Do you think the Zennihomes is the solution to affordable housing crisis?' In a word, no. Land zoned for building is the big cost, followed by permits and the connections to services. These all add up and becomes barely cheaper than going with a homebuilder, notwithstanding the low quality of the typical mass produced product.

As a former owner of an appliance repair business my concern is getting access to repair all the appliances when they break. Stacked washer/dryer combos in a closet were a nightmare. Yes there are certain repair you can get at from the front and then there are some that required getting at the back. A small laundry room (closet) leaves with no place to slide the washer or dryer into. Same thing goes for the dishwasher and microwave in the cabinets. In general these floorplans have no place to pull out an appliance (refrigerator) so it can be worked on... before that I as in the power generation business... all that solar stuff and water heater shoved into a cramped closet.. nightmare for any kind of service... not to mention.. fire hazard.

My thought was the bed…what happens when those mechanics stop working (sporadic wire issue or moving parts sticking). Moving parts eventually need maintenance…and depending on usage… Cars need oil changes based on mileage…what are we looking at with moving walls and beds up/down, back and forth multiple times a day. The bed goes up in the am and down in the evening. Seems like changing spaces so often requires more maintenance…

Love the beautiful, clean, modern design. I think trailer homes are still the better solution for the affordability problem because you can get a 2 bed 2 bath small home for as little as 50K. We need trailer parks that are owner occupied and the trailer owner also owns (not rents) the lot. If our gov regulators really wanted to solve the problem it would already be solved.

Another New Deal is needed. We need more single family homes. Tiny homes are a stopgap for single people to enter the housing market, but it really doesn't solve the problem of affordable housing.

My only concern would be a power outage! You wouldn't be able to transform the space. Not to mention the cost to maintain the electrical, transforming spaces/ furniture.

All of the moving furniture can be moved manually. The bed specifically is counter balanced, so you can pull it just like a garage door

Whelp here they are....i'm so excited. I have hope again lol. $125,000 is affordable.....but 640sqft. But then i looked at the website where it states the citizen is built to function as 1,500 sqft. That made all the difference. As well as the solar, heat pump, water storage ect. They have really looked to the future with this design. Homes are being forced in this direction anyway. Thank you so much for bringing this info to your platform. I feel lucky to have seen it. So very grateful for you.

This is so cool! I would love to see Modular Home companies like Zenii continue to offer more choices (e.g., increased room sizes, connect your own appliances, different decor styles, etc.), but I absolutely love the idea of integrating both space-saving features and more modern technologies (e.g., induction cooktop, solar panels, etc.)

I think this is part of the solution. I do not believe there is a one size fits all to fixing the housing problems we have in this country. It is a tool to combat it and I appreciate the video.

This is fabulous. Once they start rolling these out, the 'conventional' homes will see a drop in price. So, this is the sort of thing that is needed to bring equilibrium to the housing market. Can't wait!

I wonder how much larger the house can be if they don't spend money on the fancy technology gimmicks. Overpriced tiny house is not the solution for affordability crisis, although I do appreciate them trying.

@@KristinaSmallhorn That's what I was thinking too 😄. However, at high price area, would it be cheaper to build a large building with many small units such as an apartment complex? I think the per unit cost probably would be comparable to these tiny houses. And the larger buildings are likely certified against snow storms and hurricanes.

@@KristinaSmallhorn apparently there's some leeway/customization with interior design features so if you were to buy 2-same units to stack, or buy 1 of each unit to "extend" a home & eliminate a kitchen from the add-on unit I wonder if that would drop the price/sq ft much? Also, last I checked it looks as if ZinniHomes are "booked through 2025!" So even if you put the required $100 deposit today (March 2024), the buyer wouldn't get the home for almost 2-yrs! Might as well build a conventional home. 🤷🏼‍♀️

As a lifetime business owner the problem causing affordability has little to do with greed. Greed is a great talking point to try and explain away the affordability issue by persons of a certain political persuasion, but it is not grounded in reality. Running a business is extremely expensive in this country and it is becoming even more expensive by the minute. I can tell you for a fact that the biggest expense a business has is payroll, which is exacerbated by matching SS payments, health insurance, workers comp, etc... There is a ton of competition in the housing market, and I can assure you that if someone could sell homes for half or even 75% of what others are doing and be profitable they would. I have sat down many times and thought about how you could make cheap homes that would be affordable to lower income people, and after looking at all the numbers, I do not see a way to do it. Even these guys are selling 640 square feet for $125,000 and that is not cheap... The only way to build an affordable house if to build it with your own hands and only have to pay for materials.

