You are an inspiration and am so glad you completed your fence. I also bought land with KAS am planning on coming this October to see the land for the first time. I hope I don't encounter any issue. I actually stop making payment when I was not receiving receipts for the prove of payment. Hopefully there will be no issues when I come there. I don't see the ocean view they promise though. Next time you wanna buy land or if you know people in America who want to buy land in Ghana, I recommend you get one in other parts of the country. Land is extremely expensive in Accra and its vicinity. You may wanna consider my area of Sunyani in the Brong Ahafo Region. Accra to Sunyani is about one hour flight ✈️. Let me know if interested. I fear the foundations may not be deep enough, foundations should be at least 1.5- 2.5 feet deep into the gtound to support the weight of a house. also may need a damp proof membrane to be applied to the second course of bricks out of the ground to avoid damp traveling up the walls. Hope they know what they're doing and ain't just finessing. Please have an expert come and check their work

My advice to you is that you start the process for the Land title as soon as possible. Go to the Land Commission and start the process. Get a legit person to help you finish it as soon as possible. Land ownership isn't with the Land Indenture but the Land Title certified by the LAND COMMISSION OF GHANA. THANK YOU .

My indentures are not registrable. You can not register land if the people who sold you the land is not registered with the land commission. Therefore the plot thickens.

Great video. I am also in the process of looking for land in the Ghana (Prampram). Seen lots so far. Had an offer accepted foe 2 plots not to far from the African Achestrail Wall. But acriss the main road and closer to the sea front. We want to do a business with Airbnbs a pool a shop and a bar. Do you think this would work in that area? It's either this or build like you further up on the hill.

Leslie. Don't stay outside by yourself at night. That is not good. Even though we know Ghana as a peaceful place, there will always be bad people everywhere we go. We know we could not do that in the USA under any circumstances except back in the day of our Parents or Grandparents, depending on where they lived. Find yourself somewhere else to stay at night. During the daytime, you can be there to oversee that everything is being done but do not stay at night. I don't want to see anything happen to you.

This property is in the village there are villagers living in coconut huts just like her all around her People you have to remember this is Africa this is not America or any other country outside of Africa No one in that village is gonna let anything happen to her.

Every time a new person comes to measure, it's a different story - I don't even trust this latest guy... KAS Estates is incompetent on all levels... You'll never have a 100% accurate indenture dealing with them. I hope it will works out for you I wish there was a government agency to report them to. If possible I'd try to only handle all my business with that latest guy to get as consistent a service as possible

The sea is taking most of the coast of Ghana. I have made more than 40 trips over 20 years and have seen how the sea has taking much of the coast. Almost 30 percent. Be careful

My dear, when someone says build a single bedroom, the size of your 🛖 hut and give it to someone, please don't. You will be thanking me in future. These caretakers end up claiming the property. Instead build your hut alright and then enter into properly signed agreement with whoever you want to take care of the property for you. You should clearly state the amount you will give the person per month. That way you are safe. If they say I will not take anything but I am just taking care of it for you and then do a little farming on it, it is a trap. Don't loose focus....there are a lot of cases going on right now related to such issues. People are loosing their properties and it's all because they thought they got help. So be wise. Be wise.

you are right except that they should be paying her....a rental agreement...something as small as $2 USD per month - have them sign and write in the rental agreement that the renter understands that the owner has no intention to sell and that they can be removed from the land at the end of the rental agreement....though in Leslie's case, I believe she will be moving there permanently soon so it may not be necessary

I feel sorry that you have to pay a fine to have the land remeasured. The authorities in Ghana are a mess as they never get anything right. Most of the time, they sell one piece of land to more than one person. I am glad you did not have to go through that.

I'm sorry to tell you that your walls are not properly built. You need pillars in all the corners and every 12 feet with 16 mm rods. You are close to the beach and erosion is a big problem 10 years from now. Do it now before the walls fall down the road.
