Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Finally someone is saying out loud, that open shelving is dusty and dirty. I having been having heart failure watching so many nit wits ripping out perfectly good cabinets, only to put up work intensive dumb open shelves.
Trending is just today's substitute word for fad. What it means is that whatever is in style today will be out of style soon. The good thing is that if something is a fad, aka trending now, and it helps sell your home then you do it. As a seller you're not concerned about the long term effects it has on the buyer. You're the seller and if it brings you more money in the sale of your home then you do it. Plain and simple.

Our buyers got a cash buyer and we have their $10K earnest money and their buyers put down $8K and we are closing early on 11/15, God willing and the creek don't rise! I repainted my grey bedrooms with Benj Moore, White Dove and it looks great. Makes the space look bigger, bright and super clean. I do use shiplap in this beach property because it blends well with the natural surroundings. While shiplap and plantation shutters may no longer trend with the masses, I think it will always have a place in coastal areas.
Audra, I really appreciate these tips,even though I am not selling. I have a high end concrete condo investment property in Vancouver, it has its original granite, now 30 years old, and when I bought it 3 years ago thought of going with the trendy marble. I kept the granite, it still looks great, and instead upgraded all appliances to a high end model that is expected in this building (Miele).
lol, my house for sale is all up to date electrical, plumbing, insulation, ductwork. If someone doesn’t like it because of the grey floors, their loss. Never thought I would sell so I remodel strictly for me. I agree with a lot of the styles you mentioned but in my price range most people buy and make it their own. Great video'
Love your frankness. I have c. 2015 custom shaker cupboards in…white. Backsplashes are white subway with white grout. Walls are…white! So I recently changed some overhead lighting to ORB and added an ORB sconce, all from Amber Interiors. Floors are dark wood (throughout house) and island is dark green (we are surrounded by green woods and grass outside). I hope these will be good changes for future sale. I hope I’ve done the right things to warm up my 2015 white. 😢

Great advice! It's funny how things go in & out of style, then back in & out. The only thing I haven't seen do a comeback is avocado and/or harvest gold in the kitchen :-) And granite has been the best countertop material in my hard use experience.

Could u do a video on timeless transitional style for kitchen, bathrooms, and flooring? These are the most expensive investments and we cant simply change with the trends. Would love to find a granite that has a light, calm , clean pattern . I wont do anything that is porous!
I did Sherwin Wms White Dove on my baseboards, it was too yellow we had to repaint them. Also whoever built our house had white tile with charcoal grout. A decorator said it looked,like paper grids.
The problem with decorating a PERMANENT structure like a house using TRENDS is that trends, by definition, go out of style. Truth is that beige wall colors, Shaker cabinets, and plain white slightly irregular subway tiles are CLASSICS that never go out of style. TV shows and RU-vidrs pushing new 'trends' are only making things worse. You should be defending these classics.
Hello there! I think you make some great points. My problem with beige (and any color really) is that when I say beige, most homeowners go with a very darn saturated beige that looks dirty and drab. Beige is a great color...I just wouldn't go too dark. I am doing the video for home sellers...not long term home owners. Shaker cabinets are classic...can't disagree with that. Most the time I see cheap horribly crafted shaker cabinets. High quality shaker cabinets are alway in style. However, I wouldn't try to skimp and get the cheap stuff. It never pays off in my experience. I am a classic girl. When selling a home I am always going to recommend the classics. Just be careful in going too dark...and too cheap. Just my opinion.
Unfortunately, when selling or buying its what is in today.. tomorrow it has changed. Don't wear white to a funeral and don't do your home to please a picky buyer if selling. Do your finishing for the long run

Just happen to stumble on your website. We were getting ready to put our home on the market but had to stop temporarily. It was good for my hubby to hear,, UNCLUTTER, he's a procrastinator. Says we can't move in 30 days if we have to. I say NO we can't IF you don't start dealing with your CRAP today. We had an issue with deeds to our property in GA so it's gone into the court system so have 4-5 months to declutter and freshen up our home IF I can get him off his you know what. Audra, wow that was a lot of helpful material in a short vid. The new builds seem to have been taken over by HIGH contrast white and black. Sterile and lifeless. The white kitchen cabinets are all the rage, for sure not my taste. Like an operating room, if someone removes spleens from their guests it may be practical. The bright white is contrasted with black everything else, including artwork. Ugh, it feels like my retinas are under assault. My homes have flat white paint in common spaces. And the white paint is best if rose tinted, not green, etc. Warmth is key. Your a superstar sweet Audra, thank you for sharing your talents with us.

