American's THAI family STOLE his house and land in THAILAND! 

My friend in Thailand owns a law firm here employing Thai Lawyers. My understanding of Thai law is that Dokota has a strong case against his uncle for 2 counts of Fraud and a second case regain both houses as his money paid for both of them. I think this might be quite a simple case to prosecute with one or two days in court. I will relay this story to my friend the lawyer and report back.

This guy is so mellow and trusting. I don't know how he survived in the world.

Being scammed is awful, but scammed by a family member is more so. I feel for Dakota, but he'll bounce back stronger & wiser. As the saying goes, 'what doesn't kill you, makes you stronger' I believe in this. Excellent vlog Pete & thank you Dakota, for sharing your story.

I have four sons that are Thai/American, three born in USA. They all have Thai passports due to their mother being Thai as well as US passports and use the Thai passports when they come to visit us in Bangkok. The Immigration Officer was incorrect. However, when entering Thailand on the Thai passport, never show the USA passport or Immigration will try to force you to use the USA passport for some unknown reason. Having grown up in the USA all my kids opted to live in the USA and found Thai culture too difficult for them even though our Thai family have accepted them with open arms. Thanks for the insightful interview. About land and house, if the land is in his uncle's name the house is under the Uncle's control. The Tabien Baan (bluebook) is not an ownership document, only the Chanote (title) shows ownership. This is a typical story in Thailand where family members steal from each other, even when all are Thai.

I found Dakota's story to be very similar to mine. My wife and I moved to Ubon, not very far from Dakota's thai home in 2009. Found my wife's family trying to do the same thing to our land. Luckily, my wife speaks, reads, and writes Thai, so she was able to stop the steal. I also came back in 2015. I am also uncomfortable returning to Thailand and having to deal with our Thai family now.

Sorry for Dakota! Sadly this is happening everywhere in Thailand! I have quite a few 'expat' acquaintances that are being 'screwed' by their lovely wives and families! Try to even mention the possibility to them and they 'turn off'! They just don't want to hear it! One guy is buying properties and land. I asked him how he did this? He replied : "It's all in my wife's name BUT she has signed it all over to me --I did it all with help from her lawyer! I answered : "You cannot ever own land as a non Thai'! His reply: "It's all signed over to me'! Well best of luck there pal! One day the family will turn up and put a gun to his head! * His wife is a gambler and drinker! When he goes 'overseas' she plays about! The nature of the beast never changes! Well posted Pete!

My two cents. Dakota's story is compelling on many levels. The bi-racial level, the identity level, the abandonment, and bad parenting level. Also compelling on the re-unification, finding your calling, and the finding a life partner level. And then there is the being taken advantage of by your own family thing. I am happy that Dakota seems well adjusted, and seems able to not allow anger, or hostility to be a part of his life story, although warranted. The fact that he will go back to the family show's the content of his character, and the same lack in his uncles character. When Dakota goes back to that village, I hope he will tell the next most senior family member (not his uncle) that he knows what his uncle did, and that he forgives him of the transgression. He will gain respect from his family, and his uncle will rightfully suffer loss of respect from the family. And Dakota will only have lost money. Dakota my best wishes for a healthy, happy, long life!

My daughter is Australian/Thai and dual citizenship. She leaves Australia with her Aussie passport and enters Thailand with her Thai passport. Coming back to Australia she departs with Thai passport and enters Australia with her Aussie passport. Daughter was born in Australia. Mum is from Isan ( khon Kaen province) near a small town called Chumphae!! I made sure my wife obtained Thai citizenship for our daughter that way she always has the option of living in Thailand. I also ensured the wife teaches daughter Thai culture and language .

