I am a bachelor. A 16x20 two story unit on a poured foundation basement would be more than perfect for me. But the zoning restrictions in many areas just destroy the ability for people who have the means to buy property and build a small square footage home. Small homes are the practical future of home ownership for most people who have not married and don't ever intend to have children or are empty nesters who dont need the square footage.

I would strongly suggest pretending that you still pay rent and invest the money you're saving. If you were to put $1000/month into an S&P 500 index fund which is considered low risk, after 10 years you'd have roughly $205,000. I would speak to a bank employee and see if they can recommend a financial advisor though, they'll most likely be able to offer a better financial strategy.

As someone who use to do final clean outs on brand new homes ($250k to $500k), I got to experience up close how homes are constructed and abused before a family moves in for the first time. There are lots of corners that are cut and things that are covered up. Construction workers don’t care enough to take dear care of the home their building either. Besides that a lot of the materials that are used are not the best quality. I won’t mind learning to build a home with a shed. The wood set up is almost the same as a fancier home. Lots of pressed wood.

I've come to realize that the key to amassing wealth lies in making sound investments. I purchased my first home at the age of 21 for $87,000 and sold it for $197,000. My second home, acquired for $170,000, was later sold for $320,000, and my third property, purchased at $300,000, fetched $589,000, with buyers covering all closing costs and expenses. Not reaching a million before retirement feels like an unfulfilled goal.

We did something like this in 1999 as a cabin on a remote property. The initial cost was $16,000. Over the next 20+ years, we have added electricity, insulation, A/C, heat, sheetrock, flooring, a composting toilet, and so forth. We still haul water. We didn't have a lot of money and had to do it piecemeal. My husband is "handy", but not a carpenter. It is still a work in progress but has been our happy place for many years. This may seem like a step back, but my grandparent's homes were not any better than this and they did not feel deprived.

My parents raised 10 kids in a Sears Kit House called a "Four-Square". It had already been built when my parents got it so it was all tricked out with full basement and porch on three sides. I don't know why people stopped making these; the quality and ease of construction is great! I started looking at "Boxables" for a ADU for my property, but a shed is pretty much the same (except it doesn't fold) and a heck of a lot cheaper. I think it's a great housing alternative, especially as a guest house/granny flat. Thanks for the detailed info!

Couple notes Ray: 1. If you build the bedroom & kitchen into a 16ish contractor's trailer she has a place to live much quicker... and an RV. You have a place to sleep while working on shed. 2. and it moves quick if you have a bad karen neighbor or zoning hawks 3. bucket toilet for the RV mode 4. Real toilet in the shed 5. Shed = living room/office/Bath. 6. Solar stuff goes in back of trailer if you are doing solar 7. Covered walkway/porch between the two. 8. Shed on a skid, see #2. Been thinking about this for years, getting ready to roll on it. Unless you are going full zoning compliance you MUST be able to move everything in a day or two. This argues for strongly for a 2-shed/trailer setup.

From home builder: Please anyone considering this please please please BE CAREFUL. There are a TON of extra costs to setting up a home, you will NOT pay just 10 grand plus another 10, housing is no small deal and the people that are setting up a shed house for cheap are very experienced in contracting work. First and foremost, the immediate thing you'll run into is the LABOR SHORTAGE. You more than likely won't be able to simply call a contractor and have it done quick, I've heard if contractors right now behind even 3, 4 and even 5 months right now! Secondly, you're gonna wanna be off grid on UNRESTRICTED land which you can find mostly in states like Tennessee or Texas. Thirdly, you will need all kinds of skills, many of which require permits. It's only worth it if you can do your own off grid plumbing (compost toilet), do your own electrical wiring (solar). All in all there's absolutely no reason you wouldn't just pick up a camper on Craigslist, pick it up with a rented truck k and hook it up. This is housing please please be careful there is no industry where you could lose so much money so fast!!

The entire housing situation is set up for this. The local municipalities are incentivized to have high housing prices. Taxes. Then layer on everything else that pushes housing up (investors, RIETs, foreign cash). Housing will probably never be "affordable" again. Even if it tanks? Prices will remain flat at best, because investor demand will still push it up. Owning a home is now a luxury.

I am a site work and drainage contractor in Florida where we get 5 to 6 ft of rain every year to be honest you're 100% correct about verifying drainage and flooding issues before you start construction, but some of the things you say certainly make it sound impossible for an average person to work out a drainage plan when laying out a house on their property. The concept of flooding your property would be virtually impossible for most folks unless they have the lowest lot in the neighborhood and a convenient Pond somewhere close from which they could pump enough water to flood the entire property. We simply don't do this in the Building Trades. A level and a grade rod and a little bit of Common Sense will tell you what you need to know. That's what surveyors and Engineers do! If you own the lot for any period of time prior to starting construction, simply observing the natural rainfall patterns and surface flow will tell you what you need to know and what you need to do. If someone simply doesn't understand this, building departments, flood zone maps, and an engineer can help. It's the same story with wind loading and for the folks up north, snow loading. It's not a black art, but rather information that is readily available at your local building department. I don't even want to respond to the people drowning from climate change comment!!!

My hubby was so handy! He built from scratch a cabin in a barn shape but ‘blew out’ the top so we could stand up better even with the sloped sides. He plumbed, insulated and wired it up, put up sheet rock. We scoured Home Depot’s and Lowe’s for dent and scratched cabinets, stoves, a fridge Furnishings etc. He did most of it ourselves but the whole family pitched in to help. It actually had two bedrooms upstairs!! We bought one of those pretty propane fireplaces they sell at Lowe’s for heating and had window A/C units for those endless hot days in East Texas. Later we added a covered porch with rocking chairs. He has since passed away, unfortunately and I sure miss him.

