I replaced my heat/swamp cooler with anew heat/ac system 2 years ago for $12,000. Thats to cover 1220 square feet. I am psyched to see what my energy bill is this month with the hot weather. Yeah, staying positive sounds silly over bills

I'll add that rents are VERY high now. There was a bill to regulate that to a point but it was shot down immediately. Allot of out of state investors buying up homes and building apartments to reap big profits. Considering how poor NM is the higher rents are literally making many homeless. I see many from Cali buying homes here. I work at a hospital and one thing that most don't research ahead of time is access to quality doctors. Because our Gov/mayor are more about protecting the indigents in this state many doctors are fleeing the state because medicaid only pays a fraction of billed services and most the people here don't want to work and are on medicaid. Plus mal practice insurance is crazy high because of all the dumb lawsuits and the high caps. Lets just say Keller and Michelle are on the path of LA, SF, Oakland, Portland etc... for a total business meltdown and for an explosion of homeless as they are attracted to this state. No wonder with the catch and release and no bond none of these meth heads have to take any ownership for their behaviors. Zero. A little observation I've noticed is every state that has legalized pot had gone to pot. Literally. But I hope the dumb Cali's keep coming because I'm trying to get ready to sell my house next spring and get ready to move out. There is no future here. A few more years of Keller will cement that. Anyone reading this should know I've lived in ABQ since 1989. All the great reasons that I came here in the first place are melting away. As a long time local I'm not making any of this crap up. ABQ is in decline and I would not recommend moving here.

You're not wrong! Rents are exponentially high compared to the last 5 years. The housing shortage is putting the squeeze on buyers and renters alike. Curious to see how the new housing measures will play out. Mainly the green light to build Casitas in R-1 zoning! Thanks for your insight!

I just moved from the SF Bay Area to New Mexico, so not a full list. Things that are cheaper: Gas Stations, Public Transit, Natural Gas, Restaurants, Car tags, Sales tax (minutely) Same: Groceries, electricity, most stores More: Green Chili stuff (only since it is not widely available in CA)

Are swamp coolers still a thing? As a poor UNM student 30 years ago, everywhere I lived had swamp coolers and they blew super cold air for very little cost.

So looking at the population of 505 and Tucson, 505 is 562k and Tucson is 1 million so almost twice the population of 505. Phoenix is 3 times the population of 505. My son and I live in a 1000 sf townhouse and my utilites are electric $130 a month I'm on the average billing through the year. water is $36 a month with includes sewage and gas is about $24 a month. Property taxes are $600 a year. I have a 21 year old car so its $54 for two years. $17 to get emissions test done. Our driver license is good for 30 years. My renewal will be in 2040. Gas prices this week range from $3.79=$4.39 a a gallon.

It’s good info! We are always competing with nearby cities. We typically beat out Tucson due to our manageable temperatures! I lived in Tucson for a summer 🌡️

Hi Skip, we are thinking about making the move to New Mexico and are curious to know about the state of renewable energy. We're currently in the Midwest and our electric bill will fluctuate with the seasons. Some of our neighbors have solar panels and swear by the savings, was wondering how prevalent this option is in the land of enchantment?

Very much so. There are typically 3 options for residential solar panels: 1. Leased 2. Owned or 3. Power Purchase Agreement. The best option is finding a home with Owned solar. Where is home for you currently? @Boghira

You guys should compare Albuquerque to Tucson and not Phoenix. Those two cities are more compatible in population. Phoenix has 4 major sports teams lots of things Albuquerque doesn't have. Tucson has college teams like Albuquerque has. I was born and raised in 505 and moved to Phx in 1995 and been here since. I moved back twice to 505 and both times came back to Phx. Every time I go to 505 I hear people say wow this pI lace is new to 505 and that place and I am like well its been open in Phx for years. So 505 is a little behind on the times but that what makes it charming. Phx has had 10-15 sky scrapers taller than the first national building in 505 that has gone up in the last 5-10 years. 505 is stuck in the late 80's and early 90's. I go back at least 3-5 times a year to 505 to visit family and friends and of course the food. But besides that nothing else. after 2 day there I am ready to drive back to Phx. I know its hot here and getting hotter every summer.This summer was a scorcher. anything under 110 is decent to us but once its higher than 110 its horrible. But we learned to deal with it. We have all the suburbs like Glendale,chandler , Mesa , Tempe, Peoria, buckeye, Scottsdale and so on. So Phoenix seems large and with all those suburbs it's about 5 million people here.

Phoenix is getting out of control...its so expansive now! Tucson is much more comparable to ABQ....it still gets mad hot in the summer tho!

Do you guys have termite problems like they do in 50% of homes in AZ? And do you know anything about the Tularosa area. Some pretty homes with lots of land!

We typically have ground nesting termites. They don’t like our dry climate so we don’t see issues like CA

But has to be cheaper to live in NM, don’t offer anything, only outdoors , horrible roads/streets, dirty city, homeless for everywhere , its really poor state, and if you go to Santa Fe is worst because its very expensive and have the same bad quality as Albuquerque!

What I love about Abq and SF is that they’re liberal and inclusive. Not always grinding teeth about immigrants, people of color and alternative sexuality. You live where things are important to you, I guess.

Hot during the day, fresh or cold during the night, dry and with a very good air quality. To bad I'm not rich or born american, I would probably move to your area. Have a nice day.
