Indian builders are trying to sell flats by promising delivery dates as if they can accurately predict the future despite the chaos of Covid 19 and Lockdowns. But the future is very murky and impossible to predict. The economy will not recover in a hurry, and this is certain. Coronavirus is here to stay for awhile. In the meantime, a sharp downward trend of real estate prices is already clear, and it will become more pronounced in times to come. Gullible flat buyers who book flats will suffer grave losses in coming months, and so it is worth staying away from the real estate industry for awhile.

Before 2016 it was 40 |60. And that was between builders and soo called good SARKARI corrupt babus. Tell me who else will want to give his white money in black. And then because of this a 1 cr flat will be sold in 1.4cr and thus triggers inflation in whole market outside construction. Log paisa kahi aur se nikalege. Bread butter mehga.

You are right 50-70% drop aayega. 20 saal laga hai bhav 5 guna hone me 1-2 saal toh lagega hi. Stock market 40% down hoke upar aaya sirf 1 mahine me aur woh 40% was 5yrs gain.

Buyers should go for resale buy in regd society, for 100 per cent safety of your money. Never go for under construction project. Most of the builders r in financial distress, which they always try to hide and when customer enquire, they will say only 4-5 flats r left rest all sold out whereas the truth will b he is trying to sell units which have all negatives. Transparency is the biggest casuality among even among reputed builders. Now a days builders have overtaken ISRO in space research as to how to inflate the flat area. Bed rooms r compressed like match box size and the loading between super built up to carpet goes upto 45-55 percent. Now a days floor rise has gone out of fashion with many builders and r willing to absorb stamp duty. This is after cartelisation and price rigging holding back rigged up prices for close to 10 years, with many builders going bankrupt and many developers committing suicide.

Work from home has broken property market in Gurugram badly.People are also buying from online rather than shopping mall, so commercial space has fallen even more.

we can always rent. In mumbai, rental yeild is less than 2%. Means you can live in a 2cr flat for 30 thousand per month

Very timely and apt description, i will not say economic but will say monetary scenario. The biggest mistake what the public at large has done and particularly NRI is that they have given real estate a status of investment. Now people must force builder to sale their finished product. Further politicians and without exception of single Goverment have used Banks. Now banks will be the worst hit sector. And the main reason will be that entire old generation of bankers will be out due to retirement and with them will go the integrity and honesty. The people who had the courage to say NO to their bosses. Lot of political interferences in banks. Till now people used to keep their savings and money with bank and bankers were professionally managing their money. Now with Modi regime in particular he is coming with the law that people will have to be ready to loose their money if banks does not perform. (Ideally it would have been better to leave the Banks to do their business and ask them to spent their profits for social obligations. In fact they are eroding the capital of banks) He very silently forcing the people to invest in share bazar giving away to the sharks to loot without paying any interest. People will have to be very vigilant and should start taking interest in politics and observe closely what laws are passed by the government. Middle income group will be the worst hit class. In to days politico- eco scenario I remember Nani Pallkhiwala who used to analyse the law and economy without any bias and people used to have faith in such people. Analysis do come but with a hidden agenda.

Empty out your bank accounts the max you can. Banks themselves are facing existential crisis. NPAs are going to go through the roof. Many will fall.

Thanks sir. Actually I was actively considering “buying” a flat even in these testing times but listening to u have changed my mind... thanks once again sir... am grateful to u.. Everything must go as they say.. come hell or high water, the inventories have to be sold, even if it means taking a cut in profits, revenues etc.. it’s natural to expect that the builder also is in doldrums because he too has invested huge money and he also will be @ a loss if no one comes forward and loosens their purse, isn’t it?.

Mr Rao, how safe is it if a builder is offering ready-to-move in flat in his new ready project where a lot of people have moved in i.e. one will be buying straight from the builder and not in a resale market from some other buyer?

Go for it only If they show the NOC and occupancy certificate issued by local authorities. Also discuss freely with persons already living there . Sometimes there own employees stay there to show that people have shifted.

