With it being such a small dark space to begin with , i am surprised you decided to use such dark walls and black appliances AFTER even reducing the sky light windows to bring in even less natural light . It will demand the use of more power to simply illuminate the space during the daylight hours .
My thoughts exactly, it is well known that green in a y shade absorbs light. Not well thought through. But apart from that, it is a very good job on the renovation.
The countertop is better darker as it contrasts with the lighter flooring. It’s almost always an eye sore when you see someone tried matching stain color with different woods, resulting in a shade off. This also offers a masculine compromise to the feminine touches throughout the place. Now you can have darker furniture to complement the countertop. Not a f*** up at all. Great time lapsing, etc.,loved it. One hell of a renovation. Excellent work!

What an amazing amount of hard work - well done! I appreciate the amount of detail included at every turn, as I love to learn exactly how things get put together. It’s wonderful to see somebody who could look past the horrible, and see the beauty beneath. I’ve had the pleasure of tearing up and re-making several homes over the years, there’s nothing more satisfying, and I miss the joy of that involvement. My last project was buying a derelict stone schoolhouse in northwestern ireland, online without ever seeing it. From NYC into a new life camping out in a construction site - but I was only sixty, and things came a little bit easier ten years ago. Alls well that ends well - may you have continued success in all your projects, and joy in the doing!
Really great job, especially as you’re only 23. I think you did a great job of converting such a dismal place into a lovely flat. The only nitpick I have is the moulding on the floor - it’s a pet peeve of mine, and as you were installing the skirting anyway I’d have put the floor down first then added the skirting. You still have an expansion gap, but it looks so much better! Great work though, subscribed.

What an amazing project! So glad you kept the roof light, even though the original was too big the style of it really suits the environment and it's definitely a great feature for a roof terrace. Can't believe they had that covered up. Such a waste.

Beautiful unit! I particularly like the fact you paid attention to the amount of room in the bathroom by putting in a sink from back to front that was shorter than normal. It fit perfect and enhances the movement in the bathroom there. About my only critique would be on the fridge, I would've had the hinge in the corner rather than on the side by the sink so that when you want something you can see it without having to bend over the door to get it. Other than that which depends upon your personal choice, you did an excellent job, and it turned out beautiful. Thank you for sharing!!

The point about the fridge I totally see, however practically it’s not possible because I tried, the angle of the cupboards wouldn’t allow the door to open fully. Meaning the shelves inside couldn’t be pulled out for cleaning. I agree it would have been better that way

I know here in Canada that bedroom wouldn’t pass inspection. Bedrooms have to have a window for emergency escape. I mean it’s a space for an individual so I don’t know why you’d waste the space with the walls. The roof would have made a great garden terrace. Although I don’t know what privacy laws you have. Those windows are right level in the one corner. Still all in all great job you can be so proud 😊

Connor that was very impressive especially for a young chap, well done. What about the 'roof' terrace and external space? Drainage at the back door worries me if there's a cloud burst. Really liked the colours too. Regarding language, I suggest using the Nan proof Irish 'Fek' as a softer way of stating the bleeding obvious or the structural integrity on walls/beams etc. Fek, feker, feked, fekin' hell, for fek's sake etc etc, it's just a bit softer 🤣 Having used it for 50+ years, you can get away with murder!
Thanks for the great feedback! So the external space and roof terrace is going to be completed in the summer so there is a video on that coming in the future. Not to mention the sauna! Yeah I share your concerns with the drainage, fortunately the upstand is around 200mm to bellow doorsill plus I have taken some precautions that I wouldn’t like to go into here…. 😂 I could defo do that with the language however I’m not sure I can do it without the accent which would probably get me in more trouble!

Thanks a lot, there is a communal hallway where a washing machine will be located. Not a ‘profit’ as the property has been refinanced, but put it this way it was a money all out refinance. There will be lots more to come on this project content wise I’m going to break all the stages down showing exactly what I did and why. There is also a sauna and a roof terrace coming
I know you have a few projects still on this property, but iif I were buying or renting this property, I'd like to see the back steps and walls cleaned. Currently looks like a trip to A&E unless it's bone dry out there. Love you faux panelling, doors and radiators - very much agrees with the age of the building. Dad's skylight was a work of art! You are lucky to have him. Bench top was a happy accident imo.

I associate the term "Bespoke" with VERY spendy suits from tailors with signs that say "Est. 1802" Not weird little apartments in buildings that are trying to just kneel in on themselves! More power to you sweetie. I hope this was more fun that it looks. Personally, I was surprised that you didn't find a body buried between the couch (sorry, Davenport?) and the collapsed ceiling debris.

What was the first sheet layer you put down on the roof? It looked like the ends 9f the sheets were not supported at the joints. Why didn't you run the roofing membrane the entire length? Was it because of the changes in slope?
It’s T&G egger protect. They don’t require full support as they are T&G you could set the battens to fall on every joint if you really wanted but very overkill. Because it had to be done in stages due to bad weather
Great looking job! Curious as to why you put cabinets, toilet, sink down before laying the floor.....remove any of those fixtures, and the holes will be exposed.....

In So. Ca. we don't get much rain but, we are required to run continuous metal flashing 12 in. up wall to have a 6 in. overlap from materials above, paper or metal....We use buckets of tar and a large propane torch to "hot mop"...its so different but the same objective...no leaks.
I’ve seen the hot mop videos I’d love to learn that, however we don’t have the materials here, It’s so weird how we do things so differently but still the same result!