I truly appreciate your perspectives on changes needed in homes, but my issue is that I actually do live in a farm house in the country, with a Craftsman decor. I think some styles will hang on for much longer depending on location.
We're painting our home interior pure white. It just goes with everything, and we like it. We have grouted ceramic tile in the kitchen and bathrooms. Do people like ceramic tile these days? Thanks! 👍👍👍
Yeah, especially the part about quartz chipping. When I put in quartz a couple of years ago I did tons of research on the different materials and not one mentioned chipping. A couple of weeks ago I found a very small chip by the sink fortunately you almost need a microscope to see it. Another thing about quartz I hadn't heard is that it isn't a matter of just wet a rag and wipe to clean. It may take some elbow grease for liquid spills. Barkeeper's Friend is great for those.
I always cringe when HGTV Hosts say that Quartz is indestructible. As you pointed out, far from it. They also sell it as a natural stone. While it is made up of crushed granite, it is filled with glues. Ergo the reason it is can "burn."
I hate my dark granite counters which came with our kitchen. Easy to break glassware. Not totally black but dark enough to suck up all the light. Only good thing is the heat resistance, but total effect not good for our busy family.
I think the biggest issue is that people go overboard with trends - doing EVERYTHING in the the trend - in every room- rather than adding a few elements of a trend here and there. That’s what I do - take a few elements of a trend I like and incorporating it into my spaces. It’s easy to live with and very easy (and pretty inexpensive) to change up. Sure..I will! Quartz is a great product!!! You really can't go wrong. I do like granite too (a lot of granite can look like quartz too)...just don't go too crazy with patterns.
What do chips in quartz look like? I love granite still! I would love to see a whole video on counter tops with photos or videos for examples. Fixtures, draperies, flooring, etc.

I have a question. I need to remodel our primary bathroom. Our 1989 home has all the original solid wood golden oak cabinets. I don’t love the cabinets but the house is cohesive. My first thought was to get new cabinets in medium walnut stain in the bathroom and vanity area. We are in our 70’s and even though I would love to redo our kitchen and formal dining room, reality is I probably won’t be able to do so. So my question, which shall I do, replace bathroom with cabinetry that I want or leave the cabinets, change, knobs and new countertops to keep all home cabinets cohesive? Thank you

I installed butcher on my island and it's gorgeous. I don't prep food on it. I have a butcher cutting board that is my food prep workhorse. It's holding up well. I do oil it.
I never update my house that much other than to buy different pictures, pillows and accessories from time to time. It’s just too expensive to update (new kitchens, bathrooms, etc) and styles change every six years anyway. I’ve learned to be content with what I have.
Where are you located? Because I agree with you on every aspect here in Fl we are having a huge influx of northern state buyers and every single thing you think is out, is actually what the buyers want. They not only want, they will not look at homes that do t have the white kitchens and everything g grey. We’re building and all the new homes that are being built that I’m being nosy and going in? Guess what? G RVE Y! White cabinets! Etc etc etc

We are on a strict budget for a rental and put in a very basic colored Formica with painted white and navy cabinets as we couldn’t swing new cabinets and didn’t want to put fancier countertops on old cabinets.( Not fake marble Formica BTW). Replaced old Formica that was durable and actually made it 40 years! Isn’t there times when Formica is good? We expect to sell eventually… townhouse…
Same here. I actually really love Formica and my laminate countertops look beautiful after 25 years. I’m replacing a kitchen countertop in a new place right now and am looking at Formica/laminate because I like it, it’s cost effective, and lasts forever. There are really lovely patterns and colors out there. I go for colors/patterns that don’t try to look like more expensive options, but rather are clearly a laminate pattern, and embrace the material.
Formica countertops is a good durable product. I would just stay away from making it look like something its not. For example, I wouldn't buy formica countertops that look like marble. It cheapens the look if you do that. I would just go with a neutral color, uniform throughout the slab...you're all good. Now if you lived in a $10M house, I would probably discourage you to purchase formica. Its not a bad option depending on the price point of the home.