These are typical problems when you have a local, farm family. Everyone thinks they want to live on a farm but the truth is the education level is not what it could be. Also, you run into things like this. There are so many women here that have degrees, that don’t have to kneel to their family and won’t. If your wife listens to her family above you, it’s a no go. Or, if you really have to go local like this, get a condo. Don’t live on the farm with the family. Don’t buy property. For $150-$200 a month you can live in a freaking beautiful place just about wherever you want. You’re going to have problems here. I just spent $15,000 in court fighting my landlord for a shop I remodeled. But you know what, my wife wasn’t fighting against me she was fighting alongside me. And we kick the landlords ass and I put him in jail and I got my money back, legal fees included. You can do amazing things with the right Thai wife. But if you come here broken and just go along with everything get ready for the nightmare.

In 2008 he was legally a foreigner and as such couldn't own land. I suppose if he lost a bit of land in the woolly backs and $20 grand, he got off lighter than a lot of people. He shouldn't confront the uncle, or he might meet with an accident.........and probably not worth fighting for it in court. He looks in bad shape, hope he pulls through.

Who needs enemies when you have family like that. I lived in Chiang Mai for 8 years and would hear stories like this.

He lost $20000 he was lucky that was all, going back and confronting the relatives is not going to end well either,. i would like to see the outcome when he produces the blue book,.he seems to be a laid back guy even after this, time is a great healer, i know if the same thing happened to a less easy going person the outcome would have been way different ,. a nice house in a godforsaken part of thailand with the neighbours from hell,he,s better off out of it,.

Very intetesting story, without seeming too judgemental, it appears that your family saw you as the golden goose, and your wife as a threat to the golden eggs. Will you write off the land and 20k and maybe see it as your contribution to your thai family even though it was taken from you? Hats off to you for your attitude, and your wife!

Dakota I have a almost similar story like you as I married a Thai woman from Issan although she moved to Bangkok when she was about 14 years old and right now she will be 49 years old and yes her sister is just like your evil uncle who tried to fleece me and my wife. It’s so uncanny that while watching this podcast I knew step-by-step what would happen to the tee. These rural people are just scammers but fortunately I stopped the scam from fully happening but am afraid when I pass this sister will come to haunt my wife as her sister is very greedy and has bad intentions and I don’t trust her one bit I am 63 years old and my wife is 49 and my health is not very good and my wife is worth in the 7 figure range but she does not know that as She is blind about finances as she would not understand anything anyways even if I explained it to her but I don’t want to go into detail I just want you to take care and if I were you I would not be involved with these scammers again and only contact your cousin who tried to help you because I know everyone else knew what was going on Take care I hope you respond to this comment

I hadn't realized there was a part 2 of the story when I saw part 1 last week. I can tell Dakota won't let a ring leader and a few filthy people tarnish his relationship with 100 people. This type of thing happens every day in Thailand $200000 and $2 million dollars. 32 years in Thailand I’ve seen it over and over again. I would either sue these people or completely avoid them. Never get financially involved with Thai people they always have a story.

After properties investment in Australia for over 15 years, there are still so many things I need to learn and yet understand. Let alone understand the laws in Thailand? One of my friends signed a sell contract all in Thai language, I just found that shocking. Keep your property in your homeland, rent it out, use that $$ to rent in Thailand.

I wouldn't try to own any real estate in Thailand or the Philippines. Would much rather rent, especially if I had the crazy idea to get married there.

I really wish Dakota the best of luck for everything! If you are reading somehow, I just want to tell you that your life has been an amazing tale and thank you so much for sharing. As for what his family did…well…that can happen when different cultures and different life views meet with each other, it’s not just Thailand. Probably each one of us has at least heard, if not lived, situations when someone richer or perceived to be richer was exploited to upgrade someone else’s life. Same goes for the relationship of his wife with his family. They probably saw in her someone who was taking away a chunk of their possibility to get a better living. Great life story!! I really was mesmerised watching both interviews/episodes and feel sorry for Dakota getting taking advantage of. He is a great man. I can see his feelings and longing to belong , family as a concept is not always loyal , honest and 🥰 loving. Blood is thicker than water, as the saying goes. But if it streams of your back , after multiple “fleecings” it’s time to Look after yourself first and move on.

