@@harlanjackson6112 You are correct. Our politicians are owned leftists Activists with impractical ideas. The ideas are motivated by hate of landlords underpinned by lack of understanding of economics and finance. They cannot comprehend what happens when you pile more expenses upon more expenses. I recently observed an Activist council member say that all the old apartment complexes should spend at least $1000 per unit (200 units = $200,000) to install individual meters in 50 year old apartment complexes. "It isn't much". Energy/Utility bills are divided by Total Energy Cost/ # Occupants. But what they are objecting to are wildly swing energy prices. But they cannot comprehend the underlying commodities prices have been swing wildly. Net/Net if I was a big corporate landlord, I would not build a big property (badly needed in CA) unless I can get enough margin to compensate me for the risk. Then the activists get upset at the high prices. To lower the high prices, they make buyer's paying full prices pay down the price of some units. So prices go higher, and the "Affordable Units" cost less but are still unaffordable. This is in CA; we're nuts.

@@russdiggity3060 It should have applied to those who could not afford rent due to the pandemic. This was the exact intention of the moratorium. It wasnt intended to allow pre-pandemic evicted people invade landlord's homes.

You can try to do what you want to make your tenant miserable but this pandemic is always demonizing the landlord. Even when asking for the rent without threatening won't be tolerated by this fascist government that protects even the most dangerous of tenants.. I'm 71 years old next July 30. How many more years do I have to live dealing with this dealing with squatters for the third time since I inherited my family's house. This pandemic is crippled so many people. Giving the most dangerous free reign of the house does the pandemic allows it. I'm being threatened blackmailed pushed around physically like two of these squatters.. tell the police and who would expect to help you them? They're Young, big they're well fed and their arms. We plenty of us are disabled senior citizens we don't have any of those attributes the police have.. so besides being bullied by the squatters to where being put down by these police who are forced to give these opportunist thieves occupying our homes the benefit of the doubt.. By the time you take these dangerous people to housing court but either die waiting with the 200,000 cases ahead of us or just commit suicide to end it all the pain dealing with these tenants for so many years and now the pandemic has made it impossible to get any justice.. there's just nothing to look forward to except more twists and turns by the court systems and these cheap politicians who only give us lip service

a moratorium on property taxes for ERAP protected properties is such a commonsense solution too. and also maybe government credits for water /landlord-obligated utilities. if government wants an eviction moratorium as covid relief - which I have no problem with - government should also be paying the owner's expenses each month, and not just a dubious promise of paying lost rent eventually in exchange for a loong lease extension for an insolvent or delinquent tenant. how can the landlord sell his investment with a perpetually delinquent eviction-proof tenant there? or raise rent as the market demands, or find a better tenant? he can't, but the city is still raising his water bills (the landlord's obligation), still assessing his property values and raising his taxes without regard to the tenant problem, and his insurer isn't factoring the problem tenant into its premiums either. if he has a mortgage on the property, the bank (and the government) is treating him like a landlord, not a covid-affected homeowner. he is getting screwed just for investing his savings in an income-producing property that the government sees fit to bail out on the tenant's side but not the owner's side. This isn't Brookfield or Related Companies we are talking about, he's not some speculator, just a guy who bought what was probably a fine investment property until covid. why does he have to bear the costs of avoiding covid-caused evictions when the government has claimed this would be a taxpayer expense? I'm a taxpayer, not a landlord, and I find it unjust for him to bear this cost instead of allocating some of it to me as a taxpayer - as long as we are in the business of bailing out his tenants without regard for cause, we can't be making him pay for the consequences.

Unfortunately too many people out there assume that all homeowners are rich people that can stand to not collect rent, rather than hard working people that have scrimped and saved all their lives. These are bitter people with that "entitled mentality" that have never owned a damn thing and have no idea how hard it is to first purchase a home, second to maintain it and third to hold onto it. All they see with their limited brains is someone that has something they don't have. Believe me, I've personally heard these types of ignorant comments from quite a few idiots in my time. Sad and pathetic.

@Andrea Thomas Yes that's the sad truth but it sure is not a laughing matter to the hard working people that support the grifters of this world, including the useless, corrupt legislators. I'll probably not live long enough to see it, but I seriously believe there will be some sort of revolution in this country. Hopefully it will be directed at the criminals and not the usual innocents.

@@fjustice1994 I highly doubt system pays for tenants. Only in criminal courts in this country, does the system provide attorneys for obvious reasons. These are civil courts, not criminal courts. The most would be non profit help which could be itself excruciating and sub par standards.

