Yes, MORE apartment tours 😂 This has been our life for the last three weeks so we're sharing it with you. We're getting closer to signing some paperwork FINALLY
Addendum at 8:03 I mention a credit report being pulled as a soft pull. This is not correct! Any time something appears on your credit report it is considered a hard pull. A credit check will remain on your credit report for up to 3 months....fyi

Here's what we've learned about the rental process so far. Renters may need to supply the following:
- 1 months rent
- 1 months deposit
- Have a Fiador (this is a local co-signer that can vouch for you and cover your expenses if need be). If you do not have a fiador you will be asked to pay an additional deposit - ranging anywhere from 2 - 6 months rent
- Provide personal AND business references *preferably from the Mexican state you're in
- Agree to Justicia Alternativa. The direct translation is 'Alternative Justice'. Apparently, it's easy to become a squatter in Mexico and even harder to evict one. The eviction process can take 1-2 years. Signing a Justicia Alternativa is like signing your own eviction notice before you leave. This document is a way to avoid going to court and protects both parties in settling disputes. Typically costs $3,000mxn

One of the places you showed, I think in this vid, but may have been another Guadalajara one, overlooked what looked like a major construction site. From personal experience, my noise radar went off. I moved out of a place I really liked because of the dust, back up truck beeping, drilling, pounding, etc. It ground at me day after day, all day, as I worked from home. Just something to be aware of when evaluating places.

Asking to apply the two months of rent as a substitute for the fiador to the last months of rent is a great idea. Thanks. What is the difference between an Aval and a Fiador? Is an Aval from a property owner and a Fiador just a guarantee?

Charles Schwab card reimburses all fees. Avoid withdrawing on dates after pay days. The 15th and 30th of the month. Try to get smaller bills and coins so the business does not need to give you change. Have a backup account if possible. Tell your bank where you live or will be traveling ahead of the change in location.

I keep three bank accounts, in the US (Paypal plus 2 accounts in a major bank (easy transfer-ability between accounts) and one in Mexico. Mexican bank is aligned with my US bank so it costs nothing to use the debit card at their ATM. Having multiple accounts with easy online transfer-ability means if you lose a card, no problem. (ATMs can eat cards sometimes) . Note, many US banks will not just send a card internationally. This includes replacement cards when they expire. I have to have it sent to my mailing service in the US, then have them ship it to me Fed Ex...costs quite a lot -about $75 usd. Something to be aware of.

Us too! We would have signed a lease on the 1st but the neighborhood was a little too sketch 😬. The building was fortified but we couldn't walk around.....😔

I would highly recommend you to stay in the third place (the one in Alcalde Barranquitas), it is within 10 minutes walking to 3 metro stations and there are several bike stations near, there are 3 nice parks in the surroundings, including the one just in front of it. Additionally is just a few meters away the main walking street in the city, where you can walk and in 20 minutes be in the Cethedral, just in the main point of the city center. Also you will have many stores in a walking distance. Additionally it is less than 15 min in car from places with several important neighborhoods with bars and restaurants like Chapultepec, Providencia and Chapalita.

I saw in your other videos that you guys like mountains, you should try visiting Huentitan, at the North End of the city, at the end of Calzada Independencia you'll find a park with a great view of the mountains, but if you want to actually walk down the mountain you should tell your uber driver to take you to the Capilla, at the end of Belisario Domínguez Avenue, there are some food stands there and then a safe path to walk all the way down to the river and an historic brigade that crosses that river, it's always crowded with people doing their morning walk, specially on Sunday mornings, so it's pretty safe.

It is a very temperate climate here so an a/c is not generally a deal breaker for us. What we desire is windows w/ screens. The first apt no a/c but screens in all windows. Second had a/c and screens in the window. Third a/c in every room w/ screens. Fourth didn't have any a/c or screens in the windows. Regarding pets landlords here are open to them but most buildings are not.

We don't plan on buying a car after we relocate, so we would like a place that is closer to town where we can walk without having to Uber everywhere.

That last house was just a tad south of Gdl in Rinconada de la Calma in Zapopan. It's probably about 20min give or take from GDL Centro.

Go check out the Providencia neighborhood, that's a lovely area, and the closer to Bosque Los Colomos the better. Take an Uber to "Soriana Super Pablo Neruda" and walk around that area, you will fall in love. If you ask me for the best apartments in that area, I would say Tre Alberta has one of the best views of bosque Los Colomos and the city, and Torre Ottawa has excellent views of the city and a very walkable area. Welcome to GDL!

Yo vivo en el edifico vecino del primer departamento .. es una zona tranquila y tienes un súper mercado enfrente.. el tren y rutas alternas de camiones.. .. creo que es un poco caro el alquiler ahí... yo He visto lugares así pero por la mitad de precio..

Very helpful rental search info, especially about the translator n specific “furnished” search details. Guess I kinda don’t understand about the fiador, can we use an American who speaks fluent Spanish (who lives in the U.S.), or does it have to be a Mexican resident living in Guadalajara? It has to be a Mexican property owner....preferably who lives in Gdl. They submit financial info and property info as well. But... there is always a way. I was the Fiador and my wife was the leaser on our paperwork... money and the ability to pay our rent in advance helped our situation.