Dakota speaks a truth. There is a divide the Northern Thais hate the southern. The North is very tribal. I have lived in Ubon and Mukdahan. All Thais think we are millionaires, because they do not understand the way we think. Even Thai families do that to each other. Even when a Falong marries a Thai in Thailand, the wedding is totally different, In reality, you are better walking away from it and keeping the wife that you have. You have done your part in humanity, you now know the truth, God Bless you for the heart the heart that you have.

Wish the best for Dakota! I wouldn't return to the Thai home without some protection. It's not going to go well. That's don't like to lose face even if they are wrong. You are the Farang and Thai's usually will stick by their own no matter what.

I think your family in Thailand probably viewed you as their own personal Falang... your wife represented the end of their shenanigans. I totally get how you were caught up in the moment with signing an official Thai document (I would probably have done the same) but in hind sight should have waited and paid to have it translated. I've learned that "Saving Face" is a huge thing in Thai culture. I think your uncle will have a real hard time saving face over this fast one he pulled on you.

The blue book states your residency, it has nothing to do with ownership of house. When building a new house you register at an office (forgot the name) but it is run by Obootha with a paper document from them you go to Amphur and get your blue book if you are Thai, yellow if you are foreign. The paper dokument is proof of house ownership if the land owner is different then the house owner. You can easily engage a lawer and retake the land through the courts. It would cost less then $5.000US.

Dakota seems like a very nice guy, but also very naïve. The warning signs were there from the very beginning. The family expected him to pay for everything, and it made him uncomfortable. Yet, when it was time to spend $20,000 he just turned it over without hesitation. Now, he wont even confront his family! I don't get it. I wish him all the best and I hope that his wife does NOT allow him to go back alone!

Thai citizens are not allowed "unwritten law" to have 2 passport's ......meaning 2 citizenships..... Ofcourse many have but nobody in the official government side wants to know about this. A Thai embassador in Europe told me that (in a friendly conversation over a dinner). I asked him because my foster son is Thai and he have Europe passport too. The embassador told me that the son should enter and leave Thailand with the passport he wishes but he must not switch between them. He also told me with a big smile that he never knew from me that any Thai has dual passport.

Best wishes to Dakota & hoping he is successful with the treatment needed for good health. Having travelled to remote villages in N. Thailand over decades it's not surprising although still shocking to know how locals think of not just Farang wealth, but just getting any kind of wealth & the huge difference it will make to their life. Moral values have little meaning(as we know of), & it's just as disappointing hearing of how the Pattaya bars are contracted out with workers to bring in some wealth to the family.

Dakota, I'm also half Thai, and my dad is black. i'm just a few years younger, and could totally relate to much of what you shared about your childhood in the first video. it totally broke my heart just now hearing you mention that "maybe it was something" you said/wore/did. Nah man...just an example of human beings doing crappy human stuff. you did nothing wrong and hopefully your uncle will have to take responsibility for his actions. and if not, that's cool too. from hearing you present your family situation, you seem to be in a great place with your wife currently and i hope you can just embrace the life lessons learned from that unfortunate incident. initially, i was infuriated, but no longer feel its necessary to express that to you. look at it this way, there's no need to double back for the 20k, but you definitely have much to be grateful about since you have no obligation to them any longer. they (your uncle in particular) could have had strong allies in you and your wife. i'm sure you would have done so much more for him in the long run. really cool of your cousin too, by the way! I'm moving to Thailand permanently in August, applying for dual citizenship, and looking forward to becoming a "multiplier" for my family. i want nothing more than to get established right where they are (Sriracha). I have dual citizenship and always use Thai passport to enter Thailand. I have never been forced to use my US passport to enter Thailand. That is illegal. You should have demanded to talk to her supervisor.

