यूनिटेक की 74 प्रोजेक्ट पर काम चल रहा है जो फ्लेट लोगों को देने हैं उससे 3200 करोड रुपए मिलेंगे और जो फ्लैट अभी बिके नहीं है उससे ₹8000 करोड़ रुपए और आने वाले हैं। नोएडा अथॉरिटी ने भी 443 एकड़ भूमि विकसित करने की परमिशन यूनिटेक कंपनी को दे दी है और लेआउट भी पास हो गया है।

A land bought for rs. 1.5 lakh 20 years ago, current valuation of that land(as per gov) is rs. 10 lakh.A new house (constrution started on 2021 & completed on 2023) worth 18 lakh rupees was built on that land.Now, if I sell the house for rs. 27 lakhs, how much is my capital gain and how can I save tax? Hume bhi flat buy karna hai par Mumbai me bhi bahut flats ke rate bahut bahut badhe hai 1.5cr me 600sqft. bhi nhi milta 2bhk chembur ghatkopar mulund bhandup,kanjurmarg vikroli kabhi price kam hogi??? please

If I sell a plot and make LTCG in Dec last year, and I don't reinvest in another property or open a CGAS A/C by 31st July when I submit ITR, but I do it in 2-3 months after that, do I have to pay full LTCG tax or only a penalty for the delay? Moreover, for Long Term Capital Gains from selling a plot - is it correct that only the amount of the Capital Gains must be invested in another property or Capital Gains Account Scheme?

Thank you for making such informative videos.It is only because of your videos that my home buying experience have been very smooth and an informed process. I have 3 questions on this : 1) Can a bank deny home loan on the grounds of not having a home insurance at the time of availing the loan? 2) How long should we keep the home insurance tenure? Should it be equivalent to the loan tenure or maybe even more, i.e. till the age of 40-45 years of the construction? 3) Like health/life insurance, would someone from the chosen insurance company do their due diligence and then decide on the final sum assured and coverage amount?

Govt increases FSI so that people can get shelter at affordable price. But this policy is being misused. Land prices are deciddd as per FSI. Prices are increased in the name of amenities. Little do they think that it is only going increase their cost of living. If flats are not cross ventilated, every room requires AC and adds to global warming and increased electricity bills making life difficult. If builders cannot construct cross ventilated flats they should shut their shops. Housing has become a curse where people are mislead in the name of faulty development. The policy requires drastic changes. I strongly advocate buyers cartel for every area so that people can buy homes at affordable prices. We need to put an end to corruption in housing industry. Pl do not misunderstand me. This is the need of the hour. No wonder this sector will be facing recession very soon.

Forget everything. First teach builders to construct cross ventilated flats. Abolish builders cartel because it has given rise to monopolistic tendencies. Builders decide the price of the flats. The prices are not decided as per the affordibility of buyers. Prices have shot up making it unaffordable.