To rent in Mexico is hard since the law is on the side of the tenant, disfavoring the landlords. If a tenant stop paying the rent, is extremely hard for the landlord to kick him out, he would need to start a legal process that could take even years to get an eviction order, additionally if the house gets involve with something related wit organized crime, the government could take possession of the house during the investigation. That is way they required you so many references and requirements, to make them sure you are not a bad tenant or a criminal.

Please research the areas on the southern end of GDL as far as higher crime areas very near. A good friend just moved out of the area near the 1st apt in this video (near ITESO) she became very afraid of things that she had personally seen. TraficoZMG.com is a good source of daily info. In México, there are many things that go down that the general public is never aware of. I’m not trying to throw cold water on your search, but please be aware. The other tip that I would offer is to set your budget by a more conservative exchange rate, since the early part of 2020 it has mostly been over 20 mxn to 1 usd, but in my 3 years here the average has been about 18:1

Thanks for the heads up. We know what you're talking about regarding crime in that area which is why that apt had to come off of our list. Regarding the exchange rate we use the one we get through using our bank so that its dead on. Thanks again for the comments! We really appreciate them. The building was very secure but the neighborhood was sketchy!

This article below in "Milenio" written in 2016 is worth reading, but it does not specifically point to the southern areas as far as I know. @@StoneyVintson ..... 2016 was a very long time ago. It is common knowledge to those that live here that the areas to the south, except gated communities, have greater safety risks. The areas of Tlaquepaque & Tonalá beyond the tourist zones are a no go, especially at night. Tlajomulco de Zúñiga is also known as an area that can be considered higher risk.

Thank you and yes you can rent w/o references as long as you have good credit and/ or can pay months in advance and show that you have a steady income. There isnalso a company called Homie (www.homie.mx) thay works w/ ppl who don't have references. But in Mexico cash rules. ...thanks for watching.

Thanks for all the information and for sharing your options. One question - did you have a printed bank statement? All of the apartments look very clean and modern. I think my choice would be dictated by location - walkability - and having a patio or some kind of outdoor area. Anyway, best of luck to you and I look forward to seeking where you settle.

I live in Japan currently! I’ve been here since I was 22, I’m 24 now and I realllly miss North America but I don’t want to move back to the USA. So, Mexico seems like a great option! I’m a bit worried about the safety, what do you think? Is it as dangerous as people say??? I subscribed by the way!

First, THANK YOU FOR THE SUB 🤟🏾. To answer your 2nd question it all depends on where you go in Mexico. For instance, Mérida is an uber safe location...but its hot beyond belief. Here in Gdl it is big city life dangerous if you leave your since at home.... but safe if you stay away from bad situations and in secure areas. Do your research and I am sure you will make a good decision.

Good info. I'm a permanent resident & have lived in Mx for 9 years. The fiador requirement is new to me but I'm considering moving to Gdl...is a fiador required for permanent residents or just for non visa carrying foreigners? Thanks!

They ask for a fiador from both permanent & temp residents....but there are lots of ways around it.

I know everyone's financial situation is different, and I saw in a previous video that you guys sold everything. What would be the amount of money someone would need to have saved in order to make the move to Mexico? 3 months of living expenses? 6 months of living expenses? or maybe a dollar amount? Would you advise someone to have X amount of dollars before moving?

We feel like 6 months of living expenses would be a comfortable place to start. You never know what unexpected expenses might come up so give yourself a cushion.

Hello again! Pets are a big part of families here. We have looked at over 20 homes and about 6 or seven of them permit pets. I am sure there would be more if we were not looking for a furnished apt. Thanks for keeping up with our travels! 😊

Hi guys this is Charly from Boston. I havent missed episode.. thank you for all the research and sharing it with us. My birth certificate came and I will have my passport by Christmas. I live in Northeast Boston Massachusetts but I will be helping someone in Florida for two weeks mid January. I hope to be in Guadalajara by the end of January. This is bold for me I haven’t been too far from my city. But I retired early and I am single well almost.🤷‍♂️. I don’t know much about Mexico and I was considering Merida until I noticed everybody was sweating and talking about the oppressive heat LOL. Mexico has many states in the couple that we have stayed in most landlords are looking for a yr commitment but 6 month leases are common as well.

No. If you have a guarantor then I believe you pay the usual deposits. Even if you don't, you may come to an agreement with the owner to pay a few months in advance in lieu of having a guarantor (this could be 2-6months in advance).

You are mistaken on the soft pull hitting your credit score, a soft pull does NOT affect your credit score. A hard pull does.

I do think $900 is a lot but it also depends on the city and your quality of life. The apartment we rented in Merida was half that. I believe you can find a home for any budget here. We haven't explored property investments but I'm sure the info is out there.

No car. It was easy to use Uber everywhere but there’s also a metro (we didn’t live near any of the stations).