I actually built that shed shown at 2:49 and that slider is an 8ft. tall 3 panel that slides completely into the wall. Between the slider itself, additional material to beef up the opening, (it weighs 600+ lbs, and the header and sill need to stay dead level), and the labor, it added over $7K to the cost. That is also just a single room office/ studio for the artist owner.

All you need to do is have a foundation set up for two sheds to be connected like a letter L and you would meet the square footage requirements after the second is set down and connected with a small connector shed. So the inspector sees you have only one shed, but foundation can hold two. You pay off the first shed house and then get the second in stages, then the connector building. Patio goes inside the L with table and chairs. It will pass after the sheds are connected. Video.............Brackleberry Ranch at Hummer Hollow.

This is my and my sister’s retirement plan. Our mom inherited a small house and 12 acres in the country. We want to build us each a tiny house on the property. All of her neighbors are Amish (mom actually works for them- she’s their school bus driver :D) and said they would help us build them. When kids come to visit, they can stay in the main house. They have a well and run on gas, so not sure how hard it will be to get utilities set up, but we’re budgeting for it for sure. Also love that we’ll be able to keep an eye on mom and each other while still maintaining privacy.

In Halloween 2019 the Home Depot in my town turned this shed into a mini haunted house for the kiddos to trick or treat in in their parking lot. We just had a tough shed installed from Home Depot. It came on a trailer in pieces. The crew of 3 men took 2 days to build it. We live in the Finger Lakes region of NY. You would have to do a ton of work to be able to live properly in these sheds. You would be better of starting from scratch. As far as sheds go it does what it needs to do. We will see how it holds up to NY winters. Last year we got 47" of snow in under 48 hours. The craftmanship is just not there for a quality long term home. I have 30 years as a Union tradesman. I can tell you these sheds are slapped together as fast and as cheap as possible. You don't get much for 6Gs. JMO

To me, the ideal scenario would be to install one with the bare bones required to get an occupancy permit, then spruce it up while living in it, as your time and money allow. Staying out of debt being the goal. It would be interesting to see a budget for land prep, slab pouring, septic, etc. I suspect those $20K sheds will cost well upwards of $50K to get an occupancy permit, but that's still a small fraction of a spec home... Then the fun part- customizing it to your needs and tastes.

I think that's the real key to building a shed home--learn to be a bit more handy. I learned a lot from my father so I can do simple things like changing out a light fixture or garbage disposal and even a toilet. I don't know how to run wiring or rough in plumbing but I have a son who can. I also learned basic carpentry from Dad; using that old saying about 'measure twice, cut once' is all about accuracy and it works. I know doing electrical or plumbing can be intimidating because you need to know what regulations must be met. However, there are often courses from the local community college where you can learn a lot of basics so you can understand what the regulations are. Then even if you choose to have some things professionally done, you understand what should be happening. It's all about practical knowledge put into practice. And the feeling of accomplishment is incredible. It's also a form of freedom that no one can take away. Start simple; build a birdhouse or paint the bedroom. The people at Home Depot or Lowes or your local hardware/lumber yard are usually happy to help.
@aday1637
@aday1637 2 года назад
First thing to remember is to NEVER buy a shed kit at Home Depot or Lowes. You will pay double for the same thing if you take the time to figure the lumber pieces yourself and buy them separately rather than as a kit. This will allow you money to finish and furnish the mini-house.

Building your own small home is probably a better option in this case. These sheds are not usually made out of the best materials and in the long run won't be the kind of investment a built house will be. You can build your own small cabin for around 6000 and actually know what materials were used and that there were no cut corners.

Buy cheap land in Rural areas. Maine, Arizona, Colorado are good states. Lots of areas with no real building codes or permits. Just get a compost toilet for septic. Dig a large hole for grey water drainage with a simple pipe from the shower and sink. Gravity fed plumbing. Solar panels and batteries for basic electricity, normal wires are all that's needed there. Only thing to budget for outside of that is insulation but that's easy to DIY, and a wood stove for cooking / heat in the winter.

I've always looked at these " sheds" in the Hone Depot / Lowes parking lots and thought they would be fun to make into little houses. I know the zoning thing isn't no joke either! My parents home is on an Island. They've owned it since they had it built 49 years ago. But, they had a small shelter built to hold holiday decorations, and just anything EXTRA they didn't want to have in the house year around. Sure enough, just a week after they built it ( this was in the 80's) someone pulled into the driveway and he was there to ask about the NEW ADDITION mom and dad added onto the house! Lol It wasn't connected to the house, and it's way smaller than these " tiny home " potentials being shown. But, it had to be added on to their property taxes !

California does allow granny flats or ADU (Auxiliary dwelling Units). They still have some requirements. You have to consider that the ADU has to be separated from your home. You need enough space on your lot that you can achieve fire and land use regulations. Often at least a 6 foot setback from your lot border is required. Some lots aren't big enough for this.

With the median priced home in the country edging towards $400K, wages flat, inflation, student loans, fewer and fewer Americans can afford a home or rent. It appears that we are on the cusp of a solution with affordable housing. I like the idea of 3D homes, modular homes, precast concrete homes, container homes, and so on. Many neighborhood are not zones for these so cities would have to be designed from the ground up with affordability in mind.