It's everywhere! No matter how bad these tenants behave; how much damage they do, or like mine, smoke narcotics inside the residence, which is in the basement of my home, the system is 95% on the tenant's side. As landlords, we had NO break from our mortgage payments or property taxes...we just went farther and farther in the hole. As retired seniors, we have had to withdraw all kinds of money from our retirements funds. We are no longer able to pay the bills and STILL we have to support this person 100%. The whole thing STINKS!

No, squatters aren't all that common, and the majority of landlords make profit on rent so, the landlords put more energy into extracting surplus value than electing politicians who could've put a moratorium on mortgage payments.

Anyway it should be fairly common knowledge that home owners are more politically active than non homeowners. Not only do they vote more but the very fact that they own their homes because a focal point of their voting choices.

I got same issue. The court ordered tenants move out on 3/7/20. On 3/6/20, CA state banned eviction. There is no rent pay plus $1200 utilities/ month i have to pay for them. Yes, $1200. Don't know what they did. It last until 1/2021. They used their Secsion 8 to rented a new place, used my house as storage. When the house had sewer issue, they didn't let me know. They abandon the house, left it flooded for weeks then told the neighbour to let me know. They returned keys when i cane to fix the house. Had to change all the hard wood floor, haft of the wall in the house. After fixing the place, they even told me to return the house to them because they have right. I still don't understand why our country make laws to protect that kind of people. Who is the victim? Who really need to be protected

Why do the politicians create such a hardship for the poor mom and pop landlords who are paying them their salaries? So ironic. There is no justice. The tenants just enjoy living free and there are no consequences. So unfair. I feel so sorry for this elderly man who work so hard for his money only to be robbed by these shameless tenants. What a pain he is suffering.

The real scam is the government and rent prices/gas prices/red light cameras. I feel for the landlord, however rent is ridiculous in some places. The longer you live in NY, the higher chance you have of becoming a criminal. It's so expensive people will take any shortcut/loophole they find. Believe me, getting a job is not always the answer. If apartments would go by your salary "after taxes", and not "before taxes", we would be better off

The government could've mitigated this by putting a moratorium on mortgage payments. But A. Banks are hard to go after and regulate B. Let's honest, most landlords aren't in the business of voting in the type of candidates who will hold financial institutions accountable. They vote in "supply side" republican candidates who roll back tenant protections, lower taxes and deregulate markets... those candidates are exactly the kind of candidates who are bank rolled by big finance.

I feel so bad. I didn’t know that ERAP let tenants stay up to a year then the landlord will probably have to start the eviction process from the beginning again. There has to be a rule that you now have to be up to date with current rent to apply in order to pause the process. That is a show of good faith.

that's a good idea. it wouldn't have been a good idea at the outset - at the time a reasonable counterargument was that people, even deadbeats, would be more dangerous vectors of infection on the streets or in homeless shelters than in their rentals, so the harm to landlords was offset by a public health concern that affects us all (including landlords) given the exponential nature of pandemic contagion. but now that we have vaccines, large-scale immunity, treatments...

Had 2 duplexes in 1994. 4 units total. Lived in one unit and rented out 3 units. Got out of rental business in 1995 and NEVER EVER would want to be a landlord ever again. Worst job in the world, being a landlord. I'd flip burgers at a fast food joint ( and I'm a vegetarian), work 2 jobs or even 3 gigs if necessary to survive financially. But I would NEVER EVER want to be a landlord again. There were a lot of "good" tenants leading up to 1994 but all of a sudden 3 units that were rented to people who lied, cheated, maliciously destroyed property and their sole goal was to get as much as they could for free. And their secondary goal was to wreck the units. It was a nightmare. To this day, those 3 lying, mean, willfully destructive tenants were the worst thing that I ever experienced. And don't think I was just sitting by collecting rent, I was working a 3rd shift job to pay mortgages, insurance, repairs, taxes on the 2 properties. And I really really tried to make the properties nice. All for naught as these destructive people wrecked their havoc on me. What was my karma? I'm SO SO SO glad I got out of that business.

I agree there needs to be tenant protections, but some of these tenants & squatters take DISGUSTING advantage of an extremely broken system. To me, squatters should have NO rights. There has to be some reciprocity. Owners still have to pay the banks & allowing these people to continue to stay on the property is terrible. I understand people fall on hard times, but that is not the landlord's responsibility

I live in West Michigan. Ottawa county. Own 12 modest rentals. I worked honorably with my tenants thru the 2 yrs ,Pandemic. Maybe Michigan, our county laws are better? Myself n my tenants held strong. That MAN has been screwed by his tenants n his state/county government.

