I can't believe how small the bedrooms are. Most of the places would be fine for a single person but a family would be very cramped. Your choice Sonia was excellent. Good for you for having the patience to go through it all. Having viewed all your videos, I have scratched Iceland off on my bucket list. LOL.

I live here. Logical expectation is that whatever apartment you get in iceland, expect small spaces. Of course, if you have the money, then big space equates to a very large monthly rental payment. Got a 2 bedroom 950sqft for $4000 per month. Over what I paid for a mortgate. Thankfully my job pays well and the combined income with my wife makes renting "affordable". We know there were cheaper places but we had to find something that was not too dense in Reykjavík. We are not spring chickens so its not like we could rent a 2bedroom in a dense place to the point you see all your neighbors but neighborly privacy is something in Iceland that is way too kosher about because though Icelanders care about privacy, they really dont care what you are up to. We work in Reykjavík. We found affordable places in Keflavik but the 40-45 minute drive would not be too good on our gas money. We have a car but mostly bike ride or walk to work. Im on old geezer on electric scooter going to work but I have to be careful sometimes as the weather can change instantly from sunny to rainy and the roads can get pretty slippery if the tires dont have a good grip on scooters. Regardless, glad to be in lceland but expect higher than normal price of rent. And it aint U.S size homes either. I like it this way. Plus side - I made more friends here. Genuine friendships compared to U.S.

That's...insane. In TX I pay $1750 per month for a 3 bedroom, 2 bathroom home with a decent sized fenced in yard with a two stall attached garage. Yes, I have genuine friendships as well. I have been an RN for 26 yrs, and I receive decent healthcare. The difference is, we pay for it after the fact in America vs via high taxes elsewhere. Plus, I don't have to wait six years for a hip replacement like some places with Universal Healthcare. Everything is a tradeoff. As long as you're happy, that's all that matters.

So interesting seeing the different styles and period influences in Icelandic apartments - that dark red 70s kitchen tile was... a choice 😂 I love the home you settled on, such beautiful views and totally get what you mean about wanting a blank canvas of a space to style to your liking! Great video! I love looking at apartments. Are there rental apartments in Iceland as well or are they mostly all for sale?

Yes, the are rental apartments and houses but rent tends to be as much as 3 times the prices your mortgage monthly payment can be. There is also a big demand and a shortage, a lot of this came around due to air bnb but that can’t be as much of a competition atm.

@@sonianicolson Struggling with similar in Los Angeles - I would love to buy a home since mortgage can sometimes be less than rent, but even a small 2 bedroom here can be close or over a million USD depending on location, so downpayments are also huge. LA is crazy! Your new place looks lovely! :)

Thanks for the great video, I find it totally interesting! I have a few questions and would be very happy if you answer them! How is it for citizens of the EU to buy a house or a property in Iceland? Is it possible to do it "easily"? I have heard that you can take a loan only from an Icelandic bank to buy something in Iceland. Is this true? What websites or realtors can you recommend to look for land and houses? Are there also possibilities to buy from private people as a foreigner? If you buy a piece of land, can you always build on it or are special extra permits required? Thank you in advance, maybe you can answer some of my questions! :)

Love the new apartment, congratulations guys. Interesting hearing about the Icelandic housing market from Ingimar. Can I ask what’s an insured loan or uninsured loan and why is one or the other more susceptible to interest rate hikes? Is it like fixed rate mortgages here in the U.K.? Also does it work the more deposit you put in the lower the rate? Also 20% deposit must be hard for first time buyers. Sorry for all the questions Ingimar! Lol 👍🏼

Hi there, so insured mortage means that when there is inflation not only do interest rates go up, the mortage itself goes up. The fixed interest rates are only fixed for up to five years here in Iceland, I believe, and the mortage rates do not go down if you oay extra off the mortage, only the payments themsekves go down. With the 20% down payment as a minimum, it limits accessibility to the hiusing narket and forces young people and those who cannot afford it, to rent. Which would not be so bad except for the fact that the rental market is a nightmare and you are often paying twice you mortage payment, had you bought the place, in rent. So the home owner market is tough to get into.

I want to compare the price of your apartment with similar Asian and American properties. I hope it's not encroaching your privacy to ask about it's price in 2023 currency exchange. What will be it's rental value if you want to relocate and rent? Sorry if it's inappropriate to ask, my apologies!
