Beautiful job ! We stayed in a VRBO near Denver and the owner did the same thing only it was a 2 br but it was absolutely gorgeous ! And he had a single stall in the garage underneath for his renters !!

A lot of viewers are not used to the SF Bay Area building and housing pricing. It is really expensive at $550.00/sqft of living space (of course you get the garage also), or $275.00/sqft, if you count the garage space. It really isn't the building materials cost. It is permits, inspections, labor rates, contractor upcharges, etc. As soon as you get 1-1.5 hours out of the SF Bay Area, this could have been completed for more like $185,000 to $235,000. If I owned the land, like it appears here, I personally could have gotten this done for about $80,000 to $100,000, including all permits and inspections. But I can do almost all of the construction myself, with 1-2 part time helpers. Not everyone has that expertise or help. If they are happy with the result and costs, that's all that matters. @B Babbich I am sorry, but I don't know what current remodel materials prices are in your area. However, assuming your permit process is reasonable, and you can find decent contractors, my best guess, and I stress guess, for something so small would be between $20,000 and $30,000, not counting permits. Keep in mind, many jurisdictions allow homeowners to perform their own work, as long as it is permitted and performed to code. You can save a ton of money by hiring a framer, plumber, and/or electrician to act as your supervisor/trainer, where they only lay out the job, let you do the bulk of labor, and then they verify that it is up to code, prior to your inspection. You pay them more per hour for their work, by a lot, but you save overall by not having them do everything. Just make sure you use licensed and bonded contractors.

Hi Raymond, this project cost about $330K and construction took about 10 months to complete.

@@michellewelch6013 >1,200 sq ft including the area of the garage. That's on par with what I've been quoted in Santa Barbara for a new two story garage+studio ADU above