The main reason running a business is so expensive is the executives and CEOs are being paid 300 times more than the people on the bottom. Perhaps is these people, who are being paid more than their companies are paying in taxes, took a 50% pay cut, then running said business wouldn't be so expensive. As for the housing market, part of the reason it's so tight is companies and owners who sit on empty properties and do nothing with them in order to create scarcity. We currently have more empty unused housing in this country than homeless people.@@72442conv

I agree. We need parks in which the trailer home owner also owns the lot it is parked on along with requirements for owner occupancy. That these are not being developed at breakneck speed is evidence that our gov regulators/officials do not really want to solve the housing problem.

It's a great utilization of space, that is a given. However, everything requires electricity. As others have mentioned, what do you do during a power outage? Does the 10 yr. home warranty cover all the motorized parts, especially those that move walls every day? It's very modern looking and does not have that homey feel. Are they building communities in the states mentioned? At the moment, it may be affordable, but it appears you have to have land to put it on and then probably becomes unaffordable for most. Not to mention all the permits and utility hook-ups required. Time will tell I guess, but it's a bit too modern and cold for me. Affordable or not, I think it will appeal to only a certain group or temporary housing at best. What happens at the end of the warranty, meaning how easy would it be to get things fixed with the moveable parts?

The moving furniture can be moved manually during any kind of outage and it has a 5 year warranty on it! At Zennihome, they build the homes in the factory, and developers if every kind can buy large amounts to combat the housing market!

I love love love this!! It may be a solution for that mid buyer ones who can't afford the higher priced homes but definetly squeezes out lower socio economic people. I think the biggest crisis is in lower middle class and low income people who are struggling to find homes they can afford and still eat food and be safe. I personally would love this home but if you add the land it will cost as much as the homes people already can't afford. But I do absolutely drool over this home!!!

I've been looking for a prefab system that would work here in Louisiana for years so I have a lot of opinions. I've looked at everything from foam and concrete and even toured Italy's M2's plant when they were in NOLA (Vero building systems now uses it) to Steel Master huts and shipping containers. Zennihomes has nice ideas, many of which are found in RV's. The closet is pure genius as long as you have a crank to open it if the power goes out. Murphy beds are I think, a better idea than the $15,000 bed and some of the nicer RV's have them. What it lacks is what most lack, uni-body construction to resist hurricanes and tornadoes. And a downside to all of the small homes I've seen are the number of windows and sliding or double doors which don't give much of feeling of security when the wind blows or a prowler is about. It also severely limits needed furniture, my relatively small two sided art supply rack and drafting table would fill the spare room and there is no easy way to expand the room or home. These home are beautiful as long as you don't have hobbies and spend most of your time away or outdoors. I want a home that I can feel secure in when neighbors aren't on top of me to see my front door. I also don't want a tiny home and my only reason for buying one would be if it were affordable, expandable and hurricane proof. I need a studio that I could expand into a home and sell this one. At the current price point, I don't see these as "affordable". They are fine for upper income back yards wanting a place for a parent or as weekend lake cabins, but as a major investment for a person without serious means...no. Here in Louisiana wind is a big thing and the only company producing that technology that I've found so far is Vera building system out of Florida. The problem there is the weight of the structure and the fact that the Styrofoam panels must be surfaced with concrete in an upright position. Steel construction is better than wood until it sustains blunt force like a tree falling on it. While wood is more likely to break, steel is more likely to bend other members and stress the whole systems. Nice if it resists the impact completely, not so nice if everything is now slightly bent. Precast concrete seems to be the best answer and I wonder why no one has developed a strong, lightweight cast concrete panel for homes in this size range. Japan has created some really interesting systems with barrel roofs and inter-changable parts like hallways and additional rooms. If you are going to build this small, an interlocking precast panel system would seem to be the way to go. Commercial construction uses precast all the time and you see many of those buildings still standing after major storms, except for the traditional roof which is to be avoided if you want a hurricane safe home. I keep waiting for the day when someone will start producing Jacque Fresco's concept homes. Just extrude the whole thing like cake icing!

This is going to help buyers afford a home which they don't have to worry any additional repairs and remodel after closing on their new abode!! I definitely love the open concept and all the modern technology and products that come with it but also you can upgrade features.

I really like this. My worry was the snow. I live in Wisconsin, we can get a lot of snow sometimes, and the temperatures can get below zero on occasion. I will keep an eye out for approval in my state

Cute, but all the furniture and fixtures look like MDF with veneer. Great if you like the IKEA look. Most of my current furniture is solid wood pieces in MCM and contemporary styles. The Mighty Buildings homes seem more impressive, but all these types of houses always seem to be aimed at dry desert climates.

