My suggestion would be to consider a multi-family house where you could live on one floor and rent out the others. This way, insurance costs could be shared. Additionally, if your spouse has an EAD, income declaration will be easier.

Have to consider risk and stress factor in having a second mortgage rental property. It may look good *on paper*, but there are risks like renters not paying rent, big maintenance(of course Covid like situations) and the stress of being on the hook for two Mortage payments every month. Buying in cash or at least after paying off first Mortage minimizes the risk. Many don’t consider the risks and just go with paper calculations but reality is quite different and have to factor in risks.

Many of my friends are doing it well They are following very good practices You can change into one mortgage and handle it well and yes it’s subjective Any investment is having risk and stress Here relatively very very low Maintenance is the big part but can handle it well

I have to agree with Balaji Yuvarajan on this. Make sure have good insurance to cover cost and also capital to cover for at least a year worth expense for any unexpected event. I had a tenant literally have set the entire apartment on fire accidentally. Sometime it is even worse you may even have squatters who don't want to pay rent and it takes times some time to kick them out. Like any other investment make sure have enough money to cover yourself so you can keep on rolling.

@@blasse2392 yes that’s exactly my point. Renting is not really a passive income like investing, there is a lot of work involved and maintenance and have to deal with bad tenants. Having said that, I am am big fan of rental investments but I would do with less risk by either paying cash for the property or atleast after paying off primary home.. so now even if the property is not rented for 6 months, doesn’t matter. Else you are on the hook for 2 mortgages(more debt), with person working in visa.. my only point is to factor in ALL risks and make decisions accordingly and not just by on-paper calculations especially when you are borrowing 100s and thousands of dollars

Iam having 3 rental properties, and its a good way to create wealth, BUT VERY carefull you only put tenants with great credit score and not everyone, you think. Then you are done, only sleepless nights. Rental income you can save tax for all closing cist, insurance, tax , maintenance etc

I repeat, one bad tenant can ruin your life, so only good tenant, good credit, good back ground, dont rush to place a tenant, thorough screening needed, i use turbo tenant, iam happy, but i learnt hard way. Screening screening screening

I live in florida for thr past 11 years. This is not my aspect but i heard from my manager and i did not invests here on rental property. Here is what he says. He has 13 rental properties in florida all single family houses and even before covid in 2017 and 2018 he had 6 six rental properties were vacant and thr remaining 7 were occupied and 3 properties he did not get thr rent for 2 months and they vacated one night breaking all the stuff . It costed him 30 to 40k to fix those and he even sued them for this. Even my other american friend has said the same thing . Unless you buy a house in good schooling zone and rent it to indians it is no guarantee that you will get a return. The good thing is he sold 3 properties after thr housing market sky rocketed . So if you have enough money to pay it all buy and rent it out to indians and sell when it thr house price goes up.

There is something called standard deduction vs itemized deductions. Standard deduction itself high 26k. S CPA simply apply standard deduction and finish their part. So no need to worry. You need to worry only when your expenses , interest, tax summed up and exceeds 26 k then u need to question your great cpa.
