The train station's just a few blocks away. There's a sandy beach just east of the Lungomare, and another one just on the other side of the centro storico area.

You can't be in the historic center at the luggomare without neighbors. There is a similar property for sale past the southern end of the luggomare where the beach is. It has a huge terrace, but is also 450 000.

Why is the terrace elevated and not on the same level as the interior? That means you would have to go outside to see the view, doesn't it? What would be the approx. cost of installing a kitchen ? Thanks for your excellent videos. ❤

Hi JA, Thank you for writing. These buildings in the historic center come as they are and it takes a brilliant architect or engineer to really create the spaces making the most of the features. I think this is why we love them Each one is different and unique but they do come with some difficulties. I do think that the reason he wanted to put the kitchen up there is so that you can enjoy the view even in Winter. The big window is a brilliant solution not only for light but also for the view. Kitchens here an be as low as around €1,000 for a full kitchen and up from there. For our last house we had a huge kitchen and chose all the higher end appliances so we paid about €13K for it but it was PERFECT and they installed it for free.

What the builder seems to have done is lower the ceiling above the kitchen and the lower bathrooms, thus gaining about a meter in height for the loft area so it can surf some purpose. In the upper bathroom, you can stand in the entrance area, it then goes down low, enough for toilets when your head is between the rafters. The loft area towards the edge is very low, you can put a low sofa or a bed there. The area towards the bathroom is relatively tall, you can stand there between the rafters no problem. This is not meant fora high traffic area, more like an office / guest room / kids sleeping playing area / storage. Can you imagine putting a desk facing the little half wall towards the big triangle window with a view of the sea / terrace?

What a gorgeous coast! The green (or aqua?) floors are beautiful. Interesting plans for the 2 bedrooms. So where will the kitchen be installed? Would it be possible to install a small pool on the terrace? How is the building maintenance managed?

Hi Ana Maria, I am not use about a pool on the roof. You would have to get an engineer to inspect it and let you know. There are no condo fees so the residents likely take care of building maintenance.

Maybe a small hot tub at the left corner facing the sea. That's right above the terrace pre-room. The main terrace area is above the living room, there won't be enough support for a pool without some serious reinforcements / columns. But one of thee children/ doggy plastic pools will be no problem.

There are beaches all along the coast. One is just on the other side of the historic center and the other is at the other end of the promenade.

Love all your content. Curious why this unit has no windows to take in that view from the living space. The inner alcove leading to the balcony is so awkward. Is there the possibility of opening that up? Also what is the ceiling height on the top floor? You have the most helpful content! Take care ❤

Hi, I am not sure of all the measurements or what can be done other than that this is in the historic center and you are very limited on how you change the exterior look of the property. In Santa Domenica you cannot put in new windows but you can enlarge them by up to 20%. You also cannot change the roof lines. The ceiling height on the top floor is enough for me to stand up and I am 5' 7" however it slopes down quite low. I think it might be best for you to find a more modern unit that you can change a little more easily. The historic center properties come as they are and you kind of have to love them as they are with minimal changes. Thank you for the kind words!!!

Where you would want the window from the living room is the staircase of the house. Can not put a window there. The space below has put a window/door in the pre-balcony room area, that would be an option. It would create a kind of wintergarden.