We once had a gas stove and it nearly killed us and caused carbon monoxide poisoning. Needless to say, we hate it. Glad we left that deadly dump.

@@MDH4444Induction is not the same as an electric range. Induction uses magnetic energy. I use induction - it’s faster, cleaner and easier to use. Also no gas fumes - yes gas stoves do give off fumes, not recommended for those with asthma or breathing problems.

Does the warranty on the structure apply to the motorized bed platform and closet? If those motors wear out, will they replace them for free within 10 years of purchase? Also, they mentioned something about sensors when talking about the bed platform. I would assume that the platform would stop its descent if there were an obstruction (like a person) underneath it or stop its ascent if there were a person, animal, etc. on top of the bed as it's rising. It would otherwise be an unacceptable safety hazard.

The moving furniture has a 5 year warranty on it! As for the sensors, the bed would come down, but it would stop when it felt any pressure. So it would hit something, but not crush something. Same with the closet!

I'm sure this will fill a need for certain people in certain areas. I would never consider one. I also don't think I would want to live in a neighborhood of container homes. Lots would be extremely small, density of people, cars, kids and dogs would be more than unsettling for a place you want to call home and your sanctuary.

They have definitely taken some ideas from others, which is the way it should be... evolutionary processes ... from the container model to the width that will allow permitless travel. Can the bed squish you into the ceiling? Asking for a friend...😊

I like that the desk can have stuff left all over it, when the bed is pulled down, provided that you do not pile your books too high. I do not like stuff dependent upon Google or upon the electricity working. Corporations are too fickle and unreliable. The solar does not have nearly enough battery backup.

If I were considering this before I bought my stick built, it would have needed to be in the 50k range. 1) I don't need you to furnish it. 2) I don't need you to put appliances in it.

Wondering if this home would be good and safe in Florida weather? Could these houses be placed on any lot of land we purchase? I would love it if you could interview someone who already lives in one to get their opinion(s). So far, in my inexperienced opinion, these houses, built in only 5-days, could help limit the housing crisis all across America.

125,000 dollars. Thats just so much that i might as well get a normal house. I can get one for 180k-225k in my neck of the woods. With the land. And a 100 dollar "deposit" with no guarantees? I dont like this.

Well my comment is the price would be fine if it included the land but if it doesn't then it's no big deal it's just as expensive as getting a regular home. And the regular homes can withstand all the elements a lot more than this type of home

Looks wonderful, very thoughtful design, however past 20 years made me very skeptical about the quality of everything modern. It’s build to last just few years or a year only and break after the warranty expires. What would be the cost to fix this bed? This closet? Can it be operated manually in case the power outage?

Just a couple of thoughts .... Raleigh (and I'm sure other cities) have minimum and maximum sizes for ADUs and tiny homes. Lenders have other size guidelines. It would be great for a company to address not only IBC, but have models in the sweet spot where the city will allow year-round living (IBC), FNMA will lend (I think that's 400sf+), and cities will allow them as Tinies/ADUs (I think topping out around 600sf near me). Bonus points if you could cost-effectively MINIMALLY connect them (like with a carport) as duplexes/triplexes to take advantage of multifamily zoning, while still having the feel of a single-family home. Would love if these were available in NC. I think the market would mostly be in higher-cost cities, where municipalities are allowing more density. People are willing to live in much smaller spaces but want polished interiors in those areas. I think that in Raleigh, where fancy condos are over $400/sf, these would be a hit with folks that want a small plot of land but the look and feel of a fancy condo.

Are you sure about Raleigh? This home, although not my style, meets and exceeds the minimum square footage requirement for some areas in Raleigh. There's one off of Rock Quarry Road that is only 550 square feet that I recently went to visit. When was the last time you checked with Zoning because I believe new laws were put in place some time last year.

I totally understand what you are saying, In less than 90 days the first resident will have one, and they are building a full apartment complex I will show you in a future video. I wouldn't have even shown them if I thought they were full of garbage.

They have some built and ready to deliver already. 9 custom built ones are going to a winery on less than 2 months. The homes you saw in the factory were the ones going to the winery.