I have a 25 year career in commercial real estate. Mostly corporate real eatate site selection on behalf of F-1000 companies across the globe. The land use and real estate laws for residential and commercial are usually similar and complex, and title issues vary from country to country. Competent local real estate counsel is vital. Even then it’s tricky because it’s not like the US or other western nations that utilize title companies to insure and validate chain of title and ownership. Often fee simple ownership is impossible for non-citizens, thereby requiring land or ground leases of 20-80 years. It’s very tricky.

In most countries, a decent lawyer would be easily able to rectify that situation. Dakota does not speak Thai, and the evidence all points to the fact that he was scammed. He says that his signature had to have been forged to transfer the house to his uncle. Well, that likely was done when he was not in Thailand, which might present the problem of how he was able to sign it himself when he was not physically present in Thailand. Obviously forged, in other words. A western signature would be hard for a Thai to credibly forge. But of course, is it possible to take this to a credible court to press the case?

He wanted to help them .It sounds like they relying on him not to say anything about what happen. All I can say is .. I am not surprised. So so sad. This poor guy finally thinks he is going to be accepted and once again he is let down. Yet, he is still willing to meet with them. Hopefully, his wife stay loyal to him.. albeit his track record for people screwing him over has not been good to put it lightly. You would think he would be bitter although ironically the very thing that probably led to him being taken advantage off (his lovely personality) is probably the very thing that helps him cope. I wish him well going forward. He still carries his mother's spirit within him.. and he needs to know.. that that bastard uncle may have his land and house.. but he will never have his integrity.

Write it off as a bad deal . For your own personnel safety, don't go back . Anyone who went that much trouble to con you out your mothers land then sting you double for the house, isn't going to like you turning up again, especially with Thai citizenship.

I try to be as civil as I can with the thai family.my dad warned me before he died that some family members will try to railroad me due to me being half thai.this kind of stuff happens all over the world and it's sickening.

Guard me from those who are close and nice to me, for I don't know their true intentions! Don't bother visiting them, they are too dangerous for you!! This kind of people won't hesitate to harm you! I just found the channel a few days ago, and what an interesting video. Dakota seems like a great guy, and it's a shame his uncle did such a horrible thing. It was an expensive lesson, but hopefully Dakota doesn't make any other deals with the uncle. Good luck Dakota!

Sad but predictable, due diligence and a bit of research would have been helpful. Trusting these people [even though they were 'relatives'] should have been way down the list of priorities needed to be put in place before signing anything.

Blue book is really called house registration

No story involving the Thai & money should or ever will be surprising to me. I knew a girl for a long time and hadn't talked to her in years. All of a sudden, she wanted a husband. Well, she roped in a Farang in and I guess at some point later decided it was better being single. Right before the divorce she was planning, she convinced him to invest $10,000 into a mango farm. It all came apart and she divorced him and guess who ended up owning the mango farm? haha

Isaan folks have full right to hate Thais from Bangkok! During 60s and 70s Issan was under strict indocrination measures - use of their language was kind of prohibited, loudspeakers were on all day with Thai language contents in villages. Considering culture, Issan people are closer to Lao than to Tkailand. Pira Sudham published several books in English on this topic...

My wife's uncle who grew up early years in Manila and his teens and young adult life in Canada. Long story short, he moved back to Manila. Which is were we bumped into each other. By then was addicted to Shabu and not a happy camper. He said Greg when I moved here I had money I had friends and when the money was gone so were the "friends " sad but true. Unfortunately Tito Ding was in a relationship with a cops wife he ended up in the dump with obvious signs of torture. R.I.P. Ding

Pete, this is a very interesting story/video. But I have to say, it is a little bit naive from Dakota. When you think you have the land and build a new house on it and pay for the house, you need a Lawyer to check everything before. Specially in Thailand. 🙏

If a family member stole from me like what they did to Dakota, I would NEVER have anything to do with them again. That is NOT family, that's thieving and are to never be trusted again.