flat panel kitchen cabinets rarely look good if ever because they come off like the office break room in the worst way possible. Shaker panels at least give texture and depth to an all white kitchen. just add brass handles.

Hello there...I am not in love with track lighting..it just depends if its an eye soar. If it kinda blends it, you should be fine. I another fixture would make the room come together, then perhaps you invest in a pendant. I would check with your trusted realtor. Just don't go too crazy.
I have that orangey wood all through my house. I didn't go with the white I liked the best because the sample didn't look right with the wood. I choose Greek Villa from Sherwin Williams. Never buy even a white without bringing the sample into your home to see how it looks.

About 15 years ago, we put solid Brazilian teak floors throughout our home - even through the kitchen. It's held up so well, but it has a bit of an orange look to me. We're getting ready to put our home on the market, so I hope prospective buyers aren't put off by the color.
Ohhh I love a little small touch of gold :) We are building a home and the cabinets I may leave with no handles, gold pot filler and gold sink faucet. You think it looks cheap? 😢
I am sure it is gorgeous. Install what YOU love. We redid our kitchen and we put in brushed champagne gold knobs, dark upper cabinets, French blue paint on the lower cabinets where every drawer has a beautiful wood filigree roses applique above every drawer pull, with the most beautiful Italian backsplash tile where we specially inserted these little 1"x1" beveled bronze and clear mirrors inset into the design. We also did epoxy countertops because they are durable, functional, beautiful, and it was what we could afford. I don't care what anyone thinks. We designed it, I cook in it, and I love every single aspect. I think it is the prettiest kitchen I have ever seen (and I used to be a PM for a very high-end custom home builder.) Gold is warm, inviting, cozy, classy, classic, elegant, lovely, and timeless. I also wear white after Labor Day, wear my prettiest dresses and sequined sweaters to the grocery store, drive a car that I absolutely love and adore that I bought brand new off the lot in Oct. 2001. Life is too short to always try to be with the "In Club." If you love it, embrace that and don't apologize for it or rush to make someone buy into your choices. If you love the gold, it is so great that it makes you happy. ❤🥇🌟
For marble in the bathroom, seal it before grouting marble tile. Your installer may not know you do their m Otherwise, the grout will adhere to the marble and it will be impossible to remove the spillover. Ask me how I know.
Well, perhaps I need to take that back. The shaker cabinets I am referring to are the cheapy fake wood ones. Nice quality cabinets of any style are always a good investment. These shaker cabinets that are being installed in my area are actually styrofoam...no joke. Terrible.
If you renovate your house following the latest trends, in two or three years it will be "dated". A dated house suggests to many prospective buyers that they're going to have to renovate (again).

I think the handles in the kitchen were a ginormous! If they were smaller they would look better. I've seen several Monochromatic homes, it is a horrible trend.
Yes, well, I can't disagree with that. I do recommend a very neutral base (floors, walls, backsplashes, counter tops etc)...you can always spice up the home with lovely rugs and accessories.

Was so surprised this became a trend: I HATE grey for interiors. And a pewter (dull finish) grey car. Looks like a prison cell or a hostel color. Porous materials and open shelving are impractical in kitchen/bath. Open shelving can get that cluttered look reeallly fast everywhere else. Only good for a few special deco pieces or media: books, CD's/LP's, DVD's/Blue Rays. Why would you spend money on interiors if you're not going to be around to enjoy it? I'm making sure everything (plumbing, HVAC, fixtures, etc) works properly and exterior & lawn looks decent before I try to sell - no major deco projects!