I ask VA home loans back in 2015 if they finance modular homes for veterans they said NOPE... I was trying to save money by getting trailer or modular home but they said no large debt get that... I found out if the home is not attached to land they don't want to give a loan yet we get loans for car which don't attach to anything ... odd of them to not give a loan for a affordable home... you still have the loan to pay so why not give loan ... stupid reason given... LOL

Everything about this company and product line is so refreshing and fills me full of optimism for this space in the market. Only drawback is the incredible demand they have leading to such long lead times, but that is obviously a good problem to have for them in some ways. Great tour and interview thank you!

@@KristinaSmallhorn The closet is great but I want my own sofa, washer etc. I was looking at tiny homes so I could figure out a sofa/bed placement. Don’t like built-in furniture. Also, the solar setup seems expensive, solar costs have been dropping from what they were a couple years ago. Re the refrigerator, is it set up so that it can be rolled out for service or replaced if needed. These things are why I was considering a bare bones tiny house, so I could fit it out to my specs. But your video and info is great. This is a nice unit if there were options.

The other problem is is where do the average person put them, it would be awesome if states would start changing their laws, so that a builder like this, which is building real homes only their small could make bungalow communities where you own your land when you buy your house. On a very tiny lot not a homeowners association unless that’s what people are looking for something that you could pay off and live debt-free other than property taxes buying your own mobile home is great but if you have to put it in a mobile home park, you’re still paying ridiculous amount of money per month that’s the biggest problem I see with all of these small homebuilders they are perfect for seniors but the whole process of buying one and placing it is too complicated and costly. I just want to show up and buy it or buy a lot that is already prepped and ready to go to drop the house on and since it’s a real house, a mortgage would be possible. But until someone crosses that line in the banks, see that it’s a viable business with long-term value in the homes it’s always going to be a struggle or the average person is going to have to overpay because they don’t have cash to lay out

I like modular homes, and Zenni is one of the few that are more reasonably priced if you ho without the costly upgrades lomr the bed. Similar pricing as park model homes. I've seen other modular home companies claim they want to help solve the affordable home shortage but their base price for similar size homes usually starts around 200K.

I guess, like most of us, I would be nervous about being one of the first to buy. But the brave one is in Coolidge, AZ, which is close to Phoenix. Coolidge is pretty flat and just as hot as Phoenix. I wish the buyer and seller good fortune as these homes can help some people achieve home ownership as Phoenix-area prices are currently through the roof.

I love the modern look of the home, but am not keen on open plan and would have the spaces configured in a different way. However, none of these modular units is the solution to the housing crisis because nobody wants that.

I think this is worth the price for most people as long as the land they put it on is affordable and the city or county where they live will allow it. If someone likes a big and/or unique house, this will not be for them. For regular working people, these should bring home affordability. I wondered why someone didn't start building homes from shipping container sized modules about the time everyone started converting shipping containers to homes. That shape and size is easy to transport efficiently and safely. If they use enough steel, it should hold up to the stresses commonly associated with transportation of modular homes way better than traditionally fastened 2x4 or 2x6 studs. Unlike shipping container conversions, these are designed for human habitation and designed to be joined with other modules to make a larger, cohesive home.

I would prefer not to have all the high-end gadgetry and high-end furniture. I would rather furnish it myself, the bathroom is awesome all one unit without having to get into or out of a shower, very washable and cleanable. If you could pick your wall surfaces or dividing wall surfaces, whichever that would be and have different levels of economical packages but the main things are that everything is finished you can bring your own furniture or add individual pieces of theirs like the Murphy bed personally, I would prefer a bigger refrigerator but that’s not biggie. If they could have a basic structure with the bathroom finish and the kitchen finished with her without appliances or make them fit standard appliances that would be better when my dishwasher breaks in 10 years I would prefer to just go buy a new one and install it and not have to search for the exact fit, or drawer shape , keep simple, and economical. I would not mind if I had the manually move the closets. I would like to have the larger one for one person or a couple with the Murphy bed, but all their furniture and high-grade interior design could be greatly reduce. The things that are important are the quality of the construction, the exterior permanence windows and insulation, as well as mechanical systems, I can decorate myself someone living in one of these home is going to have to get used to minimalism gadgets don’t fix that

We live in Arizona and toured these two homes last November. After receiving a quote for a stick-built main house that was astronomical, we decided to pivot and build this as a guest home first. I will add more comments as we get though the process.

Again, these cramped ugly boxes don’t work for us. I like the customization and health benefits of a natural home. That is the option which would be a huge game changer and which is less expensive and healthier than modular, manufactured, and traditional chemical homes.

Just saw this home in another video. This house is WAY overpriced at about $90,000! I built something about half the size for under $7,000. Something this size can be built for around $15,000 - $20,000. That price is completely INSANE!
