@themotivatortv You stated the price of a plot in these areas are 30000ghc ($2500) to 70000hhc ( 5000 us dollars). What size are those plots? Are they Registered plots? I am 100% sure you are referring to standard 70x100 plots. The plot is question is 100x100 plot which is about 50% bigger than the standard plot in Ghana and it is Registered. Do you sell a Unregistered plot for the same price of a Registered plot in Ghana? You seem to know alot so maybe you tell us the cost and time involved with Registering a Plot in Ghana! Next thing is the fence wall, you claim its overprice and its typical Ghana Greediness. So am I supposed to sell the plot without the fence wall? Do you have any idea what the cost is to build a fence wall for such a plot at today's prices? Based on quotes I recently received its anywhere from 150,000 ghs ($9,950 USD) to 180,000 ghs ($11,925 USD) based on today's exchange rate. With regards to the Airport, the airport may never be built but would it be my fault? Isn't the Trans-West African Coastal Highway not being contructed it or that is also a pipe dream? So before you or anyone else run your mouths about prices maybe you should check your facts. You clearly haven't got a clue.

@errolsamuels211 First off how could 100×100 plot be 50% bigger than 70×100 plot ( difference of only 30 feet) . Bro do your maths well. Secondly , yes the lands in question I was referring to are all registered plot. Matter of fact, I had one estate developer selling some for me with all the indenture and paperwork in the same tsopoli for 5000 usd all in the name of so call Airport that will be 100 years or NEVER BE. Bro this is a ripped off regarding where the land is. Thirdly why must we even encourage land which is not imported into country be sold in DOLLARS? Are we okay?

@@themotivatortv Ok I will clarify 70x100 = 7,000 sq ft and 100x100 = 10,000 sq ft he difference being approx 42.86% bigger in terms of area. Almost 50% bigger. Maybe the airport might be in 100 years or 200 years, it's not me building it all I am doing is going by the information I have from the public domain. I quoted in dollars because 1) the exchange rate of the cedis change everyday and 2) Most of the audience understand USD or GBP so quoting in cedis doesn't make sense for those living outside of Ghana. Ghanaians selling and renting houses are all advertising in dollars for the said reason.

The land is registered so obviously there is no litigation involved.

Registrations can be and in fact are annulled all the time. In Ghana a registered land is not necessarily litigation-free

How can it be way overpriced.. have u thought of the current price for cement? Don't forget the plot is fenced..it will cost u today 20 June 2024, 9k dollars to fence a 70/100 plot.. beware

I am the one selling the land with a fence wall but they are behaving as though I am just selling a plot for $17,000. So perhaps I am supposed to just throw in the fence wall and sell the plot for 70k ghs. The land as you saw comes with an 8 course fence wall. Also it's a planned Gated Community. Get a quote for a fence wall for a 100x100 plot.

​​​​@@errolsamuels211 It's still expensive, GHC 60k - 80k can get same size of land within that community. For a fence wall of 100ft × 100ft with 8 course will not take more than 3200 blocks ? What is so special about Royal city @ bueko village 🤔. No water, no light, bad clay roads. I am not trying to spoil your business but the price u are quoting is way too expensive.

​@@MaryOsei-s5u It's just greediness, the estate company he bought the land from are still in operation. Lands in that enclave are sold way less in GHC. Even with the fence, it shouldn't be more than GHC 120k. A simple search on google 'royal city bueko' will bring the estate company and their current lands prices out. Kalabule 😮😮😮

A standard plot in Accra is 70 x 100 ft which is 7000 sq ft, this one is 10,000 sq ft or quarter of an Acre. You can easily fit 2 houses or an apartment building on it.

Please don't do that, please!! U are reading and hearing all these land issues online, and yet, u are asking a total stranger to secure land for u in a country you've never been to?! Why? I'm Ghanaian, and even I will not do that. It's visa free between Jamaica to Ghana, so if u want land in Ghana, please take the time to visit Ghana, and actually do it yourself!!!! Unless u have disposable money to play with, then I apologize, go ahead and do it. There are thousands of Jamaicans living and building in Ghana for a long time now, so take the time and visit, meet some of them, and learn how to avoid the headaches from them, at least, they may have made their mistakes and learned, and they can save u the trouble. U haven't even visited to figure out which part of the country u will love to build in, so how would u know where a stranger is getting u the land? I can't understand this request. Anyway, good luck.

Definitely over priced? I am selling the land with a fence wall not just the plot of land. Did you actually factor in the cost of the fence wall?