About problem when reentering Thailand with Thai passport, I think it was because when Dakota left Thailand previously he used US passport. So, the departure ( exit) record would show that Dakota actually is American. It' s recorded in the system. That' s why the officer insisted Dakota to present US passport. That's all. She couldn't accept Dakota' s Thai passport because there was no match with the exit record in the system. In addition, there was no record of departure in Dakota' s Thai Passport ( because he didn' t use it when he left previously). Therefore, the officer could not stamp arrival record on Dakota's Thai passport because it was against the rules and regulation. If she did she could be in trouble. I think if Dakota just did according to her request, i.e. present the U.S. passport she would stamp the arrival right away ( because there was previous exit record in it and all previous arrivals and exits) to match. The logic is like if you are Thai with Thai passport, how come you enter Thailand with clean, new passport with no exit stamped. I think if there was senior officer, he would say the same. Just present the U.S. passport. The next time you left Thailand use Thai passport and then when you come back you can use Thai passport to enter.

I know of a fellow who’s Cypriot wife got his entire fortune after he moved out there building a house and life. Only to be fleeced by her and the family…..

Sorry to say he should of got a Thai Lawyer and insured what he was doing was in his best interest. I did and got a blue and yellow book. Fortunately, he only lost 20k USD, but gained a Thai partner for life that is priceless. Moral of the story get everything translated, as any prudent person would do.

You have to leave as a Thai citizen, ie exit on your Thai passport.

Interesting story, and without any disrespect to Dakota, that is quite a heartless and ruthless act by his uncle. He seems quite chilled about it but I'd imagine he has massive grounds to claim back the land and potentially a large sum of money. That is massive fraud committed by the uncle and whichever officials that were involved, they could be in serious hot water. I can understand Dakota might not want to bring that level of trouble to the family. I'd be interested to know why Dakota has not already tried to pursue claiming it back at the very least? There is no two ways about it, he was completely scammed out of his inheritance and some more.

I watched part 1 of this interview with Dakota and I was moved by his story. This is just as moving but for a very different reason i.e. the deception shown mainly by his uncle and the family that were once lost to him then found. He has/had assets in Thailand that have been deceptively and corruptly removed from his ownership by the very people he trusted. Dakota has more pressing issues right now with his health. However, once he's recovered, fit and able I would look at all my options - legal or otherwise. These assets are his and he should decide what he does with them or who he passes them to for his own benefit not his uncle's. Saving face is a big thing in Thailand and I'm sure his uncle and family would not wish the village and wider community to be aware of what he has done to Dakota. I'm sure he will try to lie his way out of it but by that time it will be common knowledge. However, before it gets this far use this possibility as leverage to come to a satisfactory settlement. All this can be done remotely rather than visiting the village. He seems to have family witnesses that have alerted him to this despicable action but whether they will step up to be 'official witnesses' to his uncle's actions is another thing. However, he could use them to place this thought into his uncle's mind. If his uncle ignores this then the only option remaining is the legal option which unfortunately will require funds which I think Dakota can manage. The question is "does it cost in financially?". Whether it does or it doesn't you will have the satisfaction that it will also cost your uncle in legal fees to defend himself. Does he have the funds? Probably not as much as he does. The corrupt officials (likely to have been bribed by his uncle with some of the money he gave him to build his own property on his land) will be exposed once the legal process kicks in. Having witnesses is key to this and they need to support him. He may need to incentivise them i.e. they will get something in return if they support him in getting to the truth. Of course the easiest thing to do is forget about the whole thing and chalk it down to a lessoned learned. However, for me the precious thing of a sense of belonging to a family, once lost then found, will have been permanently damaged, possibly irreparable. If so, he would not have lost anything in taking action. The longer it goes on the more it will fester. Lots of things to consider here but the important thing is to get the right advice based. However, health comes first so good luck with this. The rest he can consider and follow up as he sees fit. GOOD LUCK DAKOTA.
