I am a buyer of Mahira Homes 104. Would like to add that there are no PSU/ private banks offering Home loan to Mahira Homes 104 project. Buyers have to arrange funds by themselves.

Its sad till date 7th March, 2024 Tower H, M, N no progress is there they are not working nor employing labour to construct. They have already taken full amount from alll the flat buyers. whether we will get the flat or not? If yes then when? Million Dollar question. I do not understand what the controlling authorities doing? What for they are constituted? To loot innocent buyers?

Government should open escrow account and payments to the contractor should be sanctioned by the Government Authorities as per the construction schedule. TCP, Haryana has invited applications for the affordable housing colony so they can not run away from their responsibilities. Buyers have invested in the property on the name of TCP. What our IAS officers are doing and why they are not applying their common sense ?.Why builder is sending allotment letters to the buyers, it should be the regulator/ TCP to send allotment letters to the buyers. why buyer should pay directly to the contractor ? Buyer should pay directly to the TCP, Haryana. I am sure, if on some good day, any honest officer take over the position of authority in this department, he will change all the rules and regulations. Contractor should be having no authority even to cancel the allotments. Advice for TCP is that be serious and do justice to your duty. Change the rules for construction method, buyers should make payment to the government and government should transfer the amount to the contractor as per the strict construction schedule. In this way, if contractor defaults on the project for any reason then the new contractor can take up the work because the original contractor will not get the entire money at once and TCP should be having enough money to execute the project through the new contractor. TCP should ask contractor to submit the performance security of at least 10% of the project value before start of the work and this performance security of 10% from any reputed bank should be valid for the entire period of 3/4 years (as per the original date of completion of the project)

Why can’t people just stop buying under construction flats. Treat it as an investment where there is a slight possibility of losing all your money. Gareeb aadmi should never buy under construction flats. They are not investors.
