Replacing flooring on the entire main level is too messy and disruptive to do after closing. Not only that, but your paying for the entire thing out of pocket instead of just rolling it into mortgage. Even at 7% interest, your monthly payment on that $30K in flooring will be approx $200/mth in additional mortgage payment. So $2400/year. That means that even if you can save $10K by doing it after closing, it will take you almost 9 years to hit $20K in payments and most people sell their homes in 5-7 years. So you will actually be better off investing that $20K and rolling $30K worth of flooring into your mortgage. You will come out ahead by several thousand dollars and not have the disruption of replacing flooring after closing
Hi Maam, Newmark homes trying to charge me $3000 for putting diagonal level 1 tiles on the floor of 10 feet by 15 feet patio. Do you recommend this upgrade or should I wait and hire a contractor after the closing ?
Million dollars and stucco? That needs maintenance. I’m from NM. Stucco needs work. Why I got all brick. Posts on patio too…. And never ever paint brick… never!
