I have never gone wrong buying property connected to my own land... We started 20 years ago buying farmland when the land was good and the price was fair... and over that period of time, it has increased dramatically in value and my wife and her family have been earning a living farming it. I considered it all a gift to the family and have never had a moment of regret.
Over a period of 20+ years, we bought all the land around us as neighbors moved and offered us. The result is, we have a decent parcel in the center of a northern Jangwat capital. It is all in my wife’s name, but I never thought twice about that. Now, 37 years of marriage, we still enjoy our Thai home when we can get there. I do like your country location. If you buy, i hope you can keep it natural around you. I really admire your mushroom endeavor.

Another interesting and informative vlog Ryan. We bought 2 Rai of land in the middle of nowhere here in Khon Kaen a few years ago. Although we have a house here nearer the city we decided to buy this parcel with the aim of building a small house with an area for chickens, a goat or two and lots of fruit and veg. We had electricity and water installed and a toilet built in the field by a Salah that I constructed with trees cut from our land! Sadly the dream came to an end when I had a stroke early last year from which I have recovered but can no longer do mush in the way of physical hard labour. However, since we bought our land, a large Dairy farm has been built opposite us and two fields adjoining our land have been developed into a largeish housing estate. The developer, who is the local village head has offered to buy our land for 8 times what we paid for it but we are holding out for more as other developers move in. Mushrooms and fungi have always fascinated me and I will certainly take a look at the medicinal value on your friends site. My wife, being a rural Isaan lady, likes nothing better than going into the forests with friends to "catch mushrooms" coming back with baskets full of different and delicious varieties. Fortunately we had a terrific thunderstorm last night and today is slightly cooler than the continuous 40-41 degrees that we have had for the last 3-4 weeks, and the first rain since November! Solar to 12vDC is the way to go and then i just run my LED lights, a USB hub that was designed for a RV I do have a 3kW inverter, but most times it's not needed.

Ryan, Damo and family, I do enjoy these videos a lot. It does seem very pricey for rural land. It is a flat property that would make it easy to build or very tillable if you wanted to start a hobby farm. Actually, it is the size lot that I am interested in. Maybe I should not compare it to the price of similar land here. I would love to see any of the rural properties you would visit. Thanks again for all the enjoyable content that you provide. Ken

Mushrooms are truly amazing especially lions mane, cordyceps, Turkey tail etc.. Iv been interested in and taking them almost daily for a year or so and definitely feel the benefits. I encourage ppl to research these further and get involved 🙏🏼
I think it a good idea to buy it , you could make a tropical fruit forest and eventually it will almost maintain itself , then later put in some raised bed vegetables,
It was a nice surprise to hear you talk about mushrooms. I'm a huge fan myself and I have been experimenting with different combinations, the most recent being Chaga, Cordyceps, Lion's Mane, Maitake, Turkey Tail, & Reishi added to my coffee. However, one of my concerns, since it has become mainstream, is the use of cheap growth media to remain competitive in the market, and this reduced the quality and benefits of the mushroom.
My (little) idea would be to buy some land next to a navigable river, with docking provision and this would obviously belong to my wife but then buy myself a houseboat which I could occasionally navigate around the country's rivers and canals. I've never heard of anyone doing this but it might be 'fun' and could answer the question of "What to do with yourself, when retired and don't need to work anymore ?"

Very interesting! I can see the temptation when land becomes avail that is connected to yours. But difficult when they want a high price. Maybe if you are patient the price will go down a bit 👌
This is usually how it is here in Issan, just start saving and jump on it when the price is reasonable otherwise many other people will when the price lowers. Small chance some hiso or falang will snag it when its high. Keep your eye on it and im sure you'll get it.
Interesting to see prices of land in different areas. The main road near where our farm is, is being upgraded from single carriageway to dual carriageway and prices have shot up. And where you recently visited - Khao Yai 1 rai is up in the millions/several millions!
Hey mate , quick tip , big dogs come at you squat down look stright at them . If they keep comming then stand up take a step foward squat again still comming take a step back squat again After this you will be able to walk stright past them only need to shake your head or occasionally you will find one that will test it two to 3 x I got jack russel who loves to fight all the big dogs so I have delt with this all over thailand for the past 6 years , works 100% of the time 👍

Leasing land is very common in Thailand as well. Its not always necessary to own it outright. Thai's also lease farmland off the land owner, usually on a short term lease from annually to five years, but a 30 year lease is also an option. That applies in many other countries as well so it not like you always need to purchase the land outright to have control over it legally ( the lease terms are noted on the land title which is recognised by the courts in Thailand with terms that can include that the land can't be encumbered or sold for the duration of the lease, which protect the leaseholder's rights to occupy & use the land).
Very informative vlog Just paid 125,000/rai for 10 rai and another 120,000/rai for 4 rai in rural village in Roi Et. Good Farming land. Access is a big determinant to price as in whether there are government roads to the land. We have small road access. In contrast in the village right on the main road a rai is worth over a million

You might want to consider growing Paulownia Trees. They grow 15 feet a year and have leaves the size of elephant ears. The wood is used for furniture and musical instruments.
This conversation has been had so many times and the reality is any person can control land they have bought and paid for... the difference in this case is to also have a business that then is the registered owner of the property for which the owner of the business owns the assets of said business in this case being properties. And yes there are additional considerations as a business owner..... lets talk about those points to consider.
Some nice plots of land! Nice and flat with trees are nice! Having access to 3-phase is a big plus! The price is reasonable as it isn't a typical rice field that needs to be filled (added costs) before building. I won't buy land without a legal Chanote. Other types of titles are too vulnerable to government intervention.

