best from Calgary.
Thanks for sharing your home. Very nice set up. The condo complex looked great. Would be curious about the amenities. For example, I would assume it has a pool, or given the fact that you're so close to the ocean, perhaps a pool isn't used or necessary. Also, what are your HOA fees? Thanks!
We have access to two pools and a gym. There are also gas grills at the pools that we can use. The HOA fees vary by the size of the units. Ours is around $150 USD a month and we have over 40 employees who work full time for the HOA. There are painters who paint the buildings on a constant rotation, garderners, security guards and employees who clean the walkways and common areas.
Hi Paul. You have a lovely condo! I know you are not a realtor, but do you have a sense in condos in the resort areas in Mexico tend to at least retain their value over time? I have seen yours and others videos about buying in Mexico, just wondering how “safe” an investment it is. Really enjoy all your videos!
Once the neighborhood is established, the values of the property seem to be holding well. When I say established, I mean that they are not new brand new developments. With the new developements, it can be kind of hit or miss because the prices are arbitrarily set by the developer. We have seen areas communties where the price points over time were lower than what the first wave of buyers purchased their properties for.
Thanks for the tour. How is the noise insulation in your condo? Are the condos there made better than in the states? Am currently in the Lake Chapala area and enjoy the sounds of Mexico but don't enjoy them when they are super close like above you or next door. Houses appear to be better made here in Mexico than in Texas. Is that the same for condos in your opinion? We are looking to rent a condo soon by the coast. Thanks.
Hi Jim. I think that condos in the States are generally more sound proof than the majority of the ones we have visited in Mexico. We do occasionaly hear the neighbors walking upstairs or next door.
@@jimcrooks6683 you could hear every single foot step in the condo I had in Utah. It was so bad. Here in the states they now seem to just invest in the look and not into the sound!
Thanks for the glimpse. I like, and I can afford. I probably need 1,500-1,750 sqft though, I need to be able to ramble a bit inside. Still, I imagine it's doable for
Beautiful! I live in PDC & west of the highway. The noise is the biggest thing for me. I love to go out meet up with friends, etc. however I've spent a few nights in Centro & I much prefer leaving it behind to live in a gated, secured neighborhood just a short ride to any number of beaches.
Good stuff! That condo is super nice. I just bought a condo in Puerto Morelos. I hope it will be a good investment for me. I hope the police are not crazy corrupt there. Actually, would be better if they were not corrupt at all! Oh well. I love your condo and who knows how much that condo would cost close to a nice beach in Florida!
I love it they’re very beautiful haven’t been there in a little while but when I was we were still allowed to swim with the turtles I hear now they’ve stopped at but an absolutely beautiful beautiful part of Mexico
Nice video, much appreciated, I just wish we had a habit of stating condo fees when stating price, for example a condo in the US in South Caroline is on 70k however 1400 a month in condo fee.
Around $150 a month and that employs over 40 employees: full time HOA director, painters, people who clean all the common areas daily, 24 security, 2-3 guards per shift, full time gardeners, pool cleaners etc. Not bad at all for all we get.
Nice job on the video. While I’m not a condo kind of person, I really thought your situation looked pretty good. I purchased a house in Costa maya for $140,000 usd and to date with add ons and Maintenance and repairs my cost basis is almost $300,000. So your $150 monthly fees sounds pretty good. Thanks for sharing.
@@qroo Love to see the video, when you settle again and buy a casa. Six years and moving from the UK with two dogs in toe. Love a video on how to do this 🤯
Less than 200k fully furnished, less than $200 property taxes, about $150 a month HOA to employ 40+ full time gardeners, cleaning staff (exterior), security guards, paimters etc
Hey Paul, I know you did end up selling this condo, so where did you and Linda end up moving to? And are you back to renting, or did you purchase... and why did you move from such a nice area?
Hi Paul, I was looking at one of your newer videos and you guys mentioned you sold this home. Any insights on why you guys decided to sell? was it the location?
Nice Condo - love the Red Accent Wall. In Canada we have a similar condo w/ a blue-grey Accent Wall. I prefer Red but my wife doesn’t like it - lol. Love the fact your condo is in a gated community and the beach is walking distance. I’ll check your videos, but if not yet - by chance did you explain how to buy a condo in Mexico? Must be a lot of red tape to purchase one, I’m thinking- no ? I’m enjoying your awesome Vlogs - interesting. Now to convince my wife to retire in Akumal/ Riveria area …
I haven't done a video covering all of the steps in buying...yet; however, I do have one explaining the legalities of foreigners owning property in Mexico: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-ZODUhp8MSA0.html