You should lay the floor before adding the skirting and you don’t need those mouldings to cover the gaps. It gives a better finish and is cheaper and less work. You should keep the ceilings white to reflect light and lift the ceilings visually. I’m not being picky, just trying to offer advice. I’ve been a proper developer for over 25 years. Well done 👍
Interesting place- Was curious if you did roof pavers, or a deck on the roof. A spigot on the roof to have a hose to water the plants. You built the caps for the roof-Could you replicate those with stainless steel and then add about a foot on top as a planter? Or fiberglass?. There might be a weird microclimate thing going on with that roof Very protected from wind. Ask the neighbors if you could paint their exterior walls white to reflect more light. Then a little bamboo forest strategically screening some neighbors windows. Plus they might enjoy looking out on some greenery...

Interesting project mate, and a well made video. In my experience you are spot on regarding the little finishing jobs being their own little bit of hell when you get to the end of a job like that. Regarding language, I don't care if you fucking swear 😊 but you might be costing yourself views and what have you, which would be a shame when you've done such a good job of both the renovation and the video too. Maybe do a radio-friendly edit? I'll be watching your next one either way!
Great job for a small place but that floor is os going to be moving and sinking as it should have had insulation between some wood framing to give it strength.
Great video and end result but take it from me, from one creator to another, stop responding to negative comments, just ignore or delete them and block the people who are leaving them. Firstly it isn't worth your time, and secondly it doesn't bother them when you reply, that's what they want.

Looks great but I can’t understand why you would put wall lights directly opposite one another, especially in such narrow spaces. just looks a bit odd to me.
Well done on the craftsmanship side, but you had the chance to bring lots of natural light and a modern open feeling into the apartment, but unfortunately you build a Victorian style bunker with claustrophobic rooms and dark colors. Chance missed. Maybe you shall care about contemporary living styles on the next project. There are lots of architects on YT who are into small building concepts, like Gemma Wheeler...
Surely the plaster needs to dry out not hydrate Try dulux Supermatt trade emulsion or maybe crown obliterating emulsion creates a skin (try it saves a whole old fashion mist coat process) well done with what you’ve achieve PS. Pop into a decorator centre and ask about acrylic emulsions
Terrific work. Having just redone 2 tiny places (using builders who did the work to a much lower standard) the only queries I have are about storage, the washing machine and ventilation?

It's almost like those people don't want to sell these homes so they can be loved again. You better sell as fast as possible before things get worse which this obviously did
I the story with this one is the guy just let it go too far as it was an issue then he didn’t want to sell because he still had a mortgage on it. But eventually he had to sell and cut his losses.
Why so the double sconces facing each other in the hall and bathroom seam a bit much. They don’t draw the eye or frame anything out. Larger pucks in the ceiling would be the better way to go.
Please don't think im being a dik, I just don't understand why the roof looked like a patchwork quilt, surely the more seams lead to more risk of leaks, especially on a flat roof?
Yeah no problem, the product is resitrix specifically designed for situations like this where access could be an issue. The seamed are melted together with bitumen and the product has a 50 year guarantee. Also because the roof has so many falls a large single sheet of edpm wouldn’t have worked as the roof is so complex.(well I couldn’t have made it work I’m sure if a team came in they could)
On such a tiny build, why not use cavity doors, and why reduce the skylight to something so small, a longer narrower one would have given better lighting and glamour whilst still leaving room for a terrace, also don’t get why when you have option to allow more natural light you keep small windows or a single door and small window access, we’re you just going for the cheap and easy rather than constructive and useful eco living. I’d bet anything at max sunlight with all the lights off, it’s a dark as a mushroom bag. Where do you fit the wardrobe, laundry items and cleaning storage?
It’s a conservation area, so I wasn’t willing to go through the planning process to try to change any windows or opening. Skylight had to be reduced with a like for like design as it was in bedroom and living room. Trust me when I say development is a lot more difficult than just doing whatever you want whenever you want, there’s a thing called a budget which you need to follow. Not daddy’s money here

sadly the annoying musik is louder than what you explain doing. --- i would put the TV on the oposite side, on the wall between kitchen and bathroom and a bigger sofa on the wall where the TV is , that way the room is much bigger and the sofa not in the way

You can’t offend someone who admitted they were wrong! 😂 I’m going to tell you why I couldn’t keep the sky light not because I’m angry but because maybe you’ll understand there is more than meets the eye with most things. 1 the reason the property was like it was before is due to the sky light. 2 the skylight was way too big and would have been in the bedroom and kitchen causing a multitude of issues. 3 there is something called an EPC in the uk, it wouldn’t have passed with the skylight. 4 it’s single glazed and all the heat would go straight out. Do you need to say fuked all the time? I like to watch with my kids and saying messed up works betta I do the same thing here in Canada with 29 rental properties under my belt now. Some advise. Keep it simple for rentals. Tight space and all the finishing takes up valuable space and more stuff to repair and paint before a new tenant. Also most of my money go into kit and bath. Add a Japanese toilet seat for an extra $50 a month. Vanity and toilet too tight big turn off. The layers on our walls is crazy here in Canada. You saving you or the tenant money? No return on that investment unless govt required. Also. Use semi gloss paint on walls and ceiling. Durable and reflect light in dark spaces. And get rid of that big lamp post, it will not add value over time. Large glossy tiles in bathroom. Our order id different thank yours and save time mucking about. Paint walls. Do finished floors. Install doors. Install kitchen. install all trim including skirting/baseboards Also invest a little money and lime to the common area add value free of charge. Must have a cloth washer Cheers mate
