Next Year March/April 2022 I will make another visit to Tucson to search again for an apartment because the following year in 2023 I plan to move here and retire for a brand new life. Unfortunately the last years new developers are buying up apartment complexs and in one year my rent went up 200 dollars I moved out and found a bigger apartment for the same price. I lived in a studio. So check before you move. It took 3 months to move in to the new complex.

I was in Mesa and rent has gotten so high that I ended up moving out of town and bought a house a few months ago. My mortgage (including property taxes, insurance and mortgage insurance) is $200 less than my rent was in Mesa for an Apart that was half the size of the new house. It's crazy up there (everywhere).

Very interesting knowledge thanks I live in Florida west side I'm tired of the over loaded traffic and the very high apartments humidity plus I went through Arizona years ago going to California we stopped there overnight it was so nice fresh air great climate

Consider the reality of living so close to the open border. We moved to Florida because of the insane spike in crime we experienced in Tucson. Look into the drought situation also.

Moved to Florence from mesa. The cost in mesa is over the top. The only thing is to have anything close is future. But its still affordable to live and small towns. Love it.

Sure has. II first moved to Tucson 1972 traffic rush hour lasted 15 minutes and only on a couple of streets.not that many apartment complexes. Saying canyon the road was open to traffic was only bad on Sundays. You could rent a decent house for $150.

My parents lived in a planned development in Oro Valley and liked the HOA regulations and rules at first. Then came the warnings and rule violations for things such as wall mounted metal sculptures (gekos) in an entryway unseen from the street. A painted trellis street-side was banned as it was painted a darker color than their house. Literally 2 little weeds by the street brought a warning. Over 20 years of living there, it became a nightmare and they came to know the HOA "weed patrol" as just a bunch of busybodies! One night at Bible study held in their home, the HOA weed patrol man burst into their home to demand why all the cars were parked outside. That was just about the final straw for mom to interrupt Bible Study! Beware the HOA's folks! Otherwise Tucson is great!

When I moved to Tucson in 95, 1BR rentals in the Northwest side cost about $300 a month. The same complex last year the rents increase to $800 a month I left in 2012 when rents where at $450. I visit every year and am shocked at the increase of crime and homelessness and the gentrification. It’s depressing in a way, Tucson is slowly losing its charm.

The only thing that is constant is change. My plan is to rent for 2 months in the summer vis a vis vrbo etc and will investigate various locations and basically to see what temperatures will be at these locations.

Thanks for the comment David! That's a good article and what's interesting is the steps they've been taking to revitalize downtown since that was published. There's a big push to bring big business here. A friend of mine hosts a quarterly economic outlook of Tucson and it's quite optimistic. I may have to do a video with him.

Thanks for commenting Tamara! It's a great place to live and the summers aren't too bad as long as you have A/C that works. We're generally about 10-15 degrees less than Phoenix during the hot times.

These numbers look very appealing coming from the east coast in Florida. While we have zero income tax, our property tax, sales tax and insurance in this state is insane due to natural disasters.

The property taxes are crazy and I compare Florida property taxes to AZ property taxes in one of my recent videos. Insurance there is nuts too. Come to Tucson! WOW... as you state in this video....property tax is low in Tucson. A $300,000 home in Tucson, only $3000? Our home in Iowa is assessed approximately $300,000 and we pay $7000 a year in property tax, more than double!

Those rental prices are not accurate. The average cost for a 1 bed apartment in the US is at 1600 and as a renter..i can strongly confirm that. its hard to find a decent 1 bedroom apartmen t under 1400

Things have gone through the roof since recording that video. Tucson was the #1 inbound destination in the entire USA for people moving to a new city, and the prices have been reflecting that.

Hey Nathan, thanks for asking. I believe you're in Hawaii and I'm not licensed there... but to give you a general idea they are 1.5%-2% higher now than when I filmed this video. The conventional 30 year fixed is dangling around the high 5's at the moment here in Arizona. If you need, I can refer you a few great lenders in Hawaii.. let me know.

Don't rent here in Tucson. Way too much. Buying a home is best but try to stay above River Road. Expect to pay about 200 plus k for a quarter acre. If you're looking for a pristine home plan on spending more. We do have crime everywhere. We are a 2nd ammendment state. Concealed carry is allowed but know the Arizona laws on this. Air conditioning is best but it's gunna cost you 3-4 months out of the year. Tap water stinks. Buy bottled water or in home filtration system. Traffic and roads are terrible. Especially traveling east to west. Our sunsets are like no other in the world. If you like rain, monsoons are like going to the movies. I do love it here. I am a Native.

Here are some of the government employers that rank in the top 25 largest employers in Tucson. Davis-Monthan Air Force Base is the third largest employer in Tucson. The State of Arizona is #4. US Border Patrol is #7. Pima County is #9. U.S. Army Intelligence Center and Fort Huachuca is #11. City of Tucson is #12.

It’s important to be aware that “mean” and “average” are different things. The pricing data you are referring to is the “mean,” which is the exact center of the pricing range. So, the mean gives equal weight to the lowest and highest price, regardless if more homes are priced around a particular amount. But, it’s very likely that more homes are priced above the mean. The “average” takes into consideration the number of homes at a particular price, so it’s a better predictor of prices buyers are most likely going to encounter So, by representing the mean as the average, you are probably underestimating what the average housing price actually is.

Good catch on that! Realtor.com does use the median. Right now, March 2022 the "Average" sales price for all of Tucson is $407,935 (up 13% YOY) and the "Median" is currently $340,480 (up 19.5% YOY).

This is OLD info!!!!!!!!!! Rentals are MUCH, MUCH, MUCH, MUCH higher than that chart he showed at 7:30 into the video. VERY SMALL apartments are around $1000 and quickly go up from there. I live in Wichita and rent a "loft" apartment for around $800 a month. The same size apartment in Tucson today would run TWICE that and maybe even more. 2 year old info, NOT up to date!

Thanks for mentioning that Blues. This is from 2021 and rental rates in Tucson tend to rise about 8% annually. The source is bestplaces dot com and they haven’t had an update since 2021.

LOL... There are some great steak places here, but that's not generally my flavor.. Tucson is extremely diverse in the food scene. In fact Tucson is the first place in the United States to be honored with the Capital of Gastronomy designation. Tucson received this distinction from the United Nations Educational, Scientific, and Cultural Organization (UNESCO), because the food here tells a story that dates back 4,000 years. The city’s culinary heritage is a tapestry of Mexican and Native American traditions. Eating local means honoring history, and each bite is an experience.

Phoenix is purple because of RINOs ( democrats hiding in republican name)I now live in a small city east of the phoenix / mesa metro area that is RED!

I want Tucson to be a blue state. Currently live in a red state and I hate it. Governor is a Trumpie cult GQP Republican and desires an authoritarian autocracy rule. Henry Avechuco....how do you explain California then? Arizona is way more affordable....would much rather be in California in my heart, but can't afford it. BTW I am politically liberal and don't support Republican G"Q"P at all

With a huge number living under the poverty line, yes it is a cheap town and ugly to boot.

Thanks for sharing Andrew! That's actually a great find. I just read through the article and checked out the reference they referred to. It's a mortgage researcher in the UK with some pretty interesting mathematics and references... He based it off of an average wage earner renting an apartment in the city center in 2016 vs 2020. That would be a great video for me to do and hit on what he's really referring to which is the economic development of downtown Tucson.

Hmm. My daughter was just there not too long ago visiting her friend and loved it. She was delighted to see the low cost and variety of healthy foods at the grocery store and low gas prices compared to our small town in Cali. We are def NOT used to seeing that in our town!