Always buy ready possession flat/property.This is true that in future more than 50% decrease in most of flats/plot's price.Many builders are fraud.Always rely on written documents.Ek famous Lawyer ne mujhe ek baar bola tha ki at least 1000 haraami marte hai,tab ek builder paida hota hai.Ab builders ki ulti ginti shuru.

कृष्णराज राव आपने तो मेरे मन की बात की, मैं तो पहलेसे बता रहाहू की मुंबई मे रिअल इस्टेट का भाव आस मान तक पहुच गया है. जो की पुरे वर्ल्ड मे मुंबई भाव per capital income के हीसाब से सबसे हाय हैं. आप अमेरिका जैसे देश मे midal class फॅमिली ५००sq.feet. का जगह आराम से खरेदी कर सकता, मगर मुंबई मे one लाख महिना salary वाला फ्लॅट खरेदी नहीं कर शकता. क्यू की पगार के हीसब से रिअल इस्टेट price so high. याने की५० percent भाव उतरणा जरुरी है. नहीं तो फ्लॅट ऐसे ही पडे रहेंगे तो बिल्डर भी बँक corrupat हो जायेंगे औं र बँक का भी दिवाला निकलेगा. सरकार इस बारेमे कुछ नहीं करता. रेरा कायदा निकाल, मगर अमल बजावणी कहा करती. सब अधिकारी पैसे खाणे लगे रह हैं. उन्हे पब्लिक की कोही पडी नहीं हैं. एस्लिये मोदी ने रिअल इस्टेट मे जरा ध्यान देना चाहिए, नहीं तो पुरा इकॉनॉमी को हाथ धो बैठोंगे.

Lot of frauds in construction industry in Mumbai, The agreement made with buyer is not favourable of buyers or purchasers, so don't by in haste, carpet area should be cross check by certified Engineer or Architect.No booms in construction industry.

One survey showed that 30 crore people will run out of savings by the end of this month. Provident funds are being encashed at a lightning speed. COmplete meltdown is coming. Even banks have stopped disbursing EMIs until proof of job and salary is resubmitted. lot of chaos is coming.

So if there's a fire in an auditorium and everyone is scrambling for the doors, people will run only from the doors marked EXIT and not the ones marked ENTRANCE. Because rules must be followed even if everything is going to hell. right? Bro, when markets crash and when asset-bubbles pop, there are no rules. People owning properties will head for wherever the hell they can exit that market. They will sell however the hell they can, and whatever the hell price they get. That's how crashes happen. People will tell the government to stuff the ready reckoner where the sun doesn't shine.

Ready reconer reduction might just formalize the crash which might be the reason why they are holding on to it. Also CREDAI asking builders to stay firm as well. @@ppb.. Right now, we don't know how long the Covid 19 crisis will continue and how much financial damage will be caused. But I definitely think that real estate sector will be severely impacted, and a subprime crisis will happen here in India. Shockwaves will rock all financial markets. As for light at the end of the tunnel, the situation can improve quickly if we have sound money-managers in government. Currently, we have people who only want to spread communal hatred and jumlas. Will that change soon? You tell me!!

Please don’t. Now there is a provision by which homebuyers cannot even approach to National Company Law Tribunal. Matter is pending in Supreme Court. This is the most crucial time to save money.

Depends that how far it is completed.if its a big town ship where water, sewage treatment,roads,gas bank and other things are shared. If its a single building with all these services in place then it good. If the building has started in January it means it is no where near. I tell you old labours will be replaced with new on which they have less control.shaddy work. So decide accordingly. If some one has to buy a flat.try 2nd sale.which is 10 yrs old. Easy to get in.all sorted.

Check if the builder is reputed, lots of bldgs dont have water supply even tanker shortages are there only 2_3 months water supply is there after that no supply of water.

Workers in real estate have all fled to their native places. The fall will be drastic. It will fall by atleast 50% … But I think even 50% discount wont sell. Entire civilisation as we know it is staring down a hole. A dark hole. If entire society breaks down, whats the point of investing , buying and opening businesses ? as poor start depleting their savings, there will be a revolution. India will come on the streets.
