Wow for that price you could get a really nice place in Philadelphia off of Kensington road. The fresh Prince of Bel-Air would rather probably live there now. Specially after the academy awards. Along with the pirates of the Caribbean.
Renting is cheaper than buying and just invest in good or the markets which go up 4 times more than any house in Thailand. 2m baht house costs 400 pounds mortgage. And it is hard to sell in Thailand...so resale could be worth nothing...to rent 200 pounds. 8000 baht. Stock market and gold up 7 times in 30 years....thai houses up about 2 times in that time even halfed in value Depending on currency price at the time you buy it. Buying hours is ok for UK...can sell them fast in a week for much more than you bought it for due to planning restrictions. No planing restrictions in Thailand. I thought "fish" in passa Thai was "blah", and not "pah". I think "pah" might be cloth or clothes. Therefore, I think you are saying Gin Pah, or eat cloth. It's better to SukPah and Gin Blah, in my opinion.
Hi James, as always a good video with useful detail. Regards Usufruct I have one on our holiday home in Prachuap province. Before proceeding I did quite a lot of research, with the help of my wife and a legal firm in BKK, in both Thai and English before deciding if this was indeed a useful procedure to ensure I do have some rights over our property. As with all things in Thailand different regions may have different rules but I in my case, and probably due to the prevalence of many Ferrang in the region, the process was very simple, a visit to the local land dept where they provided a Usufrucht agreement which was completed by my wife and I and then “rubber stamped” by the head of land department and I now have the right to use the house as I wish until I die. Ownership of the land and house will revert to my wife on my death. I was advised that a usufrucht can be for any stipulated period up to death. Now our main residence, currently under construction in Sakon Nakhon province, may be a different matter, probably due to a much lower Ferrang population, as initial visit to local land office drew a blank in regards to Usufrucht.. if you want more details let me know.
Its a nice way to say that those public servants are not very competent at their job :D . Such info should be common knowledge for them. I dont know the legal structure of Thailand but if it is for example federal law, then it should be the same everywhere in the country. Which country can you find a difference in these mathers? Well the USA. For example the state of Louisiana which was originally a French colony, now has the concept / right of usufruct, while other states have not. They also have "real" public notaries that have full knowledge of the law and can look out for you with regards to the notary / property deed. In other states its just a regular civil servant that checks the identity of the parties.
James, you always mention a Mountain View in your home for sale videos. I would love to show you what a real mountains view looks like. We are here in isan on 43 rai with 360* Mountain View’s. People from all around come here to take pictures and it’s a popular place for the local kids to take selfies. You would be amazed with this property. The sun rises and sun sets are beautiful and we watch the clouds and storms go by every day. We just started to develop it about a year ago and plan on building a house soon. Right now we’re staying in a hut which will be our guest house.

First off this will be the dumbest move to make in Thailand you can buy a lot in Thailand and build your own house how u want and design the layout make it how big u want and also use whatever materials you want for $30,000 usd.Do why would I buy a house for $250,000 or for even 80,000 $55,000🤔🤣it makes no sense.

Glad to see you are feeling better James. I have a Usufruct on my Chanote here and the land office were very open to it no problem. But the land on the island was different they were not open to doing it so my wife is the owner lets call it her pension. Talking about rural living or living where there is many tourists I am actually thinking of moving to the latter. I find living up here in the sticks too isolating no one speaks English also better choice of restaurants etc. But most important if you have a kid thats been schooled in the West its very hard for them in a rural area even with international schooling.

I'm a bit disappointed the house didn't have a third toilet. Maybe the new owner will put one out back when completing the entertaining area. I'm a bit Thai toilet obsessed tho. It's fantastic to see Bob doing so well and what majestic flowers he is displaying. Bob's really showcasing that he isn't just a grower but a shower too... 🤣 Great to see you doing better James. @@keef6586 Yup, willing buyer & willing seller + agreed price = contract. Same the world over. Land and property prices seem to be quite elastic in Thailand, prices vary wildly depending on the desperation of the seller and the ability of the buyer to pay up with cash.
Usufruct (in french: usufruit) - Usage of the "fruits" of the land. I think it originates from Napoleonic law and common law on continental Europe. It is common in my country, Belgium. It is used to circumvent inheritance taxes. Basicly, a "full property right" can be split into the "nude property" and the "usufruct". The usufruct allows you to use the property as you wish. For example grow crops and sell those. Or build a house and live in it or rent it out. The usufruct extinguishes when the holder of the right dies. So you can actually sell a Usufruct to someone else but if the original holder who it was granted to dies, it also ceases to exist. The nude property then becomes full property again, automatically. The holders or owners of the nude property automatically become owner of the full property right. You can also grant a Usufruct to multiple people and put in a clause that the right should transfer to the longest living of the usufruct holders. If this is the same in Thailand? I dont know ! Is it better then for example a life long lease ? I also dont know. It depends also on your family situation. How can you transfer property and wealth in a maximum way to your children or family?

