The only comment I have to offer is that, whilst none of them would be suitable for me, doubtless there are many others that woud see these places as a stepping stone to fulfilling their dream of living in Pattaya/Jomtien. Thanks for showing us a mix that might suit a wide variety of potential people ready to live the dream.
I have been to the Majestic a few times. I often stay at a guest house that is next to the place (Concordia) The advantage of the cheap units is that you can renovate to your liking without breaking the bank. The location is very good, 800 meters to the beach with everything you need just around the corner. A disadvantage is that the buildings are old and very run down. Another thing that can be both an advantage and a disadvantage is that many of your neighbors are Russian speakers. If you don't want to buy, you can rent units from as little as 3500-4000 baht a month
Now that's pretty cheap rent month to month, damn. Not the nicest place, but definitely a cheap alternative, at least while getting yourself sorted out and making sure you've got your budget under control.
I remember seeing a YT video on the Nirun Grand Ville complex before, the owner did a lovely reno on the studio. I think it was on everything pattaya channel with Daz. People commented that its a nice community at Nirun and its like a village. I think a few bars girls live there. Jase, you introduced us to Katia buy maybe you could feature another 1 or 2 companies that do apartment reno's and show some of their work/ball park prices per m2 for a reno of the older places. those are the older type of condos, and what many expats did at View Talay would be they would try to buy two units that are adjacent. Then they would knock some wall out to make a doorway and make it into a 1BR with master bath, the other the living room and kitchenette. 2 bath total. 2 doors into/ out of the flat too if need be.
G’day Jason, you have been scraping the barrel with this one, that old area between 3rd road and Sukhumvit road is where many of the Thai workers live, I have looked at that area before I did consider it for a while, I gave some thought of buying a town house in that area and doing a rebuild renovation, I think in the future that area is going to be in high demand with the expansion and development I see that is going on in Pattaya, but myself I keep coming back to Jomtien in my option Jomtien is the best part of pattaya the place to live or retire to. By the way your new condo it looks fantastic, what a great condo you've got your hands on, make sure you hang onto this one, it was a good move in my opinion, it’s exactly my idea of a good size condo not those shoe-box's you see, I see a trend in a lot of new condo developments being built having fantastic facilities pools, gyms, gardens, etc but the apartments are getting smaller more like hotel rooms, and not taking anything away from Bang Sara but for me it was a bit too far out of town, Jomtien, I love the atmosphere, the vibe it has a bit more lay back and a more comfortable feel about it, I would love if you have the time to see more on the bars and entertainment, I think Jomtien is so underrated, it has so much potential, beach road Jomtien all the way down there are some absolutely wonderful restaurants and bars all by the beach, oh by the way this is only my thoughts, I would like to see when your viewing, videoing a condo, is perhaps give more description, this room the lounge is about average size 4 metres x 6 metres and the bathroom is, this room the bedroom is small only about 4 metres x 3 metres etc, the condo it’s facing east so it gets a lot of light in the morning it needs new carpet, floor but this can be arranged, so your viewers can get a feel of the condo it’s size, maybe take a 50 baht torch with you, this is just my suggestions, Cheese Michael

Couple things. I’lol be in Pattaya this Jan and Feb. maybe if you’re not overly busy I could buy you coffee or lunch. Maybe learn a bit more about retirement over there. But a couple of things, first I find Pattaya just way too loud at night. Far far too loud. I like jomtien as it’s quiet there. So for example stay in Pattaya several times prior to buying. Also what are the condo fees on that? What does that include? Or are there any condo fees? What are the annual taxes? Is there something similar to this in jomtien beach? Thanks

Must be a quite popular place, Nirun, look at all the cars and motorbikes, and it`s not even high season yet.. The Majestic looked decent, the livingroom very nice and spacious, and very affordable. Gives room for some upgrade, and you still end up cheap. I liked that. Not going to trade it for my one bedroom 80 sqm at The Residence though 😊Thanks guys, fun as always 😊😊

I’ve seen one there before. Owner put in a Murphy bed to save rooms…. But for that cheap, fresh coat of paint, clean up bathroom and some new furniture would get it to decent. Plus busy area with shops…

The last 56m2 had potential but needs to be cheaper than 1.3 Million baht (under 1 Million baht) because it needs a good makeover. What is important is whether there is underground covered parking for a motorbike.
Right on Soi Arunothai which has plenty of farang bars 7 Elevens and within walking distance of Big C Pattaya Klang, the food court there is a Mecca meeting place for expats of all nationalities. The late great Kev n Thailand did two great Vlogs on that area including great insight of the Nirun Complex with its amenities.

I rented a condo in the big block floor 13 in Nirun in 2006 decent place to live tbh with shops bars restaurants inside the complex them small units were mostly rented by Thai workers
a cool video series would be the best condo for one million, two million, three million, four million, up to ten million baht not by being perfectly on the beach, but the best by square meters, open plan, etc.
the first one would be a place to start off for cheap. the second one that toilet shower combo just kills it for me the last one was pretty big and could look pretty good for a small budget person.
Do they put bars on the balcony in the first one to stop you jumping from depression lol😂 Manu the best thing in the second wasn't the Swiss bed, the best thing was the door out lol😂

Well, I've lived in places as bad or worse in my life, wouldn't bother me at all to live there. Especially the second one I'd spend all my time at the pool.
I would imagine that these small cheap condos may be sought after by Thai workers when they start building the EEC but it will be several years until it starts except for the railway from Bkk to Rayong

Nirun was a bit too run down for me and I think that the comments on Daz video were along the lines of, a lot of thai's living there and bar girls probably quite noisy at odd times of the day or night 😊. The one bedder in majestic looked like it could be quite nice for not too much expense.

Apologies, but if you know me and watched other videos you will know that I live on a very tight budget. We had a laugh because a week earlier we were in a 90 million baht penthouse that needs a full renovation and yesterday we were in a 630,000 baht property that needs a renovation, definitely not a snob
That 56 sqm 1-bedder is incredible value-for-money !!! For only 35k EUR you could buy that place + ca. 10% additional costs + 10k for total refurbishment and for ca. 50k EUR you have a really nice place !!! 👍👍👍 (I mean: if I tell somebody here in Frankfurt/Germany that there is a 56 sqm. condo for sale for 35k EUR people will think that I am nuts, even the last s#*t-hole here would cost at least 5 times that money 😂🤣😅)
