Thanks for a great video. I'm 17 at the moment, planning on going to university and the area I'm going into should have a pretty competitive starting salary (80k+). I'm planning on initially investing in high rental yield properties and add on some capital growth ones. I'm just worried about asset diversification. I think I may also put some of my income in index funds or something of that sort of risk-reward profile, not too sure though exactly.

Don’t forget about land tax every year it’s around 1.6% . Also capital gain if you sell your investment. Very important to know.

agree your opinion. We don’t retire with capital growth but with cashflow. But in therms of total amount of wealth, capital growth is a much faster track.

Would depend on personal circumstances but, the average wage in Australia is $90k - $95k now so, maybe around that figure?

I think a regular cash flow generating asset will eventually give a capital growth in future....

If buying a property with the intentions of it having capital growth does that mean it will generally be a negatively geared property ?

6% Gross i assume? sometimes you will only break even with rates these days (2k-3kpa) plus repairs