Trust me,,,, been a landlord near 35 yrs. It's not the Democrat landlords in West Michigan being Slum Lord's. Now yes,,, there are Rotten tenants. But one can evict those. In our area most countries, cities over time have crafted Fair protections for Tenants and Landlords.

The scam in this is that some of these tenants are closing on properties due to the years of unpaid rent monies they saved. When they do move it’s into a home they own. Banks don’t ask for landlord reference letters lol.

You can sue them, but you'll find yourself losing more in time and legal fees than what you expect to be paid for, even if you win the case. Going to court to collect unpaid rent is this earth's version of hell. They can hide their assets, change addresses, file bankruptcy, leave town, refuse to give info on where they work or if they work at all. Unless you have all these information before you sue them, it's an uphill battle. You win the case, but you're basically on your own collecting what's due you. You might not have any choice except forgive all debts, if only to stop the bleeding. Good luck.

Texas landlords know how to take care of business. Some doper tried to pull that nonsense in my neighborhood, which is a good one. Wouldn't pay his rent cause......CoVid. Landlord evicted him quickly and he still would not leave. Then the landlord and his two, big, strapping sons had a quiet talk with the punk. He left within a couple of hours.

There is a tremendous amount of backlog because some tenants are scamming the system and reapplying. Tenant is basically rich now after almost 3 years of free rent and can afford a better lawyer than the victim. Delay delay delay means every day is a Win🤑 for the tenant.

All throughout covid we never owed a dime of rent, We could have used covid has an excuse but we never did that. Also our landlord increased the rent by $75.00, when alot of landlords wasn't even getting a dime from their tenants.

Thank god my tenants pay, I always kept my rents much lower than everyone else 200-500$ less, thats why my tenants dont leave. I also have upgraded houses with granite and hardwoods, new appliances etc.. Not one missed payment in over 10 years.

This is beyond a lousy situation that this man is in. I wish they would give the tenants name. He's been living rent for almost three years, can apparently afford an attorney that's playing the system and giving this elderly gentleman more grief than he needs. Wish the cops could show up at the door of the dead beat and give him 5 minutes to get his stuff before a moving crew packs it all out to the street.

Why has he not filed suit against the City? When the City put a Moratorium in place they should assume responsibility for all rent (indemnification).. if that approach is unsuccessful then try the eminent domain angle since the City not permitting you to evict might be construed as a taking. I am not an attorney but I would certainly pursue remedy in the form of full back rent, interest, and any costs associated with the legal procedure.

a moratorium on property taxes for ERAP protected properties seems like a commonsense solution. and also maybe government credits for water /landlord-obligated utilities. if government wants an eviction moratorium as covid relief - which I have no problem with per se - then government should also be paying the owner's expenses each month, and not just a dubious promise of paying lost rent eventually in exchange for a loong lease extension for an insolvent or delinquent tenant, as though landlords can afford to wait on a government promise indefinitely. the market was hot before interest rates were raised by the fed. it still is hot somehow. but how can the landlord sell his investment with a perpetually delinquent eviction-proof tenant there? or raise rent as the market demands, or find a better tenant? he can't, but the city is still raising his water bills (the landlord's obligation), still assessing his property values and raising his taxes without regard to the tenant problem, and his insurer isn't factoring the problem tenant into its premiums either. if he has a mortgage on the property, the bank (and the government) is treating him like a landlord, not a covid-affected homeowner. he is getting screwed just for investing his savings in an income-producing property that the government sees fit to bail out on the tenant's side but not the owner's side. This isn't Brookfield or Related Companies we are talking about, he's not some speculator, just a guy who bought what was probably a fine investment property until covid. why does he have to bear the costs of avoiding covid-caused evictions when the government has claimed this would be a taxpayer expense? I'm a taxpayer, and not a landlord, and I find it unjust for him to bear this cost instead of allocating some of it to me as a taxpayer - as long as we are in the business of bailing out his tenants without regard for cause, we can't be making him pay for the consequences.

What you're suggesting is called a Do-it-yourself (DIY) eviction and it could land the landlord in jail for a few months plus a fine of up to $150,000. All a tenant has to do is run to free legal aid and they will report you to the authorities and have you arrested.