Employment here is difficult unless you're a teacher or hired by a specific company. Your best bet would be to join the expats in Thailand Facebook group and enquire there. All the best.👍🍺
I'd love a house with my own pond but the design of this one doesn't appeal. Long Covid? Flu strains which go away then come back repeatedly were not unusual in Phuket 20 years ago.

Hey James- I like the lot, but I didn't like the layout of the house. I'm sure Nisa won't like the kitchen or the bathrooms, especially the sinks. I agree about covering the patio. Overall, a lot that size with a 3bed/2 bath is probably exactly what we want... except it's gotta be in Chonburi. Did you get sick after your trip through Yarawat? We were there for a week. I was planning to make a video under this account/channel, but we got the flu, too! I've had the same thing - miserable the first 4 days and then fluctuating between feeling like I can go for a hard training session and the next day not wanting to get out of bed. Always good to see your vids, glad you're on the mend. Arrived in Thailand 2 weeks ago and the adventure biggins. As far as the house goes it has potential but still needs quite a bit of work. Seen the 2 toilets on a few plans but just looks odd.
Need 2 toilets in a house especially if you like me and spend an hour in them and my daughter 30mins. Otherwise have to go outside. Even showering takes me 20min. There will be a big queue during school time in mornings if only one bathroom.
Is your wall on the sunny side? Because the sun draws walls and chimneys to the side of the sun. My garage wall cracked in exactly the line where my neighbours she'd was with no sun and the rest of the garage wall with sun.. UK house. Did your builder think to reinforce it with 3 foot deep concerte posts. Bit like wooden fence posts but deeper. Can't you agree with the neighbour to put 45 degrre wooden posts to stop it falling on his side too.
Is that a pond, or another one of those Great Lakes? Maybe the seller calls it a lake for boating and canoeing, but most people would call it a pond. Anyway, if no roosters, then I could live there, easily. But, the house has no hardwood flooring, which is essential.
Lovely video James yes it’s rural but the size of the land is amazing you could have your own fish there and even sell some to the locals it’s very quiet there . How peaceful James but for that price if my daughters were over 21 I would buy it in there names as they have Thai ID cards

Cheers for that James Nice setting albeit bit of a strange design, if you want the rural life. Especially if you fancy keeping fish or a spot of fishing. Strange patio area considering the rest is finished. Be interested in your upcoming usufruct info myself.
There are a number of options as James mentioned two which are common and well used. They are registered on the land title deed so the property can't be sold or mortgaged ( by the wife/gf ) until that encumberance is cleared, and this is how you are protected. Of course, you do run the risk that the wife can arrange an "accident" for you in order to end the usufruct, so you do need to derstand that risk :) Another option I have heard being used, is that you register a personal loan against the property for the sum purchase price of the property ( you are the loan holder) so that you recover that cost if/when the property is sold in the future. So effectively, you recover your capital if the relationship goes pear shaped.

It is complicated James, but it does depend on how ingrained you are with Thailand! Friend of mine, who is now retired and living in Thailand was willed the property he built a house on for his mother-in-law by his Thai wife’s grandmother! He is the legal owner under Thai law because it was willed to him alone! The family own lots of small holdings all over the area as well as his wife who has two seperate garden size plots she owns! He even bought a strip of land from the temple next door to square up his holding and make it more usable as the temple did not want it anyway! By our standards it totally bonkers but the Thai seem to understand how it works!
Certainly is complicated mate. Depends on so many factors, down to the government official you're dealing with. Usufructs are granted at the discretion of the land office. Many don't actually know the law regards foreigners and usufructs. All the best.👍