I always thought the best thing about farming is that it gives you a certain level of independence. Had to look up what a Rai was equivalent to. Im sure location locations is also important in Thailand. Fungi farming? Interesting. I know herbal medicine is big in Asia but I know little to nothing about it. But like all farming having a dependable market is key to success. My wife is Filipino but she loves Thailand and it’s food. We spent a month in Chiangmai in 2014. Always planned on returning but covid pushed that aside. If I ever do anything close to farming it will be in the Philippines for obvious reasons. Our niece also received a BS degree in Soil Science. That will hopefully prove beneficial later on. Enjoyed your video. Nice to have such a source as RU-vid to help you while providing us information. Great times we live in.

Nor Sor Saam not step below Chanote. That would be a Nor Sor Saam Gor. Nor Sor Saam might have issues with building use, as in cant use for commercial purposes like rent out homes. We still have one lot Nor Sor Saam Gor with rental apartment on it. That's ok. For e reason as we on a hillside the Phuket Land Office wont upgrade to Chanote.
Wow for rural farmland even with a chanote I would say that is quite expensive land for 1 rye. I would strongly suggest if someone wants to live rural Buy ten rai with chanot for 1 million baht
Great video, i've always said if we get a natural disaster of huge proportions ie CME, combines earthquakes etc etc. Then mushrooms are the go to if the sun is blocked for months.

Nice video!! Thanks for the information. We are moving out of Udon Thani/Nong Khai area. +3 months of pollution is too much for my COPD, and 6 months of clay dust isn't helping either. Currently looking around Rayong area, renting a house before we set roots down anywhere. Land prices here seem to be absurd, 2 million THB for a Rai.. (50 km from Pattaya & Rayong, close to Dok Krai lake) We can't afford those prices.. 250-400K for a Rai would be doable.
@@lifeinruralthailandyeah... Really absurd. While a nice lake, you can't really use it except for the views and agriculture water source. Sure as Thai fishermen.. waist deep plowing through the mudd to get to the water line.. And the nice shore is no more, excavated for white sand. (Concrete?) Nice rental for 6K per month, with furniture, so good spot to explore the area. Living here?? Nope😂 Udon Thani area has 42-44 this and last week (and the weeks before around 40c) Rayong a lot cooler, under 40.. Yet.. higher humidity. We are going to check out some higher grounds (mountain) towards Chanthaburi. Already visited the mangrove forests in that area. That is a nice adventure to do with the a long tail boat, 50 THB per person.. ,30-45 minutes tour and see raving crabs 555
I’ve just arrived back in Australia after 3 weeks in Thailand. Yes very hot this year. 40 degrees C is 104F. That’s very hot. Where I was it was 34 to 38. Love your videos.
The rural US is a lot like Thailand. It depends on local politics. My county has no building permits. My town doesn't either. One small city in my county has building permit requirements. That's it in my county
When it comes to solar, the only real way to make it truly cost effective is to make it as big as can be afforded. Small solar systems have little benefit to most households.

Yeah I would pass on the land Ryan. The price is too inflated. And besides you have plenty to do on your own plot I think. You could invest the money on your own place to improve on what all ready exists
If you go buy land for your children, What is the best option, A company structure? Long-term lease with a deferred sale transfer? Can you explain more about the different types of titles? What about land with a dam or a river?

My well goes 65m deep and it's been giving more water than ever after 18 years. They last forever if you service them. Flush them clean of sand and rocks.
If you are contemplating buying land but have some "concerns" you have the right to stamp a morgage on the charnot with interest payment nulled as long as you live on the land.

Yes location has a lot to do with price we bought 1 Rai in Nakhon Ratchasima for 1.2 million baht built a resort after owning a house by Wing 1 for 10 years then after that building another resort in SikHui lucky the 4 Rai was give to us by mom and another 4 Rai again by mom. We use to grow mushrooms got up to growing 77 kg a day but could not hold on to staff to continue. Will start again growing mushrooms after we retire. good video, Thank you.

I wonder what the local Thai farmer paid for the land in the end? As you said, there is a lot of variation on land prices and its not relatable to anything we would consider in a western country as "market price", using recent sales evidence for similar land as an example. Its like you said, depends on how desperate the seller is or if there is a debt to be paid on the land and the debtor is calling in the loan, so many different reasons that affect the sale price.

My GF wants to buy her brothers .7 Rai lot for 400k THB which has access to a klong and electricity. She was saying how inexpensive the land was being located in Nong Kai.
