Looking to buy a home in Columbus? Or thinking of acquiring an investment property? You need to watch this video!
The Columbus metro area has added 500k to its population over the last 15 years, a remarkable +30% growth rate. That's well above its Midwest-neighbors (Pittsburgh, Cleveland, Cincinnati) and on-par with hot growth markets in the South (Nashville, Tampa).
Due to all of this tremendous growth, the average home owner in Columbus has added +$100k of equity to their net worth in the last decade. Values have gone up by an astounding +57%!
But - despite all of that growth - Columbus maintains one essential characteristic: it is still affordable! The metro area's average home value of $229k is well below the US average and provides buyers with a lot of value for their money.
Most of the action in the Columbus metro is situated in Franklin County, which accounts for 70% of the area's population and is experiencing the highest levels of real estate appreciation.
Certain ZIPs/neighborhoods within Franklin County have experienced ridiculous real estate growth. We're talking doubling of values in the last 10 years! They are:

German Village (43206)
South Hilltop (43223)
Short North (43201)
Grandview (43212)
Linden (43211)

Columbus is underrated you're right. I'm from Columbus I moved to Texas a mistake, Texas wages are low from call centers to Warehouse to all the jobs. Texas rent is outrageously high and skyrocketing, the electric companies can charge you whatever they want cuz they're not regulated. I'm in the process of moving back home to Columbus where I can live comfortably have money left over go to all these great dining places and I can get paid for what I'm worth working! Columbus is underrated. And Texas is overrated.

I live in Columbus also, I love it , I plan on buying a condo or home in either Westerville or new Albany …..IF….things go right before summer 2025….WHY… that’s when intel opens up and when that happens it’s a wrap ….prices rare going to skyrocket.

We just moved back to Columbus from Dallas in 2022! We were living in Dallas from 2017-2022, and I would agree-Texas is overrated. We spent $580 on our electric bill for July, 2022. We kept the house at 75° (but had to use fans at night), and we still got wiped out by that bill (2,100sqft btw). I took the risk of getting a variable rate plan because I was going to get charged $100’s to leave a contract early when we moved back to Columbus in August. I will never live in a state that has unregulated electric like Texas (which means I’ll only never live in Texas 😂). I love how Texans talk crap about California, but Dallas was having rolling blackouts-that is, they were purposefully shutting off power for entire neighborhoods because their grid couldn’t handle the pull from AC’s during 100°+ temps. There were also tent cities of homeless people, and a lot of homelessness all over the city-plus, Dallas has a huge Meth problem. My wife worked in the Parkland psych ED, so she worked directly with the homeless and addict populations. Ohio is part of the opioid epidemic, sure, but heroin is more of a suffer-alone type of drug. Meth has people out in the streets doing crazy things that end them up in the psych hospital. Yeah, Dallas has problems. Basically any city that’s over 5million metroplex is going to have big problems. I just don’t understand how Texans can act like they’re above everyone else. It’s less the Lone Star State and more the State of Delusion.

Nice that you have a new office in Columbus, Ohio. I hope you are not asking people to sell their homes when they do not esnt to move. Several companies have called me and my parents if we were interested in selling our homes for their investment purposes. No, we are not interested. Where the heck do you expect us to live? My parents are in their 80s. People will let a rel estate agent when they are interested in selling their home. My parents are happy in their home. I am also happy in my home.

I purchased my home 5 years ago in West Jefferson,OH for $260K, now it's valued at $350K. I ain't complaining. Don't sleep on Madison county. It's only 15 minutes from Hilliard,OH. Hilliard is starting to get congested, like very very bad. People are starting to see the value in West Jefferson,OH. It's going to blow up in 5 years.

Love this information, I just searched a random city that had the same population numbers (San Diego, CA) against 43211 to see how many homes sold on Zillow in the month of February 2022, OH with the win of 21 and San Diego only at 11. Looking to connect with folks in the Franklin County as I plan to venture out in the summer to Columbus.

Franklin county has bexley, upper arlington and Grandview with some very expensive homes (and property taxes). Powell, galena and Lewis center very new and expensive homes

I live in Columbus . Stay away from anything east of route 71 from route 161 to 270 South . Bad area !!!!! High crime. If anyone ever says let's go to Linden run away as fast as you can .

How do you know if 43205 or 43206 are going to continue to rise or if they are going to plateau? In other words, is it too late to get into those markets?

For short term growth potential, say 2 years, is it better to target more developed areas? Or areas that are still undergoing gentrification?

These are great questions Josh. I think your intuition about being “late” is right. Future growth in these zips likely won’t be as high. However, if you can find the right property at the right price, they could still be good places to buy.

My 2 cents for long term, look around Parsons or Lockbourne rd, south of Thurman Ave. & no further south of route 104. That’s the Area getting gentrified as we speak.

That’s a great question! Most of the data comes from the US Census and Zillow. Tableau graphing software is then used to visualize the day.

Shelters NOT permanent solution! Tax free 1 acre lot + tiny functional home for each homeless person = permenant solution of dignity! Homeless person owns deed to home and land! No property taxes!

I like 43204! A lot of the new building and gentrification in Franklinton will eventually push west. It might be more a of long-term play, though - think 5-10 years.

Galloway is good because it’s not known but very close to Columbus. Schools are ok but anything is better then Columbus public schools. Galloway has more of a country vibe vs. a suburb. I’m 41, lived in Columbus all my life. I’m the old Columbus resident. It’s not the same here. Not saying that’s bad or good. It’s just the truth.

A lot of changes in a year and now everyone is focusing on Licking County, Ohio. Unfortunately, your average investor won't be able to to afford anything there soon with the announcement of Intel. It's really the suburbs of Columbus that are so desirable. Columbus itself has an extremely high crime rate. Over 200 homicides alone in 2021. If you're going to invest out there, best to choose a suburb. I wouldn't phrase what you've highlighted in pink as the "Columbus area". Long time residents have just called it Central Ohio as Columbus really has nothing to do with all of the contiguous counties except for Franklin County.

I love your content. However, can you tell investors to not call people if theu are currently not interested in selling? That is the problem. you do not know how many times that a person has called to ask me if I was interested in selling my home. They are doing the same with my parents. people cannot sale and move out of their home if they cannot afford to do so. Then when you find a home you like, you cannot buy it because some home flipper has beat you to the punch.

If I was moving to Columbus I'm pretty any agent could tell me expensive and cheap areas are. Using past price growth to predict future is not something I would ever do. I'd be looking at why population has grown. Something that should continue to grow? Dead end? I look at whether people will want to move to an area in the future. I live in Phoenix. I don't hear a lot of people saying "I hope to move to Columbus someday." And the strangest thing is OK, home prices have increased, but, as you point out, not as much as many other places. I'm not searching for the middle of the pack. Why wouldn't I just keep investing in hotter markets? There's a couple ways to view the population charts. I see it as Columbus being surrounded by cities losing population. Will Columbus be next?

I’ll give you the real talk. Columbus was an affordable place to raise a family on all levels. Whatever you wanted to do you could make it work. Now that’s dead. The one thing none of these realtors will tell you is that Columbus has the worst school district in the state. Supposedly top college in the world but kids in the inner city majority will likely never have a chance to go there.

@@dhill3231 this is true. IMO Columbus schools needs major changes. And I think there needs to be an investigation into what is the cause of the failure of this education system. I suspect it may have something to do with either the school board’s management of money or a lack of money to make improvements.
